Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

BelgiumPerhaps a sweet option for breakfast would be useful for some travellers.
We felt very much at home with the Phuong and her family owning the homestay. The fresh juices in the morning were by far the best we’ve had during our entire trip through north and central Vietnam. The swimming pool was large, clean and safe, with a separate shower, which seems not too common.

CanadaThere is no coffee at breakfast, but I had a kettle in my room so I could make instant coffee.
The owner and her family are adorable! The room was spotless clean and the bed was very comfortable. I had different delicious breakfasts every morning, with fresh fruits and juices. The homestay is located in a small alley so it’s very quiet at night. I would go back there anytime! Thank you for everything, I really enjoyed my stay!

Such a lovely home stay! The family were so friendly and welcoming. The breakfast each morning was great, different food every day with fresh fruit and smoothie. The bedrooms were lovely and clean. Great location, easy to walk into the town with a beautiful river along the way. We loved chatting to the family and their children, felt like a very homely atmosphere! Also gave us some free bananas for our onward travels. Would definitely recommend and come back again :)

SwitzerlandWe We can't choose what you'd like to eat for breakfast, which changes every morning.
Phun, the owner, was very attentive to us and made our stay very pleasant. The place is a bit far from the market on foot, but by bike or scooter, it's very easy. I recommend you go there.

United StatesWe were welcomed with exceptional and kind service from the second we arrived. The room was spacious and clean with a very comfy bed with amazing pillows. The breakfast had a great variety with a filling main dish plus fruit and juice, and I loved how it was different every day. The family is very sweet and go above and beyond to make you feel welcome. They also helped us with an affordable ride to Da Nang at the end of our stay, plus some bananas to go!

Very nice place. Owners live on the first floor of the house so it makes you feel like you are the guest of your local friend family. Very nice people, cozy atmosphere, everything very clean and comfortable, delicious breakfast, nice pool and the yard. Kids coming back from school, small dogs on the street - you get to see how normal Vietnamese family lives their life. Owners can help with airport transfer and give you snacks for the road.

FranceThe family is really nice and thoughtful ! The room is very clean and peaceful. And we loved the breakfast, it was very diverse and always delicious. The homestay is a little bit far away from the center of Hoi An, but the path to go there is pleasant (along the river), and there are a lot of good restaurants nearby.

FranceThe place wasn't as described on booking, as our room didn't have a terrace nor any views, contrary to what the description said. I believe it's more a language issue than trying to lie. Also, the room we had was very smelly from humidity, as there was no fan in the bathrooms. We had to leave the window open all day to make it better, which lead to an incredible experience as a beautiful bat made it to our bedroom for 15 mins ! so cool :)
The place is awesome and the people are incredible. They went through so much to make our stay better than expected.

AustraliaIt is always a pleasurable experience staying at this very friendly family operated homestay....this was my third time and another thoroughly delightful encounter. Beds have medium soft mattresses (5 out 10 on the hardness scale). Rooms are very clean, well equipped with private bathrooms. Perfectly located in a local, quiet neighbourhood with many good restaurants nearby (plus a Winmart) and within a nice 10-15 minutes walk to the Hoi An ancient city areas.

SwitzerlandEverything was really nice. The pool looks very clean, the rooms were clean and they came in everyday to make the bed and bring new towels. They organized very cheap scooter rentals. They cooked breakfast for us every morning it was delicious (vietnamese food). We could give them our laundry for very little money. The whole family lives there and everyone is so helpful and friendly they even gifted us fresh fruit upon our departure! Would definetly recommend and visit again! Sadly I have no pictures of the room, but they were super clean, there is hot water and comfortable beds.

AustraliaIt's only a small issue, but the hot water reservoir is small, so quick showers are required. A very minute issue is that the TV only has a few of the Box channels. None of these really affected my stay....I came back and stayed again and will do again in a month's time.
Over many years (and recently the last 2 years), I've stayed in several different accommodations throughout Hoi An. The Papaya Gardens Homestay is the best so far (comparatively speaking regarding the nightly tariff). It has all the charm and genuine family friendliness of a homestay as well as all the facilities of a boutique hotel. Located in Cam Chau ward, down a quiet, medium-sized alley (car accessible) and an easy chilled walk into the Old Town (via a couple of different routes), with good restaurants and a Winmart located very close by. So its location is perfect. Both of the rooms I stayed in were air-conditioned, very clean and functional, having a comfortable (medium soft) bed, refrigerator, small table & chairs, flatscreen TV, good WiFi signal, a wardrobe, a pedestal fan, and a private bathroom of a decent size. The only two small faults I can mention are that the hot water reservoir is small (so you need to take very short showers...and don't use the rainshower option) and the TV only had a few English channels (not all the Box channels were available). These faults are no inconvenience, so my 5 star rating still applies. The property boasts a lovely, clean swimming pool, an undercover eating area (where the inclusive breakfast occurs), a Cafe (next door), a reception lobby area (with seating) and a covered section at the front for motorbikes. The property is secured at night as they close and lock the gates. The building has three levels of accommodation, but only stairs to access each level. The family that hosts the homestay is truly wonderful and are a pleasure. During my stays, the lady offered me many of her garden grown fruits, a mango smoothie, a local cake, and a lovely Christmas hamper to take when I left. Overall, I had two fantastic experiences and can highly recommend this homestay for soloists, couples, and families.

GermanyAll in all it was clean, but in some corners it was quite dusty (on the bed). In the night there was a dog barking on and on- we don’t know which one, but it was hard to sleep.
We pretty much enjoyed our stay here! Everyone was so kind and willing to help. The breakfast was very delicious and varied every day. Laundry service, bicycle and motorbike rental were available. The price was okay.
