Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

BelgiumThe breakfast was good but quite simple. The dining room could be decorated more beautifully.
Very nice and quiet hotel at just 10 minutes walk from bustling Hoi An. Good to be in a quiet haven with a very nice swimming pool. Free bicycles were perfect to roam around. Big and clean rooms for a very reasonable price. We recommend !!

The ladies who work here really went above and beyond to help us. They recommended a cooking class for us and it was fantastic, informative and value for money. The villa was very clean. Bed very comfortable and the room was a good size. The breakfast was cooked to order and not a buffet. That was a much better system and so much choice. Each morning you would also get a plate of fruit. It was my daughter’s birthday and they made it a special day for her by presenting a cake to her at breakfast. It was about 10-15 mins walk to the old quarters but it was great to get out of the manic atmosphere in the old quarters. If you didn’t want to walk - a grab was less than a £1. We walked as it was lovely to walk off the food along the river. I would definitely be returning to this villa. It was a lovely family atmosphere here.

NetherlandsEverything was great.
Grean Tea Villa is an oasis of calm in touristy Hoi An. It's only a pleasant 15-minute walk to the centre. The garden and the pool are beautiful. The staff are very helpful and friendly. Our room was very spacious, tastefully decorated, and it had its own little balcony. Thank you for the good care!

United KingdomLovely place to stay and staff were fantastic. They suggested places to visit and helped book tickets for local attractions at locals reduced rate. Although not in the town centre, the free use of bikes were great to get around and it was nice to get away from the busy parts of town. Pool was great to relax by. Fantastic place

SpainLocation wise is a bit further from the center. Vut that’s exactly what I wanted, to be 10 min away and chill.
The ladies on the reception are lovelly! Receiving you with a nice smile and gave an amazing passionfruit juice. They helped to get to a tailor and had the bedroom all cute and clean for me to arrive. Every breakfast they would remember my name and come very sweetly asking how was my daycbmy night and if I needed any help! The A/C of the coconut bedroom works so well and the pool is a safe heave in Hoi An’s summer.

United KingdomThe room was fantastic, as was the pool and all the other facilities. The location was great, with both the Old Town and the beach easily reachable. Linda was brilliant, going above and beyond to make our stay the best it could be (including cooking us an early breakfast before our 7am departure!). Would highly recommend.

New ZealandEverything was perfect at the Green Tea Villa. If you are wanting a massage I wouldn't try next door. The masseuses were rough and seemed a little uncaring. Chattering non stop and laughing. I left feeling rather annoyed and disgruntled. Thien Thi Tailors were really professional I would highly recommend. They were busy!!! A very good sign.
We really loved the Green Tea Villa. The staff were so homely and welcoming. We had a large beautiful room to escape back to from the hustle and bustle. The pool was a bonus and the setting so picturesque. The breakfast included was such amazing value with the room. Just love the fruit in Vietnam!!! There is a wide selection of food to choose from and no limit to what you want. Bicycles come with the villa so you can explore Hoi An and beyond. An Bang beach approx half hour ride away and a nice day trip if you have time.

United KingdomNothing, everything about the property was amazing . Only be aware of the recommended tailor that is recommended - store Bao Diep . They made a terrible mess of the dress charged at £90, I had to argue to get 50% back on the price.
The staff were attentive and went out there way to help . Beds were comfortable, breakfast was good . We thoroughly enjoyed our stay and would go back

Staying at Green Tea Villas was the highlight of our trip in Vietnam! It felt like a second home because the staff were so warm and took care of all our needs. BICA was the best go to person for everything! The infinity pool was a perfect way to cool off after a long day and the location was close to everything yet in a quieter area of Hoi An.
