We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

NetherlandsDon't expect all the staff to speak fluent English, because they don't, and if you're looking for all the comforts of a luxury resort (fresh towels every day, soap and shampoo in the rooms...) then this probably isn't the place for you. As a place that's more used to catering to national guests, not all the expectations of international visitors will be met, but if you're up for a bit of an adventure slightly off the beaten track then this could be the right option for you.
If you're looking for an authentic Vietnamese experience right on a beautiful beach, and the freshest seafood served right on the beach every evening, then this could be the place for you. Our host Phong went out of his way to make us feel comfortable and his hospitality really made a difference.

AustraliaThe property was good just the plastic left by all of the beach visitors is so sad but the property is doing all it can to keep the beach beautiful.
This is a wonderful little place with a beautiful beach. Guests just need to be prepared that it is very popular with locals in the evenings from about 4pm but things quieten down after 10pm, it’s absolute heaven for the day as you might well have the beach to yourself.

United KingdomThe family are working hard building new bungalows and renovating the existing two bungalows. It will look great when the work is complete. We wish the family good luck with their new business.
Bai Xep Beach Homestay is located right on the beach - it is in the best position for beach-side accommodation. The bar / restaurant is festooned with lights and lanterns and is a great setting for a beach-side stay. The family offer fresh fish from the day’s catch and/ or standard homestead dishes - fried rice and noddles etc. A self-guided walk to a waterfall and swimming hole was a highlight. We swam several times - take care as the waves break close to the shoreline and the rip is strong beneath. But with care, the swimming was lovely especially early morning.

GermanySadly there where no sun beds or lounge chairs or even hammocks available. Also the other hotels wouldn’t rent some out, so we were left with chairs and towel in the sand. So keep that in mind if you want a view days of beach time.
The Location of the rooms is truly spectacular. The rooms look out directly onto the beach. Its super nice. the rooms itself are simple. Just a big bed and a small bathroom. All very practical and ok for our trip.

VietnamThe location was incredible and the family are absolutely wonderful. We had fresh seafood at our fingertips every moment, a quiet beautiful beach, waterfall and mountain stream swimming holes nearby. The fishing village is so quaint and the people are very friendly and kind.

New ZealandThe staff could have been more proactive. We had to seek out service. The cleanliness of the rooms, bathroom and restaurant needs improvement.
This place is all about the location. It's right on the beach and the rooms have great Seaviews. The beach is kept lovely and clean. The accommodation is a 4 mins walk through the fishing village alleys which we loved because it gave a very real view of life in fishing village. Might be an issue if you have lots of luggage. Every evening seafood restraints are set up on the beach and we enjoyed a delicious fresh feast with Seaview.

VietnamThe amount of trash that is left behind by their seafood restaurant on the beach each night. The meals were not so western-friendly - we tried ordering salads but the dressings were strange and the regular chicken salad had sea grapes (like edible seaweed) in it. We did enjoy the seafood, but what was delivered didn’t always match the photos (eg we ordered clams that had a photo of clams, but received a type of mussel that they explained was Vietnamese clams). The restaurant next door at the Haven is good though. The bathrooms were not great. Also, it’s just so busy with people coming down to the beach for the restaurants, there’s no privacy.
The location - right on a stunning beach.

BelgiumWe stayed in the old bamboo hut which is very old indeed but has a great view from the bedroom. Unfortunatly there were several rats running around right next to our bed at night. The hotel boosts a back to basic backpacker vibe but doesnt charge backpacker prices. Too expensive for what you get.
Beautiful location on the beach, even better than the pictures. But dont expect anything extra like a sunbed or some shade. Even the (half inflated) sup s werent free.

NetherlandsWe had an amazing stay here at Bai Xep Beach! Would highly recommend it to everyone! The room is 2 steps away from a very nice beach that does not have any tourists. The restaurant of the owner has very good fresh fish every day. The staff is very friendly. We took our time here to relax and stayed on the beach, but the owner offered us to bring us to the waterfalls or other activities. He also asked us if we would like to go fishing with his dad or if we would like to rent motorbikes. So there’s enough activities here as well! We loved it here! Thank you very much for the wonderfull time.

United KingdomWe were kept awake for two night due to incessant barking of the dogs which started at 10 when the restaurant closed until sun up. It is situated right next to an alleyway that people use as the only access road so very noisy
The view from the bungalow was magnificent. Unfortunately the bungalow is very old with holes in the wall and roof. New bungalow have been built which look absolutely lovely unlucky for us that they were already booked. The staff were absolutely lovely

United KingdomNot a lot to not like. Bungalows on the beach with restaurant and bar. Most rooms seemed to have a balcony or porch looking out to the beach and nearby activity. The owner made a huge effort in all respects to accommodate my stay, including driving me back to the town to withdraw money before the train.
