Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

AustraliaFor a rural villa, at the end of a lane, there was a lot of activity outside the property, including a lot of motorcycle noise, and kids next door. Also from the loudspeaker across the way. But this is village life. I guess it comes with the territory. But outside of daylight hours, the noise was minimal.
The location is really wonderful, if you are happy to cycle, motorcycle to the town. It is in a rural area across the steel bridge. I loved the space and the pool especially. The bedroom was gorgeous, the two bathrooms functional, the kitchen and seating area downstairs perfect for working. The family who run the villa are delightful. Discreet, friendly, and on hand to help out with anything. On my last day, they invited me to lunch, and the owner took me on her scooter to my next accommodation, heavy bags included. There was also unlimited drinking water from a filtered tap. The. cleaner was super efficient. The owners gave me free use of a bicycle for the duration of my stay.

I appreciated everything about the Art Villa. A peaceful refuge away (but not too far) from the touristy bustle of Old Town, the Art Villa was a great place to relax and recharge. Vy set me up with a motorbike on my first day and was helpful throughout my stay. Really enjoyed sitting on the terrace overlooking the rice paddy…

United KingdomIt wouldn’t affect my score because we ride a scooter but if you are only on foot/reliant on grabs or taxis, the fact it’s across the water might be a consideration. I had read a previous comment about the “controversial bridge”. It’s not controversial for me, it was an extremely unpleasant and scary experience every time we either walked or rode across it on the scooter. The alternative is that you go the much longer route on the proper bridge which adds about 15 mins onto trip back from the Old Town. We preferred staying in Cam Kim as it was quieter and more relaxing so not an issue but something to consider if you’re on foot.
The family were lovely and friendly. They invited us to join them for evening meal and it was great chatting to them. The rooms (we stayed in 2 different ones) were clean, tidy and represented well by the photos and descriptions. We arrived one day early to ask if they could accommodate us an extra night and they agreed we could rent the large room at the front of the property for this extra night. This for the extra small cost, would be worth it compared to the queen upstairs smaller room. The large room at the front (with a downstairs and upstairs) had a wraparound balcony with a great view, especially early mornings. A small pool with some beds if you want to relax during the day. Overall, would definitely recommend this accommodation.

Czech RepublicBeautiful place with cozy rooms in a quiet part of Hoi An outside of the busy streets but only a short bike ride to Old town. Extremely helpful and pleasant hosts. Helped us with quite complicated motorbike rental arrangement and we could keep our luggage there free of charge for few days. Totally recommended.

United KingdomWished we could stay longer!
Art Villa is on Cam Kim which means you get peace and quiet with fabulous views. The property is beautifully laid out with amazing rooms and great pool to relax by. Vy and her family are so lovely from Mum’s amazing banana candy to driving us into town and finding shoes we wanted. Their dog Moon is too cute. We loved being away from the chaos in Hoi an centre but close enough to get a grab for less than a dollar when needed. It was such a calming stay made all the better by their kindness. They make delicious food and laundry is done for a small cost. We also went to their spa in town- we had the best massages and facials ever so went back for more. They have good quality bike to cycle round the local areas. Felt like a home from home.

AustraliaNothing!
Lovely quiet rural setting within cycling distance of the old town. Very spacious rooms with welcoming and friendly hosts who are happy to prepare meals for you if required. Opportunity to prepare your own meals but you would need to stock up with market supplies prior to arriving. Would suit visitors who want to enjoy Hoi An’s many attractions and/or those who just want to experience the Vietnamese countryside. It is an ideal location to go for long walks or to cycle and explore the myriad of narrow roadways which crisscross Cam Kim. Superb!

UkraineA few things to pay attention to: - there was a mold smell in the room ( maybe it depends on the season ) - shower and toilet are not in perfect condition ( nothing critical: like the overhead shower is leaking, toilet cover was not fixed ) - the location for a solo traveler was a bit "controversial" - not comfortable walking alone on the iron bridge ( especially in the evening, after sunset), I used a bicycle all the time
The family that runs this villa is so welcoming and nice - they helped with any questions, always were in touch, cooked some local dinner for me, offered tea, provided a bicycle and recommended places around The view from the villa on the rice field is lovely ( just pay attention - from this type of room now direct view) The area is very calm, not far from the Old town ( 10 min by bicycle ) The design of the villa and room looks so nice ( real local experience ) The wi-fi was strong and stable

IrelandThe family were so lovely looking after me very professional. They gave me places to see and restaurants to eat in. They cooked me dinner and invited me to their bbq which the food was exceptional better than a five star hotel. Overall I would go back in a heartbeat . They always made sure I was okay and if they could do anything for me which was so nice. They were my family home from home . They are memories I have from Vietnam the best stay ever I had in the world.

United KingdomThis property was great, our only comment was that the walls were a little thin and the person in the adjoining room had an alarm set for 5am daily which they repeatedly failed to get up for 🤣 We had a standard room and it was luxurious, the villas looked extremely deluxe and spacious.

SwitzerlandThe view is stunning and the location is nice too (you're not in the busy city but also not too far away). The room and the common area was very beautiful. But without doubts the best part was the hosting family! They are all so incredibly kind, willing to share meals, talk about culture and simply have a great time together. We are so thankful for this great experience!

LatviaLocation is a bit tricky as the place is away from everything. But that didn't bother us much. If you want to get somewhere- walk, ride a bicycle or call a taxi. :)
Communication with our host was great. The apartment is very big and comfortable. Two bathrooms. Huge bed. Wonderful cat that made our stay in Art Villa even more memorable. Away from all the city noise and rush. Very nice pool. You can order homemade dinner as well. If any questions or requests- just ask. And did I already mention that there is a wonderful cat? :)
