I noticed that previous reviews had indicated breakfast provisions and the facilities indicated on booking.com include cafe and restaurant on site but there was no evidence of this . Maybe that shuts down for winter. If you were expecting that you might be a bit disappointed.

The location in a quiet residential street away from the main tourist area was perfect. There are plenty of cafes and restaurants nearby. The rooms were simple but clean and had good aircon and fans. The swimming pool and little courtyard were a definite bonus and an ideal place to relax and cool down. Huyen and her team were very accommodating, helpful in organizing transport. I would very happily stay here again.

We absolutely loved this place! Ninh and her family did a great job at making us feel at home. Ninh was easy to contact and always happy to share food recommendations. Our room was clean, the AC worked well, our bathroom was lovely. The pool was nice and a great way to refresh from the heat. Everything we needed was walking distance but we were outside of the busyness of the old quarter which we loved. Breakfast was delicious as well! Ninh gave us a recommendation for a tailor as well, and they were so wonderful. So happy with our stay here, we would definitely come back again.

Wonderful experience for our family. It's located on a residential street, away from the crowds. Very helpful host family who went above and beyond to make sure our trip was enjoyable, from scheduling tours for us, giving advice for staying safe, and surprising my son with birthday decorations.

To be aware, it was a 15 minute walk to the old town, which we liked because it is SO busy there but if you want to be in the centre then this place is a little out.

Staff were very welcoming and lovely, Trang helped us book our onward bus and was so accommodating. The place is well maintained and nice to spend time in. Our laundry came back quickly and smelt great. An extra nice touch is that the room in the fridge comes ready stocked and the prices for all all the drinks were very reasonable.

Ninh is very kind, with very good advice. The room is spacious, the bathroom is very good and the beds are comfortable. The breakfast is very good and the garden is pleasant. The homestay is located in a quiet street. Allow 15 minutes on foot to the center and 7 minutes by grab to go to the beach.

Ninh was amazing!! She was one of the most welcoming people we have come across in Vietnam and made us both feel so at home! The room was perfect and the location meant it was very quiet at night but only a 15 min walk to the Hoi An old town making it the perfect location. Genuinely wouldn’t bother staying anywhere else in Hoi An, this is perfect.

The team was fabulous. Clean room, loved that the shower has glass door and you don't wet the entire bathroom. Swimming pool on our door step and we used it even though it was raining alot. It was fantastic. We liked it so much we extended a night. Away from town madness but waking distance to the madness when needed.

The only thing was the shower was either a little too hot or too cold, and it was hard to adjust to a middle temperature for my comfort although my family didnt have a problem with this.

In the description it said mentioned more beds. But the owner saod that the description did not matter as there were only as many beds as in the picture.

I think this was the best place in vietnam. Close toold town but not too close to the noise. The swimming pool was awesome. And we felt so private on the top floor.
