Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

United StatesThe room was pretty small. Hard to walk past each other at times. The room was very clean, smelled fresh and not sprayed with perfume. The bed was very comfortable.
Our experience was fine. Great location for people able to walk around. Our dinner at the restaurant was very good. We had a wonderful waitress. We were able to book a balcony room which was great because my husband has claustrophobia and could leave the door open most of the time we were there.

United StatesParking, lack of breakfast options and not being able to easily get our car in or out in the evening. Would recommend checking in as early as possible to avoid the dinner rush at the on site restaurant, and don't plan on needing to drive on/off site.
Really cool location in downtown Kennebunkport, walkable to shops and restaurants. Parking was difficult since we checked in as people were arriving to the restaurant, but the valet was very kind and helpful. We were a little late to the breakfast, we got there about 30 minutes before it ended, and there weren't many options- it's possible there was more and we missed it, ended up going to the coffee shop just down the road instead. Overall, good spot if you're looking to walk around Kennebunkport.

IcelandWe had to carry our luggage up and down a steep staircase. Breakfast was very poor — it tasted like it had just come out of the freezer. No staff were present in the breakfast area, and the receptionist didn’t greet us and seemed rather cold when we asked about breakfast. A little friendliness would have gone a long way.
Well-located hotel. The room was clean and comfortable with good beds.

United StatesMy fault - I guess, booking for Christmas and all- but sort of sad and a little scary that there was no one there for most of our stay. Tuesday was great, but Wednesday (we did spot someone at desk to say Merry Christmas) and even Thursday morning when we checked out - we saw NO ONE. We drove around Christmas Day to find Chinese food to eat and stopped at a convenience store for snacks and drinks. I guess I just didn’t expect that- again, probably my fault. We have never stayed away on Christmas Day and I get that it’s a holiday, but it’s the entertainment/hospitality industry so I figured there would at least be a skeleton crew. Felt weird to use our room card to enter and exit the entire hotel.
The location of the property to the downtown area could not be more perfect. Easy to walk to everything. Clean and nicely decorated for the holidays. Great views from the room. Room #203 -our favorite!!

United KingdomNothing all fine for us.
Great location right in the centre of Kennebunkport. The room (in the annex) was spacious and clean with a good view of the stream into the Dock. As long as you can get suitcases up the stairs the annex is fine to stay in. The restaurant in the main building was very busy but they got us a table after a short wait and the service was quick with good menu choices. Quality of the meal was excellent. Parking is tight but you get help as to where to go and spaces are reserved for hotel guests.

United KingdomSome of the things listed in the booking.com checklist of facilities were not in our wharf room eg bathrobes, dvd player (not required) - this needs updating We ate our evening meal outside in the restaurant and it was nice but felt a bit rushed as soon as we said we didn’t want desert. The check was brought which is OK - we carried on drinking and then were told they just needed our card as if it to say ‘pay up and go’. This didn’t feel in line with this kind of establishment
Location was good and parking was easy once directed by the helpful guy outside. Lovely spot for a drink and food.

United KingdomBreakfast was fine but not the same standard as lunch and dinner.
We booked this last minute having enjoyed a wonderful lunch and loving the location. The room was in the annex but had everything we needed. We are in the restaurant at night and the food was delicious - best meal of our 2 week holiday. We would not hesitate to recommend this hotel and would definitely stay again if we were in the area.

United StatesThis isn’t a complaint more if a suggestion. As a person who’s in the corporate world. If I owned the boat house I’d have my staff in nice uniforms. The bartenders and waiters were dressed like they were going to go wash their car in the driveway. Tired tee shirts that didn’t fit well. Suggestion nice fitting golf shirts or button ups. Tan or black pants so they looked professional and the guests know who’s staff and who’s not. With that all said the staff was friendly and helpful. The parking service folks are great friendly outgoing and very accommodating.
I was recently there in March. The location is great my only regret it wasn’t warmer so I could have enjoyed the outdoor opportunities more. But it’s pricey June July and August.

United StatesThe dead bolt lock didn't work. The breakfast was not up to par for the price of the lodging. Parking was inadequate. The valets were constantly having to move cars to allow patrons to get in/out of the parking lot.
The facilities were very nice. The restaurant was well appointed, and the staff were friendly and efficient. The location was right on the water and enjoyed easy access to the shops and other restaurants in the area.

United StatesWe got there Friday at ? 630 ish Checkin Was closed so we walked across the street to the sister property, which was fine but I would have pushed harder to arrive earlier if I had known the checkin closed so early. Also it is January in Maine so low season , but restaurant / bar at the hotel closed at 8 —early for a Friday and Saturday night. ( they seemed quite busy - I thought 9 might have been more appropriate as a closing time)
