How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. We arrived on motorcycles, the long dirt road in was a bit of a challenge. This doesn't change my review, the cabin was very nice and in a great location.

Verified reviewThe cabin is beautiful from the outside. I opened the door because the key was already in it. It looked beautiful. We live in the mountains of PA and wanted to stay off the beaten pack. Such a beautiful cabin on beautiful property. The gentleman I spoke to was kind as was the lady I spoke to as I was leaving never to return.
It would've been nice to be told at the onset during the FIRST phone call about what roads to avoid and the MANDATORY need to have my phone on wi-fi or reconsider coming at all. The ride up had about 1 mile in total of semi-washed out very bumpy roads with several deep potholes along the way. I didn't mind it was a dirt road at all. At night it would've been dangerous AND RAIN was coming that evening for my right back from town. That got me concerned before I arrived. The note on the door said I should text them upon arrival. It was not explained to me on the phone nor in the emails sent to me AFTER I paid that I absolutely MUST set my phone to Wi-fi for calling and texting. We were not able to figure it out on our phones (we're 73 & 75), so without thinking it was a real need to complete this (we were not going to spend our days there) we figured it was not mandatory clueless about how IMPORTANT it actually would be to actually with the main office upon arrival. We came, I opened the door, read the note to text (laughed a bit) then just left so we would not get lost going home (no GPS) while it was still daylight. I did like the people I spoke with. Very kind and sweet people. Just not good at warning guests about the washed out roads as well as the mandatory need to figure out the wifi on the phone. Never going back. PS...I live in the mountains of PA.

Our directions provide a route that avoid the muddy road that you experienced. We also regret that you didn't note in our pre-arrival email that it reads, "Prior to arrival and while you have cell service, please modify your phone's settings to enable wi-fi calling and texting over wi-fi. "PLEASE NOTE: If these settings aren't turned on in advance, you won't be able to text us or make any wi-fi calls while on the property." We're always happy to help a guest with the phone settings and to guide guests to our property if assistance is desired. We hope that you will give us another chance to host you and to help you with whatever needs that may arise.

Verified reviewLocation is extraordinarily beautiful, especially in autumn. The cabin was well designed, except in one respect (see below). The appliances and heating all worked well.
The kitchen area was seriously lacking in counter space. We had to use some of the little counter space we had to store non-refrigerated food items because of limited cabinet space.

Verified reviewThe natural beauty of the grounds was breathtaking- and the cozy atmosphere of the interior of the cabin was incredible! Marty and Carol have thought of absolutely everything that you would want or need. The cabin was fully stocked with all the necessities for your stay, and it is absolutely spotless!
Everything was spectacular- the only negative (if you would call it that) was that it was a little bit farther away from the college than I am used to. Driving up and down the mountain road multiple times per day was interesting! Good thing I have a big, sturdy truck

Access road terrible and host intrusive.

We're also sorry if our country roads did not meet your satisfaction. Gravel roads are common place in Vermont and we're fortunate that the Ripton Road Crew is diligent and hardworking. Their efforts have allowed a multitude of guests to visit our property during our 13 years in business.

Verified reviewCabin was clean, comfortable and very well appointed. Lots to do on the property grounds-great barn loft, hot tub, lawn games, campfire. Also, many hiking trails in the surrounding area. Owners were very friendly and helpful, they delivered homemade cinnamon twists our first morning there, which were delicious. Would highly recommend!

Comfortable beds, excellent bath room. Close to skiing and Middlebury for restaurants, night life. Would come again!!
