How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews

Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

Shower can be better.
Emily was very accommodating, even if we checked in late, she gave us detailed instructions. White sheets were the best. Room was very clean.

Had a small snafu with heat in one of the bedrooms (didn’t realize the space heater depended on the light switch!), tight quarters for our family - but would rent a larger cottage next time

We had no complaints about our stay or the lodging.
The Phoenicia Lodge is a wonderful throwback evoking the "classic" Catskills experience. It was our first time staying, but will definitely not be the last! Our host, Sandra, was gracious and responsive. The cabin we stayed in was cozy, but exceptionally clean, tidy and warm. It's a great place to stay if you're in the area for skiing (as we were), hiking, or browsing. Belleayre Mountain is 15 minutes up the road, and the town of Phoenicia (less than 1/2 mile away) has nice options for breakfast and dining - Bettina's, The Phoenician Steakhouse, the Phoenicia Diner are all right there. Lovely!

Although this location was on a main road, it was very quiet, and comfortable. Once you entered the property, it had trees and bushes that made you feel you were out in the country. While the room we stayed in was small, there were only two of us, and we planned to be out visiting friends most of our time there. Everything was very clean. The breakfast was wonderful - some kind of delicious homemade bread or muffins each day, and the best yogurts & coffee, plus fresh fruit - it was a wonderful spread! They also had a great library of DVDs to borrow to watch on the TV in our room.

The hosts were so lovely and welcoming, we felt right at home! The breakfasts were lovely. We arrived by bus so the free bikes were so useful for getting around.

Size of the room. The bathroom was very small. My shoulders touch the side of the walls. I could lay my head on the sink when I was on the toilet. Room was a little small for a big guy.
Location to our funeral service and to family. Room was very clean. Hosts were very friendly.

As I said above the room that was arranged maybe for an overnight trucker, but the lodges owner arranged for us a cabin which cost more, but it was needed
I liked the cabin that booking .com didn't arrange for us, the small room was more like a motel room with tight shower and toilet, not good for two day stay maybe overnight the property was beautiful with the very tall trees and porch

Coffee and breakfast were delicious, especially the home baked goodies. Maureen and Jen are lovely hosts and made me feel so at home. The area was so lush this year; i ended up staying an extra night.

The shower was super small. Needed an outlet by the bed to power up our phone.
Great location, close to everything and great, friendly staff! Breakfast provided was fresh and baked goods were delicious!

The property was well maintained and had nice areas to sit outdoors and enjoy your lovely surroundings. The breakfast providedi in the morning was so good, with incredibly good coffee, fresh baked cake, bagels and more.

Our (inn) room was small but very comfortable, clean, and quiet - the common area was bright and friendly (as was the host) and the continental breakfast was fresh and substantial. Good location for everything we wanted!
