How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews

Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

Verified reviewAbsolutely beautiful, and looks just like the photos!! Mona is an amazing host, we got to see dolphins, manatees and a shark from our balcony it was so cool! The condo is very nice, very clean and quiet we loved our time here, and can't wait to come back next year!!
Pillows need to be changed out and have some better support, a partial refund would've been nice since we had a family emergency and had to leave 2 days early but not really going to harp on that. Overall excellent and I highly recommend.

The area is generally much quieter than Miami Beach and is directly facing the water, noise is not generally an issue in this area since it is not in a highly congested area and is generally quiet.

Verified reviewI recently stayed at an incredible waterfront property in Miami Beach, and it was the perfect weekend getaway. The moment I walked in, I was immediately taken aback by the stunning views of the water and the Miami skyline—absolutely breathtaking! The location couldn't have been better, offering both tranquility and proximity to all the excitement of Miami Beach. The highlight of the property for me was the amazing kitchen. While I don't cook, I could certainly appreciate how beautiful and well-equipped it was. It featured sleek, high-end appliances, spacious countertops, and an open layout that made it perfect for entertaining or simply enjoying the view while lounging in the adjacent living area. The property itself is spacious, modern, and tastefully designed. The sliding glass door let in tons of natural light, and the outdoor area, complete with a waterfront balcony, was ideal for enjoying the sunset or relaxing by the water. It really felt like a luxurious retreat. Additionally, the owner was fantastic to work with—extremely responsive and accommodating. They made sure I had everything I needed, and any questions I had were answered quickly, making the entire experience seamless. Verified reviewThe host did not provide the check-in information as stated in the reservation. None of the necessary details, including the pin to access the apartment, were shared. Despite informing her that our arrival would be delayed due to a flight issue, the host was completely unresponsive, leaving us waiting in the heat for over two hours. When we finally got a response and asked for an explanation, the host denied any responsibility and claimed that we should have asked for the check-in information ourselves.
The apartment was advertised on the booking app as being a 5-minute drive from the beach, which is inaccurate—the closest beach is actually a 20-minute drive away. Please be aware of this discrepancy. Additionally, the listing mentioned pool access and a pool view, but the pool was under construction. This important detail was not communicated to us in advance nor clarified in the apartment description.
Please note * FAKE REVIEW* We sent the guest the check in instructions as we usually do prior to check in time when the apartment was ready and professionally cleaned. The guest did not receive the messages and she did not inform us that she did not receive them. We called to verify with booking to verify and they stated that occasionally there is a glitch and the messages may have not gone through. The guest shows up at 2am, past the 12 midnight check in time and she called us. Technically her reservation could have been considered cancelled, but we still honored her reservation. She did not request from the front desk to call us and 2am is not working hours but I still responded and after speaking to her and understanding that she did not receive her message, I sent the messages again along with the door code. All that time frame was within 1/2 hour. She claimed she was waiting for 6 hours which was a lie, then started asking for money back and finding excuses to get a free stay. She could have left if it was so bad, but she stayed and front desk stated that they saw them going in and out of the building happy. The pool is not listed in our amenities and is currently under repair, but also at the moment we are in rain season. The beach is down the street on 71 and Collins which is across the bridge and is less than a 10 minute ride. The Miami Beach boarder is 5 mins away. So what the guest is stating is not true. For other guests reading, please read our other reviews before taking into account this fake bad review.

Verified reviewWe liked most the bay views, the free parking, the quiet neighborhood, and the availability of beach chairs and umbrella. There is a cute little porch with table and chairs and a space to hang clothes to dry. The apartment space is overall pleasant, though it lacks that pristine feeling of newer spaces.
The spring mattress is dated and too plushy and uncomfortable, especially for two people sleeping. While there are blackout curtains at the bedroom window, every other door/window is translucent glass and the light from the outside corridor across the living room into the bedroom cannot be filtered out and is very disturbing at night. The apartment isn’t soundproof either, and there is some traffic noise from the bridge downstairs. Bathroom and shower are a little worn out but OK. Cleanliness of the kitchen is sufficient. We learned upon arrival that the swimming pool is closed for renovations. Apparently it is not listed in the facilities so we cannot complain about it, though there are pictures of it and that is certainly misleading.
Thank you for your stay To clarify these comments to other guests reading this review, we set very high standards for cleaning and each apartment is cleaned professionally and then inspected for anything missed so there is very minimal possibility for any cleanliness issues. Miami is a city and it is normal to have a tiny bit of background noise. To minimize that, we replaced all windows and doors to Hurricane impact. Plus we are in a part of the town that is not too congested like other areas in Miami especially since it is mostly waterfront. It is also a bit difficult to have a pitch black apartment but yes we do have black out window curtains in the bedroom and other curtains for the other windows. There is also a French door for the bedroom that could be closed but overall this is a bright apartment with amazing all around water views of the city and sunsets. The bathroom is totally remodeled and all new fixtures but we chose a more classic tile for the bathroom, not sure if that was what the guest was referring to, but otherwise it is all new. The bed prior was a firm bed, we had some complaints that it was too firm so we switched to a high end medium hybrid bed which some guests think it is too soft. It is a new mattress but we may also change it again. The details of the amenities in this apartment surpass many other short term apartments down to many details provided for guest use, down to the tooth brush and tooth paste and cleaning supplies and cooking supplies and coffee and tea to minimize having to go out and get these things, even beach towels and beach chairs…. Regarding the value, you had multiple discounts and promotions that brought down the price by almost 40% discount (from $250 to $150/night) and there is not much around that you can get in Miami for that price except maybe a cheap hotel which is not the case here in this apartment. I am not sure the apartment deserves a 6 but it is not easy to please everyone even though thankfully we have a high score of happy and satisfied guests. **UPDATE we just ordered a new mattress even though the one we had was not old, maybe just not as firm as some guests may like.

Verified reviewWe absolutely loved the apartment from the very moment we opened the door! Everything was eaxctly as you can see it in the photos: light colours, comfortable furniture, a very well-equipped kitchen (we really loved that there was evreything you need when you are travelling like salt, pepper, oil, coffee etc. etc. - we found that so much better than in other apartments we stayed in) and a comfortable bed. The view from the balcony is breathtaking and we spent like hours just sitting and watching ... Communication with Mona was great and she gave us so many great tips on nearby restaurants, shops, beaches and so on - we aprreciated that very much. Thank you, Mona, for a wonderful stay in Miami.
