Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

United StatesThe room is a little outdated and could use a sprucing up. But it was still clean and comfortable.
I’ve booked so many hotels that claimed they were Beachfront or Ocean View, and it turned out they were really 2 blocks from the beach and the ocean was viewed from a tiny gap between two buildings. This place is actually on the beach, with a balcony directly overlooking the ocean. Fantastic views of sunrise!

United StatesThe only minor complaint was that the bathroom was very tiny, but it's an older building so it's to be expected.
We loved the family double room in the Lodge--it was actually 2 rooms connected by a small bathroom. Everyone had their own bed. It was steps away from the boardwalk, very clean, and friendly staff. There's no elevator & we were on the 2nd floor-- just something to be aware of if you aren't able to do stairs!

United StatesThe toilet didn’t work properly wouldn’t flush all the time unless I took off the tank and re-attached the rubber plunger. I told the lady at front desk and she said she would have maintenance repair.
Location perfect right on the boardwalk and beach access.

United StatesThe property is definitely outdated and could use some fresh paint. The room was very small, but had what we needed. The AC unit looked like it might have a little mold, and when we first arrived it was off, so the room was about 90 degrees. Once we got it running though, it did cool down nicely. The parking lot is pretty tight, which made it a little tricky to get in and out, but manageable. Our neighbors were a bit loud at times, though of course that’s not really the hotel’s fault.
The place overall was good. I really loved the location. It’s right by downtown, yet still quiet and peaceful. The building is definitely outdated, but in a way that feels cozy and homey, almost like staying at your grandma’s house. The staff was also very friendly and welcoming, which made the stay even better.

United StatesCouldn’t open the one door with our key. The description never says they have lodges and places around the main building that we were at. The doors to the lodges always stayed open.

United StatesAmenities are very outdated. A standard room with double beds is very small and it’s almost like you’re sleeping in one bed cuz the beds are that close together. But it’s ok as me and my best friend just needed the room to sleep in. Pets are NOT allowed. The lobby is hot, but that’s probably cuz they keep their doors open that lead to the boardwalk. The AC worked great in my room though. If you stay longer than one night, they will not come in every day to clean your room, you have to ask, but they will come in and give you clean towels/washcloths daily. There’s NO elevator- only stairs and two sets depending on what floor you’re on- so keep that in mind when you’re packing if you choose to stay at this hotel. Also, as the staff leaves, they locked the hotel doors 2:30am so if you are not in the hotel by that time, you will be locked out until the next day at 6am (didn’t happen to me, but they have a sign posted about it- which doesn’t seem legal, especially if you’re still required to pay for that night.)
Location was perfect- lobby has a little restaurant and a door that opens right up onto the boardwalk which is convenient! The staff were very friendly and helpful!! (Also found out they have little things that you can ask for, like, a hairdryer, iron, plastic gloves- needed for car cleaning (maybe other things too) just ask the front desk!

United StatesMust have changed hands? No longer offer breakfast and the porch is gone and it is all tables to eat at. It used to have chairs to relax in. The bottom of the door in our room was a huge gap and let lights shine in. Was hard to sleep. Lots of noise at night too
Close to boardwalk and beach

United StatesPlain and simple, it needs to be fixed up. Hey, you there, owners . . . spend some of our money on fixing this place before it disintegrates into the sand! Some stuff minor, I'm not even going to mention. But the major stuff would be: 1) the roof (like a 3-foot patch with no shingles?! OMG how is that not leaking?), 2) the beautiful veranda (get it up to code! the makeshift effort to do that a quarter of a century ago was to install some metal piping on top of the existing low rails and they have all rusted through, someone's gonna fall to their death or at least into someone's Tipsy Tacos below), and finally 3) the mattresses (I think George Washington slept there, they've done their time, at least in our room).
Hey, this was a wonderful place with very nice staff. Can't beat the location and it was beautifully vintage.

United StatesI thought the directions to the building we were staying at was confusing and went to the wrong building at first. The walls are thin and could hear everything outside.
I liked how close it was to everything so we didn’t need to drive any where once we parked at the hotel. The room was clean and the beds were comfortable.

United Statesthe showers are old and the water pipes are rusted but for an older building right on the beach it was overall clean and well kept. The pillows were the only true downside they were flat. The beds I give a 5/10 overall.
Loved the view. Got an ocean facing room 103 with two twin beds on the second floor and it felt like I was sleeping on the beach. I'm a sucker for a good view so I would 100% be back, the fact that the room was so small actually enhanced the feeling of being so close to the ocean while in bed!! I really loved our stay. The café downstairs had good coffee and bfast options to buy, and the Tipsy Taco right downstairs had great food drinks and happy hour! We essentially didn't even need to leave within 100ft of the hotel it had everything right there! Parking was very convient as well and the beach is RIGHT there. Sunrise was amazing right from the bed. AC worked great! Shower pressure and water temp was amazing! Staff was friendly and it was nice to have a little fridge in the room.
