Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

United StatesOur overnight parking for the one bedroom was on Cumberland and Church—a 15 minute walk from 86 Church.
Historic, friendly host, very private, beautiful setting, cozy and quaint.

United StatesWe loved everything. If I had to find something wrong, I'd warn those with mobility issues that the bathroom is upstairs using either a spiral staircase inside or going outside to use regular stairs. But we adapted quickly.
What a beautiful, quaint cottage. The courtyard/garden was amazing. Hosts were pleasant and helpful. Walking distance to just about everything! Fireplace was cozy on cool nights!

United StatesNo water bottles, no iron monitoring board. Some surfaces looked dirty and the tv remote was sticky. The stairs were very tiny, difficult to bring luggage up and the railing was rope. It felt unsafe.
Piece of Charleston history. The bed was comfortable and had air conditioning considering the age of the building made for a comfortable sleep.

United StatesA complicating issue is coordination of parking with the other tenants of the adjacent cottage. Minor inconvenience though.
Super cool little tiny cottage. Ignore the complaints about the spiral stairs unless you are infirm/handicapped. If you are reasonably healthy, you will be fine. There is an external stair available to assist with getting larger bags to the small bedroom area. The location is fantastic in a quiet beautiful historic neighborhood. George Washington slept in the place across the street, for Pete's sake! Really neat courtyard area to use that is shared with the neighboring cottage, which is bigger and also really cool. It's expensive but everything in Charleston is expensive, so saddle up. Great place, great stay. We met both of the Middletons and they were very nice.

United StatesEverything was perfect in the smaller house for our level of mobility but I will say if you do have mobility issues you may want to opt for the larger house located on the property. I read a lot of reviews before choosing 86 Church st. and I will admit I was worried about the small steps leading to the second level. The steps were definitely narrow and not suitable for carrying luggage up or down but there were very suitable stairs on the outside of the house built to address this very issue. The steps on the interior of the house, in my opinion, only add to the charm and speak to the history of the house but I can see that someone with major mobility issues would not be comfortable navigating the interior stairs. All that aside don’t be discouraged by other reviews. You won’t be rushing down these stairs for sure. Keeping with the atmosphere that is Charleston this quirky little staircase reminded me to slow down, take my time, and enjoy the rich history of this beautiful city I was so fortunate to experience.
This historic property was absolutely amazing in every way!! Within walking distance of all things historic Charleston, 86 Church st. Provides the perfect base for the adventurous traveler. If you are a foodie, like my wife and I, this location provides a wide range of dining experiences all just a leisurely stroll away. Perhaps you are taking in a bit of history during your stay or just want to relax in the spacious, well lit, and surprisingly quiet courtyard, you will find it all obtainable with minimal effort at 86 Church.

United KingdomWould be quite tricky to negotiate the little internal staircase with any level of mobility disability . The shower was not very efficient, but then this is a very old property and so some quirks have to be accepted.
Lovely quirky little cottage, right in the heart of the historic district. We were able to walk to all of the places of interest without having to use the car.

United StatesThe moving space in the 1br, 1ba is a bit small, especially for a bigger gal and guy like my friend and I, but it didn't detract from the experience at all! Again, the parking isn't necessarily quick and easy since it requires communication, but it's genuinely not even close to being a problem; it's on-site and free. There honestly wasn't anything I didn't like about staying here. No place is 100% perfect, but this was exactly what I was looking for and would stay again.
Phillip and Judy were wonderful hosts. They were communicative and extremely kind. The house is in a fabulous location where everything you need is within a 20 minute walk. The 1br, 1 ba house was all the space we needed, and it was just the cutest layout! The staircase is so cute, and it is is a little difficult to navigate as it's quite small, but there's a larger staircase outside the house that has more room to move up and down. Checking in and out was a breeze, and parking is free; you just have to be willing to communicate with Phillip and Judy and the guests staying in the other on-site location to make sure no one is blocking anyone in. I really didn't mind this as the other guests were also lovely. I much prefer this to a hotel. The space is genuinely perfect for 2 people traveling in Charleston, and if I go again and 86 Church is available, I'll stay here again!
