Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

United StatesAt the moment, I can't think of anything.
Our stay at Franklin Manor Bed & Breakfast was delightful. The proprietor Rob gave great suggestions for how to enhance our time in Saranac Lake and shared fascinating stories about this historic B&B. Rob also made dietary accommodations for my vegan diet, which was great. Our charming and comfortable room, the St. Teresa, includes an enclosed porch, which is a great place to read, relax and take in the fresh air and sounds of nature. The grand front porch, featuring several Adirondack chairs, is another place to settle in with a cup of coffee and a book. The location of this lovely, spacious B&B is another plus. It is within walking distance of shops, museums and restaurants as well as the Baker Mountain trailhead, a steep but relatively short hike that affords great views of the town and surrounding lakes and mountains. We look forward to returning to Franklin Manor when we need to recharge.

United StatesSuch a charming B&B! The hosts were so kind to us, giving us recommendations around the area and taking such incredible care of us. We felt right at home here. The manor is spotless and so huge! Idk how they do it. We also really enjoyed the breakfast in the morning. Overall we had a great stay and if back in the area, would not think twice about booking it again.

United StatesWe were very disappointed with the rather skimpy breakfast for a B&B and found the last B in B&B wanting in comparison to other B&Bs we have stayed in throughout the world. Usually, the breakfasts served at B&Bs are so large, with so many choices, that we don't eat lunch and wait until dinner, but by the time we ate breakfast here, which is only served from 7-8.30 am, including weekends, we were hungry again before noon! It was a different cooked breakfast each time, but the emphasis seemed to be on eggs and bacon (or ham-related) each of the three days we stayed....we would have appreciated more variety and attention to dietary preferences, such as fresh fruit and not Half and Half creamer for the coffee. We would suggest that if a hot breakfast must be served within certain hours, that is fine, but there should be a cold buffet available with cold cereals, milk (1 or 2% or skim or whole milk), juices, fresh fruit, yogurts, bread for toasting, jams, etc. This is easy to put out and put away, and could be available after the reserved breakfast time of 7-8.30 am during which both the cold buffet or hot options could be available. The cold buffet option could be available later until at least 10 am. We realise we were the only guests during our stay, but some choice for breakfast would have been better, and the time of 7-8.30 am is more appropriate for business travellers rather than those on holiday (esp on weekends). The other issue was a lack of servicing of the rooms. We didn't expect fresh towels and linens each day as this is not good for the environment, but at these prices, surprisingly no servicing was available at all, and a hefty $50 cleaning fee is charged! We were told a housekeeper was on the premises, but we never saw her. At the very least, we would have expected the bed to be made, rubbish bins emptied, bathroom tidied, and carpets hoovered, all of which would take about 20 minutes or so to warrant a cleaning fee.
The host generously offered us a free upgrade to the room we had booked, which was lovely with private bathroom, shower, and bathtub. The room, and esp the bed, was very comfortable, and the place is very quiet for a good night's sleep. Nice sun porch attached to the room; the room was also spacious with plenty of closet space. Franklin Manor is a beautifully restored home and is on the National Register. The front porch is lovely for reading on the Adirondack rockers or the swing. The host shared the history of the Manor, and it was interesting that it had been a convent for some 40 years for the Carmelite nuns who were cloistered. The rooms on the ground floor are also beautifully appointed, with period wallpapers, including by designer Bradbury & Bradbury in the foyer. The library is well stocked with books ranging from travel, to the Adirondack area, to literature and French philosophy (lots of Roland Barthes!) to journalism and physics. We were encouraged to explore other parts of the house in the public areas and the other rooms on the upper floor since we were the only guests during our stay. The no-shoes policy is fine to keep the hard wood floors and carpets clean; you can wear slippers or shoes that have not been outside, but should not enter the house in street shoes. The house is also furnished with some lovely pieces from the host and his wife's family (grandfather clock, china, etc). The Manor is very close to the attractions such as Lake Saranac, hiking trails, river walks, and the restaurants and TB museum in town...all within walking distance. Easy to park on the driveway on the premises, and the host shared recommended restaurants in the area.
