    Wasn't a friendly check in at all. We booked 3 rooms and were told because of that and only having one car we would be upgraded I can't imagine our stay if the rooms we had were an upgrade. Breakfast wasn't served until 930 am which was too late for all of us.

    it was a farther walk to downtown than I thought. What I don't understand is my booking said pay at time of check in. I received a call for confirmation of arrival time and who I was coming with. When we got there they had already charged the room to my partner. Neither of us ever gave the credit number or consent for that. Also I did not like the breakfast, would rather a continental type.

    Again Rick & his staff made our stay very pleasant but the amenities were not the best.

    The air conditioning was not very good. I also did not like the size of the bathroom/shower. The noise from the room above us was very loud and I did not sleep. I had no idea there were rooms at top of staircase behind a locked doors. I definitely feel we deserve a refund for our Friday night stay since I did not sleep.

    Location was excellent to all sites, and restaurants. Rick was an excellent host and the staff was very helpful & friendly. Breakfast was very good, and freshly made.

    The room had lots of upkeep flaws - the tub was coming apart, there were unrepaired chips and bumps in the walls. The blinds were broken. There is no housekeeping. We were "upgraded" because we did not want a third floor room, but I doubt that the room was any better. Also, they expect you to have breakfast at an assigned time, and were not very gracious that we slept late.

    My only caution is that being an historic building there is no central air conditioning; however a window air conditioner works fine to cool the room.

    Staff were wonderful; greeted us outside the inn and assisted us with parking. Upgraded our room at no extra charge. Location is superb; one block from the main shopping waterfront area. Breakfast to order was a nice surprise.

    We were given a different room than we booked. The innkeeper made a big deal about our “free upgrade,” as if he had done us a big favor. The room seemed pretty comparable to what we booked. But it was in the basement/street level so it was very loud. We heard every conversation going on outside and every time the door opened. The room was very pretty, but not at all restful.

    The location of was great. The room was large and nicely appointed. Breakfast was decent.

    Location is phenomenal, historic aspects are very cool , the innkeeper Otillia is exceptional, she was very attentive to our needs and an absolute joy

    Our friend's room was very tight and had a drop down entering the room which could be dangerous. Parking was a little difficult. The breakfast was a disaster. Our meal was served but we had to wait 5 minutes for our eating utensils. Ran out of coffee and had to wait 10 minutes for a new pot. The waitress never brought out creamers even after we asked twice. We had to ask for toast, which was brought out after we were done eating.

    Location was excellent. Our room was spacious. People were very nice.

    In keeping with the age of the buildings there are lamps and not over head lights, the rooms are dark which is only a problem when looking through a suitcase, we could have used a few scones or more lamps. Our king bed was two twins that kept separating, it was comfortable, but needed one of those belts to tie it together.

    Always a warm welcome at the Newport Inns on Clark St. Friendly staff and good breakfast. Good location for our needs, off street parking and good value. Best thing to do is call the Inn directly and ask for the room you want, booking.com makes it confusing as to what you are getting. The inn keeper works hard to make sure guests are accommodated, so just call him directly.

    Needs updating and attention to detail. Does not exhibit the “pride of ownership” we have usually experienced in bed and breakfasts.

    We were greeted before we even got out of the car. The staff was excellent, warm, friendly and extremely helpful. This location was walkable to everything, including the free trolley. Breakfast was great! I really enjoyed the French Toast. You won't be disappointed.

    The room was not well maintained or clean (bedside tables dusty) and the breakfast was terrible.
