There was no towel bar or hooks in the bathroom. They usually have cold water bottles for sale in the fridge and there were none this trip. The WiFi was not very reliable in my room. It was better downstairs.

Breakfast was great. Ive stayed here several times and it’s always a nice experience. It’s very clean and the host is very nice and helpful.

Walls are too thin, could hear every sound from other guests. Very narrow, steep driveway up to the Inn.

The location and facility were beautiful.

The prices. This stay was unexpected and therefore not budgeted.

I really like this place. It's comfortable, extremely friendly staff, good location, pet friendly, just a little pricey for me. Compared to what was available, after the Eaton fire broke out, I'm grateful and appreciative to have found availability here and able to extend my stay 3 times until I could go back home. This place will be highly recommended to anyone coming to visit or just to get away. Very calming and relaxing. Thank you so much for everything.

We were evacuated during the Eaton fire and this place felt like home. Our dog was so happy here as well. Private, comfortable, clean, nurturing. Breakfast was incredible!

I could have used a little help with my suitcase to get to the top floor. Eventually, the maid took pity on me when I left. But when I arrived I had to lug it upstairs on my own.

This is the Bed and Breakfast of the invisible host. Only at breakfast did I ever see a staff member. Everything else was done without the need of staff. It is a unique property, all rooms are beautifully furnished in a period-appropriate style (sort of Old Hollywood). My top-floor room had the biggest bath I have ever seen in a hotel, so that was a nice plus. The breakfast, and the room itself, is lovely and homey, with good fresh food served hot from the kitchen. The front living area where guests can sit at a desk, lounge around and visit is stunning and inviting. The front porch is gorgeous and with the surrounding landscaping and tree-covered hills, one feels quite private and insulated from fast-moving LA. The Arroyo is a haven of coziness and elegant country chic. Despite never really meeting the staff, it generally exudes a good, exclusive vibe.

The driveway was tight for our vehicle, but we got the hang of it once we used it a couple of times. Would have liked coffee making facilities in the room or at least on our floor. Neither of these were overly bothersome though.

Breakfast was excellent, room with access to verandah was very quiet and peaceful. Owners, Staff and their story were amazing and super helpful. Room was very clean and the bed very comfortable.

The bathroom was very hot but...this I expect to be very unusual considering the wild week of heat we experienced.

The location was excellent as my son & his wife live only minutes away. Unfortunately we never got to eat at this lovely B&B but it smelled delicious! The evening wine selection was a nice bonus at the end of the day. Janice is a lovely host and is non-stop working to update this special place. While sitting out on our wonderful balcony in Room #1, she appeared with brand new outdoor cushions! Cookies and drinks are available for purchase on an honor system. The parking worked out fine and we were happy to see how popular the inn is on the weekend. I was referred to the Arroyo Vista Inn by family members who stayed a couple of nights about 2 years ago.

A little difficult lugging my suitcase up two flights of stairs. I could have appreciated the front door code ahead. Another patron had to let me in the front door.

I loved the facility and the staff. The breakfast was delicious. A little difficult lugging my suitcase up two flights of stairs without help. Next time I will stay on a lower floor with more windows. A great find. I will be a regular at the Arroyo Vista Inn! Loved it!

I wish the tub—which looked incredibly inviting—didn’t have rust stains

Upon arriving, we were immediately enchanted by the property. Going up the winding driveway and ending at a gorgeous vista overlooking Pasadena was a wonderful start to our stay. The foyer and first floor is quaint and filled with historic charm. Our room was comfortable and peaceful—best night of sleep I’ve had in a long time!
