We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

SlovakiaSwitch in the shower needs fixing. It was still operational, just needed a little bit of practice. Some power sockets were torn out of the wall and just loosely put back - but there were plenty of other sockets to use. The food was always perfect but also more expensive than elsewhere. But the view from the terrace was worth it.
Absolutely fantastic! Quiet and romantic place to stay. Alfred and his team always ready to fullfil any wish. One of the best foods on the island - we ate in various places across the island but the food provided by Kima house was by far the best. Plus Alfred always brought it to us to the balcony/terrace so it came with some nice views of the sea every time. Parking space right next to the house. Maasai security guard during the night.

Everything! Suzy and Alfred are amazing and really made my stay. The Tree House is unbelievable with a view to die for. I set my alarm in the morning to wake up for the sunrise and wasn’t disappointed! It truly was a most wonderful place to stay.

This is definitly a 10+ of 10 location. All was perfect. The tree house, all necessary equipment and comfort, first line at the beach. And first of all the team around Susi and Alfred. I once will come back that's for sure.

AustraliaBeach boys offering goods immediately upon arrival, was abit stressful and annoying. I did not want to buy anything but they laid everything out for me even when I asked them not to, and while they were nice and told me to take my time and look when I am ready, it is hard to ignore them and avoid them.
Suzie was amazing and very friendly. Lobster spaghetti was delicious! i got it every night haha! Everything was incredible, it was a dream for me. I will be back.

PolandWe loved everything! Waking up and falling asleep to the sound of the ocean, the tides, the view, the quiet beach... I could go on and on! The staff was very helpful and attentive, big thanks to Suzy! The food was fresh, home-made, and super delicious, it's definitely worth dining in. Malta-The room was being accessed by a particular housekeeper without notice - this meant that we had to make sure we were always decently dressed.. even in bed (unless you close the curtains, there is a full view of the room to anyone who walks up the stairs unannounced). -The shower kept dripping water up to half an hour after we use it. We ended up placing a towel around the faucet to stop the dripping sound. Extra carpets were needed to cover the shower area since it had no glass door and water was getting everywhere. -The structure of the treehouse itself did not feel very stable. Every time one of us moved around, the other person could feel the entire room rocking. This was especially felt in bed throughout the night when it was windy. -The roof was damaged and had to be refurbished during our stay. This took the workers a good 3 hrs of banging till it was fixed.
Excellent service from breakfast right down to dinner. The amazing view was pleasant to wake up to every morning. The room is well kept, nicely designed with aesthetically pleasing furnishings and best of all it felt safe.

FinlandThe hotel required to decide already few hours in advance what you wanted for dinner if you wanted to eat there. I can understand why as it's a small place and the staff needs to have enough of a heads-up to acquire the needed fresh food, but it still felt a bit odd. However this was only a very minor thing as otherwise everything was great!
We stayed in the treehouse and absolutely loved it. The location is great, right on the beach but still offering privacy. The treehouse had a good shower, AC, and all the basic necessities you'd expect. Breakfast was nice, brought to our own terrace at the treehouse as was lunches and dinners too! Our host told us that the name of the hotel "Kima" means monkey in Swahili. She mentioned that as monkeys live next to the property, they at times might come visit, so we should keep our windows and doors closed anytime we are not close to home. One morning after the breakfast, a monkey did come to the terrace, so cute!

United StatesThe service did not match unfortunately. We were told breakfast can only be served from 8am although we were waking everyday at 6:30am with the sunrise. We were never served before 8:30am though, usually around 8:45am without a smile and sometimes even ignored. The quality of the food was lacking and so we only took the free breakfast and walked to two other restaurants on the beach nearby for lunch/dinner. The worst thing however was the power outages. We had 3 in just 3 days with one of them lasting 6 hours throughout the night so we could not sleep in the humid tropical heat without air conditioning or a fan. There was also a party nearby with very loud music until 4am which we didn't expect in such a remote location. $150/night in this remote location is way too much for a hotel without a generator in my opinion. It should also be noted that the road to the hotel is very bad and should only be accessed with 4x4 though I don't recommend driving in Zanzibar (especially in this region of the island) as police frequently stopped us to ask for documents and twice we were asked to pay them money. The island seems to be full of parasites that just want to take as much from you as possible, we would often be disrupted on the balcony by people walking by on the beach trying to sell us something. We also seemed to have a rodent inside the treehouse during the night as we had some candy wrappers chewed into while we were sleeping. The beach in front is also not good for swimming as it is very rocky.
Upon arrival it looks very nice just like the photos, although a small space, very stylish with an unbeatable view. The sound of the waves crashing during high tide is amazing, the bed, shower pressure, and wifi were all high quality as well. This part of the island is so desolate you feel like you are on a deserted island. The cleaning woman was also very good and funny.
