Real Bookers. Real stays. Real opinions.
Read more– opens a dialog boxEach review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

EstoniaDefinetly need to use transport to get around as location is far from main points of attaraction. Closest large shop 7-11 was 2km away. Closest market was 7min with car, 30min to Samui airport, 45min to Lamai. Electricity is expensive, 1800 baht for 4 nights for 6 adults+2 kids, even though airconditioning was used only at night. Communication with managament could be better. For example dishwasher tablets that were promised twice never came (luckily plenty of dishes in the villa).. Also late check out was confirmed by representative, but then declined by managment. On the positive, issues with the safes were resolved rather quickly. When checking out they did not have 50% of our deposit money, so we had to drive to an atm to get it. We got it in bahts even though we left euros, but getting back the money in euros would have taken at least an hour. They were very polite about it, but i would plan some extra time when checking out.
Villa is very beautiful, modern and comfortable. Great with a group and kids. Each room has a private bathroom. Two of the rooms are connected, but have seperate entrances as well. Well equiped kitchen. Lovely seating area outside. Close to the beach (750m), small shop with basics, several options for massage and some restaurants 500m from the villa.

BelgiumThe management of the property was poor. Communication prior to and during our stay was slow. For example, I emailed well in advance to ask if an airport transfer and rental car could be arranged (as offered). I had to chase up by phone and didn’t receive full confirmation until the day of our arrival. Similar experience when it came to cleaning during our stay and check out. The agent was not available when we arrived to do check in (although the house was open) and very basic things e.g some drinking water, salt/pepper, tissues, 1-2 dishwasher tablets were missing. The agent could not answer simple questions eg what to do with the rubbish during our stay, local restaurants and activities to recommend. Additional electricity charge was v expensive given we did not use AC. Good for people to know that there are also quite a lot of other properties and construction in the area (not really clear from photos). Overall, house needs a bit of TLC - outdoor wood furniture, outdoor shower, plants around the terrace (half were dead!), kitchen area and crockery not the cleanest. The handle of the oven in the kitchen was broken (although a makeshift fix was provided so we could at least use it). Management of the property could be improved with better communication and some simple basic touches.
Villa is generally as it appears in the photos. Layout is fab - with 4 ensuite double bedrooms around a communal pool area. Great indoor-outdoor living areas. Location is quite good - near to quieter Bang Por beach area although it’s still at least a 20 min walk to a decent section of beach and you absolutely need a car to get to restaurants etc.
