United KingdomNot really anything bad to say about the property or service. The location was rural and quiet, with just a 30min taxi ride from the main city to keep us entertained. With a lovely lady 10mins down the road to rent a bike from, you can explore the countryside at your leisure!
There is probably not enough time i could spend describing how lovely the property and owner was. Jim was the perfect host and guide to the local area. Nothing was too much trouble for him and if he had the time he was more than happy to take us around the local area. The breakfast he serves will certainly set you up for day with no need to eat till later in the day, with a wide selection of fresh fruits including ones from his own garden...best Mangos we have ever tasted. We couldn't thank Jim (and of course Lily and Matoom) enough for their warm welcome and stay.

Never have I seen a perfect 10 with so many reviews on Booking.com, so it was with great expectations and anticipation that we arrived at Villa Albizia. After two magical days at the property, we were sad to leave but cannot wait to return. Jim, the owner of this amazing place, provided the most amazing sanctuary that I have ever seen in all my travels. The villa itself is breathtaking, filled with many tasteful and thoughtful touches and surrounded with lush flora and fauna. Two boisterous and incredibly sweet dogs, Matoom and Lily, kept us company the whole time - much to our delight. The highlight of the day was undoubtedly the wonderful homemade breakfast that Jim prepares with much care and love, and we also very much looked forward to our conversations with such a knowledgeable and kind host.

This property was a step into paradise. The peaceful garden’s flowers and bird sounds were heavenly. The pool was situated a small distance from the house and surrounded with greenery that gave you a sense of privacy. The breakfast served on the terrace outside with views of the rice paddy through the trees, was fresh and delicious. The house was beautiful and tastefully decorated. Jim, the owner, was happy to share information about the house, the decor and the surrounding area features. Jim was very attentive and generous with his time. The gate to Villa Albizia opened – and we stepped into a true paradise. The creator of this dreamy place is Jim, our host and the owner of the villa. With his extraordinary sense of aesthetics, he has created a magnificent, blooming garden that can be fully enjoyed from the veranda and the pool. The interior of the villa is also designed with great care and a harmonious blend of traditional and high-quality materials. Our beautiful room, with a large window front and a view of the garden, as well as the perfectly thought-out bathroom with a separate shower and toilet, even surpass the standard of a five-star hotel. Anyone lucky enough to get a stay in this paradise – the villa has only three guest rooms! – can look forward to first-class, personalized service. Jim is mindfulness personified and fills the villa with soul. He takes plenty of time for his guests and enriched us with fascinating insights into Thai culture, as well as valuable tips about the surroundings of Chiang Mai. Every morning, he lovingly prepared the best breakfast, and in the evening, he even drove us to the restaurant. Thank you for everything, Jim!

The bed was incredibly comfortable, and we loved waking up to the peaceful garden views. The room had both a bathtub and a shower, a separate toilet room, and a balcony to soak in the sounds of nature. The gardens were simply breathtaking! A lush tropical haven filled with ponds, greenery, and vibrant flowers. I could have spent hours just sitting and taking in the beauty. The pool was great—perfect for cooling off and relaxing. And then there’s Jim, the owner—where do I even start? He was incredibly attentive, respectful, and thoughtful, ensuring our stay was beyond perfect. His attention to detail was truly admirable. He lent us bikes, gave us fantastic local recommendations, and even surprised us with a delicious afternoon snack tray when we decided to stay in. The breakfast was, without a doubt, the best we had in Thailand. From homemade yogurt to dried fruits from the garden and homemade jams, everything was fresh and delicious. Jim also took special care to accommodate our dietary preferences. And we can’t forget Matoom and Lilly, the two adorable and friendly dogs! If you're not comfortable with dogs, Jim is very considerate and will ensure they don’t disturb you. We stayed two nights and would have happily stayed longer. We truly hope to return one day. This is honestly the best accommodation we have ever stayed in, anywhere in the world. The house has been beautifully designed & built with love. It shows in every detail, from the gorgeous polished wood floors to the elegant furniture, to the art & decor. Our spacious room had wide doors opening out onto a private veranda overlooking the lush garden and carp filled pond - so peaceful. The bed was extremely comfortable with sumptuous bed linen & all of the furniture befitting of a colonial house, some of it custom built. The bathroom is also very spacious and well designed, with a large bathtub & a great shower. Sparkling white towels & lovely toiletries all add to the feeling of luxury. The attention to detail is outstanding. The house itself is utterly gorgeous, Jim (the owner) gives you free access to the upstairs room & library with a veranda overlooking the paddy fields & hills in the distance - perfect for watching the sunset while perusing a book on art or Lanna history. The garden is filled with lush planting & fabulous flowers. The pool is in a tucked away spot, again overlooking the countryside & is immaculate. It also has comfortable, elegant furniture, sunloungers & tables. Jim even surprised us with a little refreshing drink & snack, poolside. The location is great, a peaceful spot with lots of places to visit in the area. You can walk or cycle around the picturesque paddy fields to small villages & temples. There is a surprising choice of restaurants & cafes within 5-15 minutes drive away, also very accessible by bicycles. Then, to what makes the stay even more perfect, is Jim himself. He is the most gracious, kind & attentive host, who does everything to make your stay so special. He can give you ideas about what to do & see in the vicinity & beyond & provides the cycles to go & explore.

I don’t know where to begin on this review. There is so much positive that I would love to express. From the moment we checked in, we were family. Jim is a master at this craft. He took his time to welcome us with a local drink and fresh fruit. He showed us the property and all the places that we could soak in our own peace and quiet. His lovely guest ambassadors (dogs) showed us as much love. The room is spacious with several sitting options. Our room had a back patio that we could relax and admire his pond. There are several water features on his property as well. The absolute high light of our stay was the breakfast. If you leave hungry or unsatisfied, you’re not human. Jim’s philosophy is that he will not serve what he hasn’t tried or made himself. The coffee is local. The meats are local. The yogurt is homemade along with the Jams. I am sure there was more but I can’t remember them all. We drank so much coffee; I just couldn’t help myself. I truly didn’t want it to end. The internet is great. We decided to stop going to a retreat and instead watching it on Zoom. There was no hiccup with the internet. Another side note. While participating in the Zoom, Jim made us a mid-day snack to hold us over. That blew me away. Like I said, I don’t know where to begin. Thank you, Jim, for all of your attention to detail, your funny wit, your delicious food and quality linens. If we are in the neighborhood we are staying with you.

He gave us excellent tips for exploring the area. One must-visit nearby is the Sticky Waterfall – perfect for a relaxing and fun experience. The room was clean, and had a luxurious feel. The breakfast was amazing, and Jim made sure we didn’t miss out on anything. As a bonus, he has two incredibly sweet dogs that make the stay even more enjoyable. In short, highly recommended!

This accommodation is absolutely outstanding and truly unique. Just a 25 min drive from Chiang Mai, Villa Albizia is located on a large, idyllic property with a stunning garden – a true paradise. We’ve been traveling to Thailand for years, and without a doubt, Jim is the most friendly and attentive host we’ve ever met. He speaks excellent English, organizes airport transfers, scooters, gives fantastic restaurant recommendations, and is always eager to help with any request. Time and again, he surprised us with refreshing drinks and delicious desserts. The breakfast is exceptional: everything is organic, with many ingredients coming straight from the garden. Fresh fruits, homemade yogurt, muesli, omelets, crispy bacon, bread, and homemade jam – all perfectly prepared. Even at the pool, the Wi-Fi was stable and fast. The spacious premises offer plenty of privacy, making it perfect for relaxing or working – especially for digital nomads. The rooms are extremely comfortable, with intact mosquito nets, a fan, air conditioning, and a private balcony with cozy chairs, ideal for unwinding and enjoying the view of nature. What made our stay truly special were the conversations we had with Jim. His warmth, insights, and genuine interest in his guests are something you rarely experience in a regular accommodation. After a four-week vacation in Thailand, we look back with the greatest joy on our stay at Villa Albizia, located near Chiang Mai. This place truly surpasses all superlatives—it’s a genuine paradise. Everything was perfect down to the finest details: beautifully and tastefully decorated rooms with attention to every detail, a delicious and well-prepared breakfast, and above all, a stunning, lush garden where you can completely relax and unwind. An added bonus is that the villa has only three rooms, ensuring a quiet and intimate atmosphere. For a while, we were even the only guests there! The host, Jim, is truly one in a million—a person with a heart of gold. He picked us up at the airport, drove us to nearby restaurants in the evening with his own car, and even came to pick us up afterward. Jim genuinely does everything to make his guests feel at home, always with a warm smile. Rarely have we encountered such a friendly host. Jim speaks perfect French and English and also organizes all your excursions and transportation. Together with Jim and two other couples, we enjoyed an unforgettable evening during the Loy Krathong Lantern Festival. Jim had prepared lanterns for all the guests to release into the sky, and afterward, we had a delightful gathering in Jim’s garden. It was truly a night to remember forever. The villa is situated in the countryside, making it an ideal starting point for scenic bike rides through the rice fields, with complimentary bicycles provided by the villa. Although Chiang Mai is about 20 km away, we reached the city center in just 20 minutes by taxi for a small fare. Both the villa and Jim have captured our hearts. If there’s one place in Thailand that we would return to, it’s definitely here!

We had a wonderful time at Villa Albizia. The accommodation is just outside of Chiang Mai and after spending some time in the city we wanted to enjoy nature. With Grab, it was super easy and quite affordable to get there. The villa is super beautiful with a big and clean room, a nice swimming pool and a beautiful garden, it was definitely the best accommodation during our Thailand trip. You can watch birds and there are all sorts of butterflies and plants. It's really good to calm down. Plus, there are two incredibly friendly dogs around :) . The owner is an amazing host, who makes you feel very welcome. The breakfast is very good and for Lunch/Dinner we just walked/cycled to the village which wasn't a problem at all for us. We where able to rent the bikes for free. Of course, there aren't as many restaurants around as in the city, but that's exactly what we expected when we made the booking. The owner also kindly offered us to drive us to a restaurant/pick us up. So, if you want to spend a few peaceful days in nature, I can only recommend staying at this place..

GermanyWe spent six nights at Villa Albizia after staying directly in Chiang Mai, and it was the perfect way to end our time in Northern Thailand. The villa is about 30 minutes from the city, so trips into town are possible (transport can be arranged). However, we preferred relaxing in the villa and its peaceful surroundings. The rooms are spacious, beautifully designed, and thoughtfully equipped. A highlight for us was lounging by the stunning pool in the lush garden. The nearby village has charming cafés and a few restaurants for dinner. Renting a scooter (which Jim can arrange) is a great way to explore, though Jim often offers to drive guests if he has time. Jim is an outstanding host—friendly, attentive, and highly communicative. From personalized breakfasts to little afternoon treats by the pool, his thoughtful touches made our stay truly special. Villa Albizia is highly recommended for anyone looking to unwind near Chiang Mai.
