what's the point of mentioning anything when it will be cheekily rebutted.

the unit was indeed clean and good attention to detail was shown. fully equipped kitchen. unit very spacious. pool was adequate. bathrooms were spotless and also adequately stocked. honestly had no problem with location as it was nice and quiet at night, with the exception of the neighbour's. staff were pleasant, but office only opened at 9am for checkout.

A lot of dirt and trash around the general location. You need to pay 10,000bht cash deposit.

The villa is spacious and has everything you need. The pool is great and quite unique in how it goes round the living room to the kitchen.

The road to the property I always use is now under construction.

I did not have breakfast there. Always woke up late. What I like is a private pool.

Only mention would be to be careful around the pool area with children as the tiles become very slippy when wet. Cockroach as an extra guest in the bedroom but as to be expected in a tropical country. Mattress in master bedroom wasn't the comfiest, but at the price, we paid cant complain for one night.

Villa was very big, had everything you needed! Nice and clean, plenty of towels for shower and pool area. We booked last minute as circumstances changed and had to stay in Pattaya an extra night. Excellent price! The pool was amazing. Very big and clean. Master bedroom was huge and en suites in every room as well as downstairs toilet. Washing machine was a bonus too! Felt very safe and secure garage with automatic gate and outside area was massive with very nice area to sit and relax. Short walk to 7-11. Ordered a take away very easily for dinner on grab app.

Breakfast can be ordered with villa. Anyway , if you can drive, within 5 mins, nice breakfast nearby have many choices.

We booked this villa for 2 nights. Our first night went great it was quite. But second night was terrible. Neighbours were very noisy after 22pm. Loud music and voices. Of course we told about it to villa staff and they went and told them to be quiet. But still they talked too loud

the office overlooked the pool villa in which we were staying.

checkin was easy, the staff were super friendly and very accommodating; I met the owner and he was a really nice guy. I would highly recommend this pool villa for a romantic getaway.

When checking in late at night it was very hard as reception was closed and keys were left with a security officer that couldn’t understand English and was asking for a deposit . Not the security guys fault but could have been communicated better given that we had just arrived on an international delayed flight and was very tired .

The location was in different place than listed on booking.com. The house is much older than the pictures on booking.com. There were cockroaches. Owner suggested us to take off our shoes but the floor was dirty the cleaning service was poor they dont clean the floor and bathrooms

Aggressive management, no hot water in all the bathrooms of the 7 bedroom villa (which is not in this address but at another address far away) when reported they came to fix immediately after 20 min, but they could not fix it so decided to stop reporting and just keep doing the cold shower also because of the bad reviews that all the guests are leaving. Best surprise at the checkout when we discovered that because we consumed some beers with a mark from them and replaced with same beer bought at the supermarket they didn’t accept the subtistution and charged us 70 thb per beer. Had the feeling they try to get money out of everything, they prepared at the checkout a bag full of the same beers and with very aggressive words, keep saying please report in the reviews I don’t care if you leave the review, and without letting me talk and without replying to the question if they can show where was written that they don’t accept the same beer as substitute Phone call is recorder and I’m ready to share here if management tries to lie about the tone of the conversation. Even if the house is not super bad, but average, no luxury at all and swimming pool facing the street and completely in the shadow I would not recommend to stay because of the way they manage it. Also found a strategy to not show the low rating of the villas managed by not differentiating the listings
