Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

United KingdomBeautiful property in the heart of CM. It’s hard to believe it’s going to be that nice when you walk along the side road to get to it. It’s like a calm oasis. Lovely rooms and breakfast, friendly staff, sweet little pool area.

United KingdomGreat location, staff were extremely polite and helpful in accommodating my needs. It was nice to come back to my room that had been cleaned and towels changed daily without having to request it. Definitely recommend this hotel as a place to stay.

AustraliaThere was nothing significant that we did not like.
The rooms were very comfortable, and the facilities were good. The location of this hotel is also excellent. It is positioned in the old city close to many of the main sites and entertainment/eating areas.

SpainSomething should be done with the bathtub, it kept leaking water.
This is by far the best place we stayed in Thailand. The lana style of the hotel, the cool pool, the small dishes within the breakfast buffet, and the room with a really high ceiling made this the prefect hotel in Chang Mai.

IndiaThe only minor confusion happened at the time of check-in when I told them we don't need extra bed (charged at THB 1,000 per day). The staff mentioned I have to pay THB 150 per day for the Child as per hotel policy. I had to show them booking.com confirmation which mentioned free stay for our child. After a bit of discussion they agreed that I didn't pay anything extra. But I guess this is more of booking.com issue than of hotel staff. Booking.com communication to hotel should be clear to avoid such confusion. I'm not taking any rating away due to this.
Fabulous hotel in the old town area of Chiang Mai. The staff is super helpful and courteous. The room was spacious with good lighting. The bathroom was big and included a bath tub. The balcony area is spacious too and the sofa there is relaxing. The room and bathroon has all amenities you would expect from such a hotel plus they also have some complimentary snacks biscuits candies in the room. Umbrella is also provided if it rains. The breakfast is basic and vegetarians don't have many options but that's typical all across Thailand. What we loved was for our son they made veg noodle soup with tofu on each of the days and on the last day they even made veg pad thai for us. We appreciate this a lot. Special thanks to all the staff managing breakfast. They have a small swimming pool which is nice and a gym with full fledge shower facility so if reaching early there is an option to fresh up, drop luggage and explore the city. They have lot of tours just like any other hotel but we didn't use any. The staff is always assisting to guide. Sunday Night market starts from 200mtr outside the hotel. They have free parking which was convenient for us. As the hotel is in Old town, there are lots of options for, restaurants, bars, massage shops, 7 Eleven, bike rentals, Laundary delivery, all very neary by. We loved our stay and we would definitely stay again whenever we visit next.

United StatesNot a thing! We had one of the best hotel stays of our life here.
Superb location, the rooms were extraordinaly comfortable. Loved the bed. The bathroom was very well designed. I really loved that they provided umbrellas for us as the area is so prone to rain - a very nice touch and thoughtful of the hotel. The breakfast buffet was excellent, especially the home-made Thai foods which were an absolute delight!

AustraliaIt was all fabulous so nothing to dislike.
Amazing accomodation. Even better in real life. Totally lived up to all the pictures. We communicated with them to ask for room 105 which was the most private poolside room and they accommodated that very happily. They even had a special display for our anniversary. Could not have been happier.

SingaporePool is tiny and not many common areas to lounge.
Good central location and walkable to many attractions in Old Town, yet it was quiet tucked away from main road. Rooms and bed was super comfy, lovely bathroom. Friendly and helpful staff and breakfast offered good variety. Lovely balcony with couch seating for our room overlooking the trees. Definitely a small boutique feel to the property without large tour groups.

United KingdomSwimming pool is quite small, although it does look good/tranquil there’s not very many loungers etc. Laundry service is way too expensive to actually use - would be the equivalent of £40 for a single load of washing (they charge by the item). Be aware that if you’re a smoker, the entire hotel is non-smoking - so you have to leave the hotel at the front to go to a smoking area.
Big, clean, comfortable room. Air con was very good and wifi good. Staff very helpful. Location is quite good, most good restaurants/shops 10 min walk although there is a touristy street very close with American bars etc.

AustraliaWonderful boutique hotel in the heart of the old town Chiang Mai. Staff go above and beyond to ensure the comfort and enjoyment of guests. Large comfortable rooms and quiet location down a laneway off a busy street. Excellent breakfast and the added touch of small dishes cooked by the pool on certain afternoons for guests to enjoy. Spotlessly clean public areas and friendly, cheerful staff. Surrounded by restaurants and bars and a short walk to temples and attractions of the Old Town. Highly recommended.
