Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

IsraelThe water pressure in the shower was a bit weak - we find this is common in Thailand.
This location can be succinctly described as Classy: designed and decorated with taste, giving it a unique combination of comfort and hominess together with subdued yet classy luxuriousness. The location is heart-stoppingly beautiful on the upper slope of a hill overlooking a winding creek, thick rainforest and green agricultural fields - with views going to a far far distance. The hosts personally attended to our every request and took extra steps to pamper us: for example the hostess handed us a pair of binoculars because the view is so amazing and there really are so many layers of interesting things to see. The heavy rainfall kept us indoor but the outdoor covered jacuzzi facing the amazing view was an exceptional experience. There is a world of additional activities which we could not partake in or enjoy - because we were there for only one night and under heavy rainfall - but this is a place worth staying at - and for longer durations.

United KingdomWow what a find if you love nature appreciate a highly rural location, outstanding service and attention to detail from the owners, then this will be a real find for you. The quality of accommodation is well above anything you will find in the best of hotels in Northern Thailand. This build has been lavished with an attention to detail in design and execution which now continues into the day to day running and will leave you wanting for nothing. Yes it is at a reassuringly higher price than surrounding accommodation, but you really will be getting what you pay for. We can only thank Phillip and Gail for giving us excellent food and the benefit of their local knowledge. Would have loved to stay longer.

Our honeymoon at Kanlaya's Eyrie was an absolute dream. From the moment we arrived and were warmly greeted by Philippe, Gayle, and their family, we were captivated by the stunning beauty of the house and the breathtaking views. The Master Suite was pure luxury, offering a private jacuzzi pavilion with panoramic vistas. The ambiance of the house was simply enchanting, we enjoyed relaxing on the porch, taking in the serene surroundings. During our stay, we strolled to the river at the end of the property, followed by a fascinating Karen Tribe blessing ritual performed by Gayle's family. The candlelit dinner that evening was a culinary delight, featuring authentic Northern Thai cuisine prepared by Gayle herself. Releasing lanterns into the night sky was a truly magical experience. The next morning, we embarked on a pre-dawn adventure with Philippe and Pen, enjoying a delicious breakfast amidst the stunning mountain scenery. Philippe's deep knowledge of nature and his keen eye for detail allowed us to spot and appreciate numerous remarkable orchids. Pen's presence on the tour was invaluable, as her Thai language skills enabled seamless communication with locals and tribal people at the Koffie plantation. We then explored a remote temple, visited the Arabica Koffie plantation, and wandered through the charming village of Pang Mapha. Without Kanlaya's Eyrie and the personalized tours organized by Philippe, Gayle, and Pen, we would never have discovered this hidden gem of Thailand. This unforgettable experience has solidified our honeymoon as the most memorable part of our 3.5-week trip. We wholeheartedly give Kanlaya's Eyrie a perfect 10 out of 10. Thank you, Philippe, Gayle, and Pen, for creating such a magical and unforgettable stay. Pieter and Jane

Great spot with beautiful views and a really warm atmosphere. Philip, Gail, and the house manager Pam make you feel right at home, and Gail’s cooking is a real treat—tasty and thoughtfully prepared. The room itself is very comfortable, with a nice, spacious shower and an amazing view right from the window. You can tell they genuinely care about your experience, which makes a difference. Staff, specifically Pen, who's always attentive to the customer. The place is very peaceful. Now (August) it's the rainy season, and the landscape was beautiful, amazingly green. The breakfast was very good. Nice dinner made with local recipes (in fact, there are not many options to go out for dinner since it is located in a very small village). From there you can do wonderful treks, kayak, caves...

ThailandMy second time staying here and this wonderful place just gets better. Nestled in the most beautiful mountainside, this place is a true gem. The rooms are beautiful and spacious, with great balconies. The views are stunning, and the grounds are beautifully landscaped. Everything has been thought through to preserve the environment and the local culture. The breakfast food is exceptional, especially considering it is in such a remote location. Phillip and Gale (the owners) are so nice and helpful, and will arrange the most amazing outings to encounter nature and local villagers in places with zero tourists. I really can’t wait to come back to this place.

AustraliaThere are not many food options near Kanlaya which means eating at home most nights. The room could have been slightly warmer but that is probably only relevant to me who has lived in the tropics for many years and finds anything under 20 degrees cold. All rooms do have air conditioning units which both cool and heat.
This is a lovely property. The rooms are well laid out, very clean and comfortable with wonderful views. The best feature of our stay were the hosts Gail and Philip. We were treated as part of an extended family and nothing was too much trouble for them to arrange. Sop Pong or more correctly the village of Baan Tham Lod where Kanlaya's Eyrie is located does not appear to have many attractions other than it famous cave Tham Nam Lot however the reality is that many of Pai's activities, such as kayaking and walking, are done at or near Baan Tam Lod. Philip has a plethora of activities for his guests on top of the cave, kayaking and walks. Our stay at Kanlaya was a highlight of our trip - the mixing with other guests around an outside fire and having a range of activities recommended and arranged for us. I wished we had skipped Pai and stayed 4 days here doing more of the day trips suggested by Philip.

PhilippinesSometimes the lack of organisation or communication between staff
We had an absolutely marvellous experience at Kanlaya Home Stay! The rooms were beautifully decorated and provided a cosy and comfortable environment throughout our stay. The attention to detail in the design and furnishings including the garden were beautiful and one of a kind. But what truly stood out to me were the incredible dinners organised by the staff on both the 30th and 31st of December. The food was absolutely delicious, and I was amazed at how well-organised and thoughtfully prepared everything was. It was truly a feast for the senses, and I enjoyed every bite. I also thought it was great that Gail organised a New Year party for all the guests. I also appreciated the wide range of activities that were offered at Kanlaya Home Stay. From hiking to Karen lunches, there was always something exciting to do. It was a great opportunity to explore the beautiful surroundings and immerse myself in the local culture. Philip was a great help with organising a fully exciting f stay. Whilst there were a few instances where communication was a bit lost in translation and things got a bit chaotic, overall, it did not detract from my overall enjoyment of the stay. In fact, it added to the charm and made it feel more like a family experience rather than a traditional hotel stay. If you're looking for a place where you can truly feel like you're part of the family and not just a guest, I highly recommend Kanlaya Home Stay. The beautiful rooms, incredible dinners, and diverse activities make it a perfect choice for a unique and memorable stay.
