    Ruined my pleasant experience in Chiang Mai. + POOR POOR WIFI + NO SOAP, NO SHAMPOO + ANTS EVERYWHERE IN THE ROOM + I don't understand why he says that i didn't listen, because i sure was listening to him, i even apologized to him several times. However, he started yelling at me in a high-handed manner, angrily insisting that he had to charge me an extra fee. Contrary to what the owner wrote below, my elbow was only slightly scraped, and although there was some bleeding, it was not enough to stain the bedding extensively. Does a scraped elbow really soak an entire blanket in blood? Nevertheless, he kept saying that we had to buy a new blanket and new towels, and the amount he charged was outrageously high. I felt like he was trying to RIP OFF tourists, which is why I refused to negotiate—not because I was unwilling to listen to him or engage in a discussion. Moreover, the towels were not even decent hotel-quality towels—they were old, worn-out, thin rags. They were so low in quality that they could probably be bought for just $1, yet he suddenly demanded $50 for them. Who in their right mind would agree to such a negotiation? And in the end, the reason we didn’t wash and just paid was not, as the owner claimed below, because it was too dirty to do so. Rather, it was because the bus to Pai was about to arrive to pick us up, and the owner wrapped the blanket and towels in a bag, threw them at us, and said, "Go wash them outside if you want." Given the time constraints, it was simply not feasible. We ended up paying because they threatened us by saying they had my card information and that even if I didn’t pay now, they would just charge my card anyway. That’s why we paid—not for any of the reasons the owner falsely stated below.

    1. When we arrived to check-in, the woman made a face like we were somebody unexpected, very confused (even though the reservation was already paid), like there's nobody to check-in that day, making us anxious. This shows that they're not even capable of managing bookings. 2. One day, about 9pm i went down to ask for more toilet paper. The door of the office was closed but the owner was sitting at the desk inside the office, so i tried to open the door and ask him for more toilet paper. He made the face very annoyed and scolded me that the office is closed 8pm, that i should've ask at the daytime. Did i know the office closed at 8? NO. No one has informed me about that. At the daytime I am out doing tours and stuffs. I am not even at the hotel. I come back at night and I ask for more toilet paper. Am I doing something wrong? It was 9pm and he was there. What's wrong with him scolding me. 3. After check-out, i was with my husband at the lobby. The owner calls me (only me**) and AGAIN starts scolding me that we used one towel very dirty and on the bedsheet there was some blood. He asked me if i was on my PERIOD!!!! wtf I told him that I had hurt my elbow and i didnt know that i was bleeding while i was sleeping. I apologized to him many times. And he said that the towel was only for face. I used that towel on the floor because i needed it on the floor. They don't even change towels. Then he told me that he would charge me, that it's the first time that this happen. (EXAGGERATED!!) We always keep clean rooms, and the blood was an accident that i didn't even know. He treated me like some DIRTY DIRTY person. They told me that they can't wash it, that they have to buy a new towel and a new bedsheet, which is a lie because it does come off. It's only dirt and a little blood. So i had to pay for the new ones or i have to wash it on my own. The problem is that, they never mentioned about the extra charges during the stay or while check-in.

    Property response:

    On behalf of the owner I would like to clarify from our part as follows: 1. The white bed sheets and blanket had a lot of blood spots stains, which were difficult to wash. Normally, if the bed sheet was heavily stained with blood, whether from a wound, nosebleed, or from a woman's menstrual period, we would not use these services again for reasons of cleanliness and hygiene. 2. Using a white towel for face to wipe shoes and floor until it was became a rags so we had provided for a dark-colored of doormat for every room normally. 3. We informed the service details that there was no 24-hour service, but we were ready to provide service at the time stated. At first, the guest did not take any responsibility and we did not inform them of the fine rate to them but they had refused to listen anything and don’t want to pay for any penny then we called the tourist police and after had conversations with police they found out that they were at fault and had to pay, but the guest did not want to pay and tried to wash it themselves. However, when they saw that it was very dirty, they changed their mind and agreed to pay because it seemed that it could not be washed. In the end, we agreed to only charge 8 USD. Actually we don’t want to the guest to pay the fine but they don’t want to listen or negotiate anything. We just wanted the guest to take responsibility and understand correctly because the guest thought that the accommodation had to inform and explain all asset,all the details and all conditions in the room before checking in. Otherwise, if they had already paid for the room, they would not be responsible for any damages incurred. In reality, I believe that every places could not do likec that and no accommodation would not charge for the damage if the damage was too much. Finally, we tried our best to take care of our guests to ensure a smooth stay. We have been serving our guests for a long time. Most of the guests were very understanding and cooperative with us. And we accept and tolerate the problems that occur. If the problems are not too much, we will not disturb the guests.

    This is such a fantastic place to stay I came for 3 days and stayed 3 more. the location is perfect everything is walking distance, the room is big and full of light and feels like home , there's fresh coffee and cake every morning and my room was clean and lovely,I felt so safe and relaxed here thank you.

    Great location, with comfy bed. Breakfast not included but free coffee, tea, bananas and home made cake set out every day, so breakfast really was included! Mr Vid, the host was really helpful.

    I have tried many places in Thailand for this price point and this was by far my best experience. I had a very quiet, comfortable back room. For the price, I have no idea why some people would complain. If you want to spend 2-3 times more get a 4 star hotel. The AC was great, I had a great sleep and an adequate shower and grooming experience. The owner was very professional and accommodating/flexible. His staff did a great job with my laundry and immediate replaced my towels and bedsheets during off hours. Highly recommended for the budget price.

    The bed was firm but not super firm like some Asian beds so I slept well. The water pressure is not perfect but adequate. The towels can be replaced daily but request it. No ask no certainty that’s life, ask :)

    The room was spacious and met my expectations. The location is conveniently located in the old square and close to the Sunday night market. I had an early arrival and the owners were able to check me in earlier than the standard check-in time, which was greatly appreciated. I would definitely stay here again.

    The bed and pillows were harder than expected. The bathroom doesn't have a properly defined shower area so the whole bathroom floor does get wet.

    Clean and comfortable. Great location. There is a shared kitchen and a nice outdoor space to relax and work. Mr. Vid is super nice and helpful! I would recommend this to everyone and hope there is availability at RCN the next time I visit Chiang Mai!

    Great location. Excellent staff. Mr. Vid was so helpful. He makes sure you have everything you need. The entire place is spotless. There's a nice outdoor area to relax and meet new people, with complimentary coffee, tea, and snacks. There's also a well stocked shared kitchen with a couple burners and microwave.

    It could do with a little refreshing. But for the price, location, cleanliness, and friendliness I would stay again.

    Clean and spacious, with a fridge in the room and AC that works well - so all the basics are covered. It is also in a great location, close to places to eat and temples to visit, and the hotel has an area on the ground floor with free tea and coffee and snacks, along with a filtered water dispenser for drinking water. The staff were friendly and helpful, in particular Mr Vid is a source of lots of useful information and can arrange tours at a competitive prices. Overall, I think this is a good choice for the price we paid, and the negatives are all in areas that aren't too important. I'd stay here again.

    The hotel is getting quite worn, and the room lacked shelves and hangers for clothes, but these are minor issues. It's still a good place to stay.

    The staff was perfect, the location is great and the room was clean. The communication with the staff was really good, very responsive and helpful. The location is super close to lots of good restaurants and relatively quiet.

    The beds were quite hard but after talking to the staff they added some extra bedding which made them acceptable. The shower drain was clogged but again after talking to the staff this was fixed immediately. However, the bath still wasn't what I would call great but passable. The only downside was that it was hard to properly ventilate the room even though it had a balcony and while we had louder ACs it's not quiet either.

    The quality of the room was excellent. Wonderful views out the window, quiet, clean and just a restful and nice place to stay. Also perfectly situated in a good area within the old city. Close to excellent restaurants. I also appreciated the large desk in the room for work video calls I had to make. And the Manager (Vit) is very helpful, friendly and a great host.
