How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.

The breakfast options are not meeting our expectations of providing variety of meals. Moreover there’s no GYM to do exercise since it’s 4 star hotel should maintain the minimum standard of luxury lifestyle.

The resort was miles away from the beach and main area of Patong, to walk was difficult heading into town, as it was near vertical drop walking down the road, walking back was impossible unless you are into fitness. No taxi or tuk tuk drivers had any idea where the resort was located, hot water was almost no existent and I was electrocuted trying to connect the kettle into the wall, no apologies given just a different kettle and that was that. And the resort is located in a Muslim area, so every 4 to 5 hours from 4:30am they would play their payers over the town P.A, until 8pm.

This is not a 4-stars hotel, on many fronts: no on-site restaurant (you have to climb a steep narrow street with no sidewalk to a "partner" restaurant, and you can't "bill the room" from there; and let's not think about the rainy season when you would get soaked on the way, luckily for us, it's summer now). Elevator not available to the breakfast room and our room/apartment had stairs to the bedrooms floor, even though the description says elevator to all locations. The maintenance state of our room was terrible: only 1 shower with glass, the other two with no glass or curtain, water splashing all over), 1 toilet not flushing, no vents in any of the bathrooms (bugs and other insects come right at you if you dare open the small window), tiles broken close to some of the power outlets (especially the ones in the bathrooms). Noisy AC in the 2 bedrooms.
Dear Mr Simon, Thank you for booking two nights at the Prince Edouard. We are very sorry that the Villa where you stayed was not to your taste. You booked a Deluxe Room (cheapest choice), you were upgraded free to a villa two bedrooms three bathrooms 170 sqm. The villa has two floors, there is no elevator to go to the second floor. It doesn t look strange to me. Same for the restaurant which lays on the second floor of another two floor house. The resort has two main buildings with four floors and elevators as stipulated on our websites. We have a restaurant, where we serve only the breakfast, as stipulated on our websites. We are apartments renting and resort, not a hotel with hotel rooms. In fact the street leading to the resort is steep and narrow, and not convenient to go to the town, even to the restaurant which lays 100 m far, we are very sorry for that. And this is the reason why we advise on our websites, our customers to have/rent a car or a bike. The Prince Edouard is fitted with two garages for 20 cars. You can not be in the mountain, offering a panoramic view over ocean, town and mountains, and not have to climb a slope. This 2024 year we made quite a lot of renovations in our apartments. All aircons have been changed, all showers have been fitted with glass pannels. Unfortunately the Thai House whrere you stayed has not yet been renovated. Still there is an extractor/fan in each bathroom. We noticed that your wife was disabled, she had difficulties to climb stairs. Dear Mr Devitt, The credit card you have used for your booking was not in your name, and there was no CVC code mentionned. This credit card has been marked as "invalid" by Booking.com who asked us if we would like to cancel the booking. As we were too close to the check in date we answered that we will let you check in. At check in you claimed having paid already to Booking.com. After checking and calling to Booking.com, it appears that you didn t pay. (The card was invalid and also Booking.com never use customer's credit card to collect the booking amount, except in the case of VCC prepaid bookings which was not your case). When requesting you to pay for your booking, you said having lost your phone and credit card in Hong Kong (later to the police you said lost in Thailand), then being unable to pay, only having 10.000 baht with you. We asked the Police to come in order to let you make a deposition about your credit card lost in Hong Kong, and help you to find a solution. You refused to file a claim and said you had to go back to your country to get a new card. Then we offered you to cancel your booking free (according to the rules you had to pay 40.000 THB), and let you stay one night (as it was late at night already) for a discounted rate. In your comment you are still claiming having paid 40.000 baht which is a lie. Other comments on the hotel are hateful and unrealistics (except for the garbages which are from neighbours - we made a claim to the Municipality). Regards JP Postyns (owner)

Verified reviewThe resort is very authentic Thai style in every way. It’s located up a steep winding lane which would be a challenging walk for sure. The beds were firmer than I’m used to, but apart from that, we thoroughly enjoyed being there. The view down over Karong and Patong was beautiful and the surroundings were so peaceful in the morning. The staff are incredibly friendly and I recommend Prince Edouard.
Nothing we didn’t like. Different to what we’d get at home and we embraced the difference.

The owner should take more care of the cleaning staff. They are VERY GOOD professionals and WONDERFUL people. In enchange, the sleep in very small rooms without air conditioning. This has to be changed immediatly. It is just not fair!! Also the fact that from time to time there are very impolite guests that disturb others dirving their motorbike in the pool area or using the pool in hours not allowed for that. Nobody from the hotel says anything to them. Again, it is the responsibility of the owner to change this. It is not fair for the rest of the guests. Our matress was very old and unconfortable. The owner should consider changing the matresses.

Verified reviewFast check-in, not in your face service, host Anasura available if any issues by phone, room/apt was huge, cool, smart TV, good WiFi, wide window/door frontage, chairs + loungers × 2, quiet, up the hill (good aerobic exercise), swimming pool, kitchen facilities for self catering, No. 6 restaurant 100m up hill and breakfast inc. eggs any style, toast, butter/jam, water melon, tea/coffee and yoghurt. Bottom of hill 7/11 & before end on right outdoor shop selling beer anytime vs. restricted hours.
Bathroom and related fittings probably due for renewal due wear and tear, decor etc. fine.

Verified reviewLocation was great although I wouldn’t recommend if people do not have their own transport, the hill is very steep. Quiet and away from the madness of Patong. Clean and safe for the children.
Breakfast is monotonous, easy to mix it up a bit maybe change the fruit day to day, put a special on etc.

Small problem with water drainage in the shower. The hill to the hotel is probably one of the steeprst hills in the world. Lucky it isnt too long but it is scary.

We didn’t have a kettle on property & the road up to the hotel is a winding hill road which is almost impossible to climb. We always needed a car/bike to get up.
