Real Bookers. Real stays. Real opinions.
Read more– opens a dialog boxEach review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

SingaporeUnlike a more standard hotel with soundproof windows, there were occasional motorbike sounds coming in from the streets. Would suggest to earplugs for highly sensitive sleepers.
We had a very local experience thanks to our host, Rina. We did a boat tour to various temples which Rina arranged for us. It was also a new experience living in an impeccably designed shophouse, which Rina herself saw to (very inspiring lady!). Breakfast was wonderful as well.

A beautiful small-scale hotel with only four rooms, designed with great attention to detail. We received a warm welcome, the room was stunning, and the location is excellent — just a short walk to Wat Arun. Breakfast was a pleasant surprise: although we expected a simple continental option, we were served fresh croissants, juice, fruit, yogurt and a delicious coconut dessert, far beyond expectations. We also appreciated being able to leave our luggage after checkout before our late flight.

GreeceWe loved everything. Would come back to Bangkok just to stay here again! The sense of serenity and happiness it offers cannot be put to words!
Before you even step inside the main building, you take off your shoes a small gesture that instantly slows you down and sets the tone for what’s to come. It all begins with the hostess, calm, interesting, and more than warm. She greets you with a refreshing drink and local treats, but also with genuine curiosity about you. She doesn’t just check you in, she wants to help you create your own perfect Bangkok story, suggesting places, booking tours with a wonderful driver and making sure every detail is right. The all-female staff (from what we saw) carried our luggage to our beautiful room, a space full of details that transport you to old Thailand. The 100+ year-old building has been fully renewed, yet its history lingers in every corner. Waiting for us inside? Peeled snake fruits, ready to enjoy. In the morning, you cross a peaceful garden to reach breakfast by the river, longtail boats gliding past as you eat food that tastes every bit as amazing as the view looks. We were on a hotel-hopping plan and had to leave early, but we seriously considered cancelling the next stop just to stay here one more night. When departure time came, the staff was already outside our room, ready to help with the luggage once again. Every moment here feels thoughtful, personal, and full of quiet charm. Neil Niwas isn’t just a place to stay it’s a place to remember.

United KingdomNothing, it was a fantastic stay in a beautiful hotel.
From check in to check out everything was perfect. The hotel is a beautiful 135 year old traditional Thai house in an oasis of calm within the hustle and bustle of Bangkok. I was greeted by Weena, the owner, with a tour of the property and grounds, and a refreshing cold drink. The room was spacious, beautifully decorated and pristine, as was the bathroom. The air-con and fan worked well, and there are shutters over the windows so it is dark and quiet at night. The bed is comfy and I slept well every night. I would recommend this hotel for anyone like me that is looking for peace and quiet at the end of a hectic day in the city.

AustraliaThis incredible home has been painstakingly restored with passion and love. If you appreciate architecture and the preservation of it you'll be right at home here. It is a haven away from the hustle and bustle and our host could not have been more welcoming, accommodating and helpful. The staff were equally attentive and the food was delicious.

United StatesPhotos don’t do it any justice. Awesome little house. It feels like you’re in a family home but also a museum and a place you feel calm and interested to be in. Tuk tuk ride can take you anywhere quickly so it’s fine being a bit out of the hustle of the city. Felt safe there and the host is full of info and history. I wouldn’t describe this place even as “good for the money”, it’s just plain good. We debated something like this or a fancy hotel and for the attention and quality/cleanliness of the place it was probably one of the better value stays in all of Bangkok. I would only stay here moving forward when traveling

United StatesCompletely charmed by the property, the lovely staff, incredible attention to detail, the unique location, and most enjoyable breakfasts on the river each morning. So thankful for our time at Neil Niwas. Our host gave us recommendations that truly helped us navigate the area and determine what was worth seeing and what we should skip during our short time in Bangkok. We can’t thank her enough. Each room detail is carefully considered. The in-room snacks and welcome treats were so thoughtful and appreciated as well. Each time we left the property we were happy to see the local neighbors gathered along the street. Highly recommend.

SwitzerlandWow, this must be one of the most calm and relaxing places i ever stayed at. And that in Bangkok! Only 4 rooms in 100+ year house built from teak wood. Freshly prepared and super tasty breakfast (take the thai surprise option if you don't mind spicy breakfasts, you won't regret). The owner and staff are wonderful hosts. 10min to Wat Arun Ferry and less to the MRT Blue Line Itsaraphap station

GermanyThis is not about disliking but good to know: the rooms are on the first floor and the (beautiful original teakwood) stairs are quite steep.
This colonial style building has been renovated with great professionalism and taste. It was a wonderful place to stay for a few days. The owner is very caring and helpful. The breakfast served in an open pavilion alongside the canal is just as good and beautiful as the guest experience as a whole.
