How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews

Basic budget accomodation, but short stop over stay & great area near markets etc so did all we needed - quiet at night, very hot up top floor though communal fridge at reception

Beds are pretty hard, as is the norm. One of the top rooms doesn’t have the best wifi but she still works fine.
Good location, clean rooms, quiet and cool. They stored our bags for us when we did the Mae Hong Son loop as well!

It is really central and everything is easy to reach. The owner speaks good English. For the price it is fine . The bed was quite hard.

Affordable accommodation in the heart of Chiang Mai's Old Town. Close to all the top destinations, Bars, Restaurants and Clubs. Nice and polite host with family. Recommended for budget travellers all who want to have a place for the night without lots of fancy stuff.

Everyone was super friendly. Everything we needed they could arrange for us (motorbike, tips for events). Rooms were clean and nice.

There was some noise from outside. If that is something you are sensitive to this may not be the place for you.(I stayed during a festival - I'm sure that didn't help!)
This inn is very homey. The rooms are basic, but comfortable. The staff are friendly and helpful - I asked if I could leave a bag on the day that I was checking out, and not only was that okay, I was also allowed to use the shower facilities when I returned in the evening to get my belongings. The location is great. It is located in the old city so there is plenty to do nearby, and it is easy to get to pick up points if you have day trips planned. There are some great shops nearby - I recommend Early Bird 626 for a nice local breakfast shop that opens at 6am, and Waffle Square for their delicious fresh fruit smoothies!

WiFi could have been better, but to be fair, it is only sub-par in one room. The owner very graciously let me use the WiFi on the ground floor, and there it is very good.

I loved my big yellow corner room on the top floor with louvre windows, lots of natural light and a great view. The owner rented me a cool little scooter and I rode the samoeng loop. Totally recommend.

The property is a bit run down and a renovatiob to the bathroom would be beneficial. A cupboard would be a good addition to the room.
The location was perfect, so was the staff who were very kind and helpful. The bed was comfortable, the wifi was fast, the room never got really hot so we hardly used the AC. Would gladly return.

There were some bar in the same array and a night club (ZOE) not far away, they were running with high volume music till late night (after 1 O clock) and my room was facing to the array with a glasses door, we were woke by the motor cycles across my room! Maybe a room at higher floor should be better and with less noise.
The location was excellent, just next to the town center in the old city, a very nice coffee shop and many good cafe next to the hotel (just at the junction with Ratchapakhina Road). A local market in the opposite side of the cafe and within 10 minutes walking distance to Thapae Gate. Room was quite clean and staff was helpful although she cannot speak English.

The street can get a bit loud in the morning - making food and such. Noisy at around 6 am, but nothing dramatic.
Great value, superb location, wouldnt want to be in a different location now that I know the city. Great vibes in the surrounding coffee shops and restaurants. Good English and good communication! Clean and well ventilated room with a view!

Location is good, within the moat, very quiet at night and close to everything. Very large room, with lots of daylight and opening windows with flyscreans. Lots of surface space. Beds a little soft for our liking but there was nothing wrong with them. Shared toilet and shower very clean, and the shower was very strong with hot water if you want it. Downstairs is a fridge and kitchen we could use, including a microwave and gas hob. Family were really nice and very helpful and friendly. WiFi was OK. There is also an outside seating area. Excellent value for money in Chiang Mai, would stay again.

The A/c on the first room wasn't working.
Comfortable bed and spacious room The room and facilities were clean, the wifi was strong, the owner and staff were lovely and helpful. It was very very hot at the last last floor, impossible to sleep without a/c. First room tge a/c wasn't working, but the landlord have been very nice and helpful. We changed for an other room with very good a/c.

We had a big room with door independent, was very comfortable. WiFi is working very good and we could work 8h non stop and pretty fast. We had access the fridge, freezer and kitchen. Was so good can cook for us after months eating street food. We spent 4 nights and we will repeat our stay
