Very near to the markets, restaurants etc. The staff was lovely and the room had a homely feeling and everything you need plus a big balcony to chill. Good value for money.

The last day we were there , there was a bit of a smell in the bathroom and when we left the hotel it looked like they were pumping out something from the pipes.

Close to the old town and the newer area. The staff were friendly and you can book some excursions through them. In a quiet area next to two schools. 711 is close by.

the stairs were quite steep, no elevator, top floor, floor 5 the door between the room and the balcony locked only from the inside and you cannot really keep it open after dark due to the mosquitoes.

spacious and clean room could be enough for mid to long term rental amazing view of the mountain on one side and skyline on the others location is close enough to action but quiet for a chill vibes close to shops like laundry, small shops and others staff is amazing and so helpful - thanks for keeping my luggage's during my road-trip

the stairs, the room was on the top floor - level 5, stairs are quite steeps on some part. i was working and needed a strong wifi connection. which was the case most of the time except between 6 to 9, there were disruptions.

the view from the desk when I worked was amazing, i could all the sky shades changing in front of me. the room is big and clean the terrace is great as well. the bed and pillows are super comfy. the little shop at the corner is super handy. there is another restaurant in front. laundry service is 2 min behind the place its quiet et peaceful yet close to the action if needed

Looked niewer in the pictures and the curtains did not manage to make the room dark, we had to use sleep masks to be able to sleep longer.

Very good location and quiet, appreciated that they have brought drinking water into the room every day, cleaned and changed the towels. The people working there are nice and helpful.

bathroom was a little small, but was very clean and would suit anyone’s needs

so many things! It’s super clean. My room felt more like a large but cute bedroom than just another guesthouse or hotel room. The furnishings and decor were mainly a mix of 1980s and 1990s design, which I really liked. comfy bed, big flat screen tv, big fridge, vanity table. And the staff are lovely. Friendly, yet the whole place is very quiet. And gorgeous pot plant gardens downs stairs and some nice real plants in the room. Air Conditioner worked very well. Definitely one of the best I’ve stayed in over ten years travelling.

The room on the 5th floor is huge, nicely designed and has a convenient exit to the terrace (however, it is public, which means you have to keep the balcony door and most of the windows closed at all times). The air conditioning is veeery tired and noisy. We were offered a fan to keep it quiet at night, and it really helped, but the only windows that opened looked out onto the terrace, where the noisy water pump for the entire building is located. Every day at ~6am it started working and made a shrill noise. Please replace the air conditioner or unblock the windows near the bed - this way the water station will not be so audible.

The staff is definitely great - the guys are very friendly and will do their best to help. The mountain views (for those who have them) are amazing, the location of the hotel is close to all the important places and at the same time on a fairly quiet street. Cleaning and change of towels - every day, change of bed linen - every three days.

What a little gem! Tucked away down a quiet road while still being close to the old quarter. Very quaint and cozy place with heaps of character. Staff are super sweet and accommodating. Feels like you are staying with family.

The blanket was a bit too small for 2 people, the door to the terrace doesn't have isolation therefore it happened to be awakened at night by occasional noises coming from the street (which is anyway very quiet).

Mountain view, possibility to see the beautiful sunrise and sunset. Comfortable bed, convenient location. Terrace with drying rack for clothes available.

the place for me in my humble opinion is so awsome, yes it is not my first time with establishment and hopefully also not the last...the room just have this panache that suits me and is almost untangible to describe. the size of the room, the wooden floor made from small tiles, the cleanness, the refrigerator in the scorched city is a big plus, ac, the balcony if you wanna use it, the friendly stuff, for me was a safe choice to choose from, not to mention size of the bed and pillows that for me were great and made my sleep so rejuvenating...

We stayed here 13 years ago, the last time we were in Chiang Mai. It was as lovely then as it is now. Exceptional value for money; impeccably clean; no fuss and welcoming guest house. Don’t be expecting full hotel amenities but humble, safe and comfortable accommodation in a great location.

The equipment is a little older - for example, every time you move on the bed, it makes a terrible noise.

The location was great - a short distance from the center, but a quiet enough environment. The balcony was nice for sitting in the evening.

I liked the vintage style but it was to full with funtiture for us. The room became sort of small because of the large closet.
