    Baan Orapin guesthouse is an oasis in the Wat Kat area, just east of the Ping River, a short walk over the footbridge into town. We stayed in a junior suite at the back (#202) which was clean, quiet and spacious with lovely decor, and a balcony so we could observe the squirrels and birds. The owners and staff are lovely people and very responsive. Breakfast is ample, coffee comes from Khna next door and is excellent. The windows are fitted with screens that keep out the bugs. We took Grab to town (10') when it was hot and walked back in the evening (25'). The pool was refreshing during those hot afternoons and it was cleaned every morning. The staff booked us a driver/guide, Mr A, on the 2 days we visited spots out of town, the National Elephant Sancuary and Doi Suthep and Wat Pha Lat, the latter being the most beautiful temple site we visited. We stayed 7 days and would definitely come back. Note - we are writing the same review twice since we had two separate bookings

    The property was set within a secluded pool-side garden. It was quiet and peaceful. The property was in walking distance to the markets, cafes and old town. Our stay was comfortable and relaxing. The staff were attentive and extremely helpful.

    Room was a bit dusty smelling.

    Very quiet and secluded location but easy walk to cafes, old town, night markets. Loved the the frog sounds at night and the squirrels in the garden. Beautiful big breakfast included.

    It's not a dislike per se, but a strong suggestion. The location is wonderful for relaxing, and the garden is beautiful, just that since it's so relaxing, the smell of the "natural fertilizer" might disrupt one's relaxation. About the pool, the environment of course calls for flies, bees, and mosquitoes, which often end up floating on the pool... And a more frequent cleaning might elevate the experience even more. I wouldn't be that picky if not for the premium room rate! Nevertheless, 9.5/10 and strongly recommended

    Baan Orapin is a great choice, a little gem in Chiang Mai. I know that you are paying a premium at this price point in Chiang Mai, but the place is a historical residence with classic Thai architecture and nice decor. Every component of the family taking care of the place is very friendly, and the English level is good enough to have simple communication about the breakfast, which is freshly cooked daily (with some specials from time to time) and can be ordered à la carte. Rooms were spot clean.

    Beautiful Lana building immaculately maintained. I’ve been coming for years and it is as lovely and welcoming as ever. It’s also in, to my mind, the best part of Chiang Mai. In a peaceful area five minutes in a Grab from the action. But most importantly it’s got a huge array of fantastic restaurants – at all end of the price scales.

    The pool is directly in the middle of walkways of the accomodation, reception, and dine in area and doesn’t feel very private. Communication was difficult as there was some confusion where I requested an early breakfast one day as I had a different schedule to my partner. They provided early room breakfast for both of us - but I was quite clear about just one. He didn’t eat the room breakfast and was rejected from ordering a breakfast in the main dining room. He had to walk to a nearby cafe and order breakfast there. There was also a family staying above with kids running around and screaming a lot. This was circumstantial and is not fault of the accommodation.

    The pool and historic charm of the building were amazing. The breakfast was amazing - but be aware if you want one of the special breakfasts you need to request it the day before. The location is great - walking distance to restaurants, cafes, the river and not too far to get to China town. The room was spacious, as was the bathroom and all was well maintained. Staff made effort to make the trip special and did provide a lot of guidance and information on the local tourist spots.

    Exquisite historic property and gardens hidden behind a big gate in a central but quiet area by the river. Smaller buildings dotted around the garden house rooms for guests. Our room (a junior suite) was clean, calm, beautiful, with a comfortable four poster with pretty mosquito net (we didn’t see any mosquitoes) and lovely authentic furniture befitting the age of the main property. Staff and owners were charming and helpful. Delicious breakfast on a terrace of the main house overlooking the pool. Some breakfast items have to be preordered, but everything we had was excellent and included lots of fresh fruit. Easy to walk to markets or the old city over the footbridge, or a tuktuk to the bus or train stations in about 10 mins. One of the nicest places we’ve ever stayed in.

    Beautiful heritage building with traditional building style for the four accomodation blocks. Location was perfect and suited our family of four with older teenagers. 2 min walk to great food/coffee, 15 min walk to markets. Baan Orapin is an oasis with easy access to all that Chiang Mai has to offer.

    The road in front has gotten really busy over the years, so it’s a trek with lots of busy road crossings to get to main parts of Chiang Mai

    We loved everything

    Peace & tranquility in the heart of a city! Beautiful gardens filled with incredible plants bringing shade and relaxation. Our room “201” was just perfect, spacious, comfortable bed, balcony overlooking the garden & pool, tucked away at the back making it very quiet at night. We loved the Laana Thai decor authentic & homely. Cleaners cleaned our room daily, topped the water up. Breakfast was delicious & fresh, staff were so lovely to be around. Quite honestly the best place I’ve stayed in during my Asian travels. I do not want to leave, in fact we extended our stay.

    Everything - the pool, the staff, the breakfast. Great room - very spacious and relaxing. The bed was very comfy. We stayed at another end of Chiang Mai recently and this part was a lot more chilled out.

    In a lovely area surrounded by coffee shops with easy access to the footbridge across the Ping river. An oasis of calm during the day but close to all amenities. I particularly liked the shower at Baan Oripin - water pressure was the best I’ve ever known in Thailand and the rooms are a good size with authentic local decor. It’s a bit of a gem if I’m honest. I have paid far more for 5 star chain hotels in Chang Mai but prefer Baan Oripin. Breakfast is really good too.

    Walking anywhere was challenging--the road is very busy.

    This is a very special place, a quiet oasis in the middle of Chiang Mai with a beautiful pool and grounds, friendly owners, and comfortable rooms. We felt like we had a true Thai experience here. There are several good restaurants nearby as well as a walking bridge to get over the river to the center of town.

    That I had to leave :(

    A little slice of perfection tucked away from a busy streets you almost forget you are in the middle of a big city, but reminded only when you step out of the front gates and you have everything you ever wanted from Chiang Mai, at your door step. The pool and the breakfast also amazing. The rooms feel so sturdy and safe. I just loved this place.

    It seems like a family-ran BnB, so you won’t always find someone at the reception to ask questions. However, if you call the hotel’s number, someone will pick up and help you with whatever you need. For example, they arranged for a taxi to pick us up and take us to the airport at 4:00 am.

    The unique feeling of being in a traditional Thai house, and the greenery and nature that surrounds the facility.

    Very good breakfast though asi only had bacon I should have liked a little more I also felt that my second cup of coffee was a little unwillingingly given ….i could have done with a pot of coffee and a jug of milk, a very common experience in other hotels certainly in the three before we arrived in Chiang Mai.

    Baan Orapin is an oasis within Chiang Mai. The staff is extremely friendly, the room was georgious and the garden and pool absolutely great and quite. We would come back to Chiang Mai only because of this hotel!
