    Excellent hostess, cool location and a tge space is clean, quiet and organised.

    Everything was great, but the aircon was a little slow in cooling the room and bathroom stayed hot and steamy.

    The hostess cared for us, from the start of the staying until the end. She waited for us until 10 pm the check us in, and at the checkout made us cookies for the way. Always wanted to help with a big smile!! The room were extremely big and comfy, with great shower and cute balcony :) very good value for price!! There is a kitchen downstairs with fresh fruits, water and bread, for a morning snack. Also there’s a washing machine and a dryer at the kitchen , with all the equipment needed. I enjoyed every part of the staying in Chang mai especially because of this great room ❤️

    We liked the location close to a few local markets (fruit, flowers, Warorot), river and walkable to old town. Tucked in a quiet area. Extras that we appreciated included fruit, bread, water/coffee/tea, access to a kitchen and laundry. Friendly host with good communication.

    Great place to stay in chiang mai, located 15 mins walk from old city and night Market, 5 min to Chinatown market. Exceptional facilities, we stayed in the family unit which had an entire floor and 2 separate rooms. The host was very helpful, they offered to clean the room during our stay. Great value!

    I'm a regular here and the hospitality is second to none.Its clean and anytime you want,a coffee or snack,the kitchen is available.The Old Town is approx 30 minutes walk from here.Good value.

    Can be slightly noisy if a couple with young children are staying.

    Exceptional host who is constantly in touch with you and communicates well. We were a family of 5, and had the top floor rooms. It's like a mini apartment and microwave and fridge and sink. Ned is huge and 3 of us slept in the same bed. Walking distance to a mini street market where we ate finger food. No breakfast was provided but she left some bread, fruits and local sweet stuff for us

    Location is a little outside the city walls. Chose this place become it was a one night stop before heading outside the city.

    Big bright room with a king size comfortable bed. Fruit and toast bread available in the downstairs kitchen so you can make a simple breakfast or snack. Good location close to the river and in walking distance to old town

    There was plenty of bottled water, but as we like to be travel sustainable we prefer to be able to refill our bottles. Way too much plastic use in the world and particularly in Thailand. Also there was no fan only air condition.

    The hostess is very nice and responsive. Her English isn't perfect but she makes it work. She put out some local fruit each day that we really enjoyed. She also let us mail a FedEx to her. The room was spacious and great having our own bathroom. The kitchen and downstairs were nice and we largely had the place to ourselves. It's about a 10-12 minute walk to the edge of Old Town. We also found a nearby night market outside of Old Town that was less touristy and we really enjoyed it. We would love to come back.

    Everything.The owner is a lovely lady who speaks some English and freely gives advice and offers free fruit,bread and coffee in the kitchen.Wonderful room and attention to detail. Will stay again when in Chiang Mai. Mal.

    All aspects of stay. near markets and 15 minutes to Thapae Gate and old city.

    Location was excellent, tucked in but close to the city. Makes for one hell of a basecamp for explorers as it is close enough to the riverside area and city gate. Simple breakfast and fruits means you’re never too hungry. And generous supplies of drinking water means you’ll never go thirsty ever. The kitchen have some basic spices and equipment so it’s easy to cook up a meal and feed yourself. Laundry dryer facility is a lifesaver and it’s quite a nice amenity to have. And the proprietors are quite friendly and very helpful.

    There were some electrical problems in the room that we stayed in. But we were able to fix it ourselves after the first time around. No lifts were tough in the beginning - but after awhile we got used to it and got a fair bit of cardio workout going.

    What a perfect little place! Tucked away in a small alley, nice and quiet, and with a lovely owner. The room was spotless, huge bed with Thai style mattress, fridge, kettle, and a really good shower. The little balcony was lovely, and the screen doors meant I could sleep with the balcony doors open. There are bikes on site available to use, as well as a kitchen and laundry!!! 3asy walking distance to the market and old town. Communication was quick and easy - every question answered promptly. I will definitely be staying here again

    While I do like a firm bed, this was a little too firm! Everything else was perfect!

    The kitchen and free breakfast goodies. The beds and space, clean and comfy. The location, close to the Moat and the river. The owner is super nice. The place is unique, cute, private, would stay there again for sure.

    The stairs are bad if you come with luggage. Backpacks are ok, luggage was... Message them to find someone that can help take your luggage up the stairs.

    Everything was excellent! The owner always made sure we had everything we needed to feel at home. Also, I want to highlight that she bought water for all the guests, which in Thailand is really important. We never had to buy water outside the hotel.
