Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

GreeceThe service was really bad. Upon arrival I couldn't understand how to access neither the building nor the room . They sent me written instructions last minute, once I started complaining via whats app messages. I tried reaching them on the phone through What's app they didnt pick up. The money charged for the room was much higher than other options offered in the area.. No breakfast No one available during check in. No daily cleaning. No change of towels and the showers drainage was not working properly. I just went with what was so as to enjoy my stay. I would not stay there again.
I loved the location. It was in the center of old Sintra, very near the National Museum, and many places to eat, several breakfast points, many shopping options. Walking distance from train station about 15-20 min and to all places for sight seeing!

FranceThe Casa da Pendoa is located in a narrow cobbled steep back alley, not easily accessible, so please be aware of this. They use an online system (with a "customer page" on their website) to deliver the codes to enter both the building and your room. They also use a lot the message system on booking.com. That seemed to make things more complicated rather than less to be honest. Especially, as often in Portugal it seems, they do not want to give you the codes too early, so you have to wait for the last minute to get them : which means you will need to have a charged phone and some signal... which can be sparse in Sintra ! And of course, the system bugs... so finally their team have to monitor it in real time and send you messages so you would finally get the key codes. Seemed like an overuse of online stuff to get this done while it could be much simpler.
Very centrally located in the old center of Sintra, close to the National Palace, our room (studio on the 1st floor), was facing a quiet back street with charming views over some of the beautiful villas and castles in the hills and we were graced by a wonderful sunset on the sea, that you can actually see from the balcony. The room is large and well equiped, the bed is huge and comfy and as we were tired of our day hiking in the hills, we settled for a dinner in the room, enjoying the view and the quiet of the evening. A perfect stop over for us. A plus : despite the absence of staff onsite, the place proposes a storage room with lockers for your luggage.

CanadaNo fault of the apartment itself - however, for those travelling with a rental car - parking can be difficult and it can be a long walk to the apartment up some very steep hills (to be expected in Portugal). After 7:00pm, the posts on the roads leading to the apartment remain down and you can park your car in front of the apartment building (granted there is an available space).
Accommodated our group of nine very well - stayed in three separate apartments. My partner and I stayed in the "loft" and it was fantastic. The views from the balcony were gorgeous, the bed was extremely comfortable, and the room was spacious and clean. The apartment is extremely close to the old town shops, restaurants, and tuk-tuks that can take you up to Pena Palace. This would be my first choice for staying in Sintra again.

United KingdomCould have been clearer that the second code was for the room and not for the numbered key safe in the entrance lobby. The main thing was that the air conditioning unit broke on our first night - that was one of the key reasons we booked this place. We were told that someone would come and look it at and try and fix it but it didn't seem like anyone did, we were given a bucket for the leak and when we asked we were given a large fan so that was great. It would have been good to have some proper mugs and a couple more glasses/bowls. The towels were a little stained with make up but otherwise it seemed really clean.
The location is really central and the view was lovely. It was great to have a kitchenette facility. The room was clean and overall it was fine for a few days stay. The hosts were responsive when issues came up and the cleaning staff were friendly when we needed more towels.

AustraliaNot knowing taxis have access to get in and out of the community with ease. no lift.
Great spot central to everything. A short walk to the main centre for food, and shops. You can walk to castles or easily hop on the bus or in a taxi from the centre. When staying highly recommend using a taxi to enter the historic community as it is like a gated community and taxis can come and go with ease and know the streets. Not easy dragging your luggage along old cobbled streets trying to get to your accommodation otherwise.

NetherlandsThe flushing button of the toilet was missing and was replaced by a bottle cap. I stayed in room 9. Bare in mind that the floors are from wood and can be a bit noisy depending on how your neighbors are. The access codes was a bit of a hassle. I did had an email with the code for the entrance of the building, but the code for the apartment was in the Guest page (from LovelyStay). And that's not smart when connection to the internet is/was sketchy. Luckily there was some staff around who helped me with the WiFi password so I could access the Guest page and retrieve my code for the room. Just put both codes in one email, one day upfront. The guest page doesn't add any value.
The apartment is located in the historic center (old town) of Sintra. The road to the apartment is not suitable for people with mobility issues, but that would be the same for all of Sintra (uphill, downhill roads). I liked how clean the apartment was, loved the location and how quiet is was (no noise from the massive tourist crowds while they are just a 2 minutes walk away). You also have a lot of privacy. I also made use of their storage room when I checked out.

CanadaThere was an issue with our room when we arrived and it took a few hours to sort things out. We were finally offered another room which was beautiful.
The port in the lobby was a nice touch. There lockers to store our luggage before check-in were very convenient.

United StatesThe rental is managed by a property company. We had issues getting into the building and room initially. We utilized the phone number provided but wasn’t able to talk to anyone. We problem solved the situation with assistance from another renter.
Big studio room. Very comfortable for two days. Like the feature of being able to drop off luggage and put in a locked storage compartment before check in. You will need to get a front door access code early in order to drop off your luggage before check in. Owner is very kind, dropping off flashlights for each room as the country power was out for 12 hours

AustraliaBeing located in the old city and in a part that taxi and uber are reluctant to drive into make arrival and departure a little difficult. There was work being carried out on the hot water which meant that we had no hot water for showering on our first morning. The Nespresso machine was not working and leaked water.
Reasonably well located in the old city. Just remember Sintra is steep you will need to walk up hills. The apartment was comfortable. The main square is up hill from the apartment but close by with bars, shops, restaurants and the National Palace of Sintra

LithuaniaThe apartment itself lacked a bit of love and attention to detail. Sofa has to be changed as it's very dirty and has tears... Both toilet flush buttons were broken,so it is not possible to flush it properly. Overall the location is great, but as it is not a cheap stay, you have to make people feel more comfortable.
We really liked the location, it's absolutely superb. Staff was really lovely and helpful. Bedrooms very cosy and beds are very comfy.

United KingdomPros: 1) Staff were great and helpful 2) property was spotless 3) some of the beds were huge! 4) LUGGAGE STORAGE BIG PLUS - they have lockers downstairs in the building Cons: 1) door code did not work - staff resolved it quick enough but we were so tired it was irritating 2) no garbage can besides bathroom - this was quite the opposite to the rest of Portugal where they really separate their garbage 3) shower turned into a swimming pool after 5 mins. The drainage needs to be looked at. 4) our room was #4 which was pretty cramped in the living room. It was ok for 1 night but not for families who want to come here to relax and hang out.

United KingdomThe whole remote check-in process was very poor and very frustrating at times. The mobile signal around the property is quite poor, and so it can be tricky to communicate with the hosts. I found it really difficult to find my building and got really nervous as the remote support was very slow. The digital lock of the gate didn't work in the most incovenient times (once at night when it was pitch dark) and another time when it was heavily raining outside.
It was a very spacious room, with plenty of windows and lights. It had most amenities.

AustriaDoes Not Factor into my Rating because it was very Well communicated, but Just to be aware: parking is Not permitted inside the old town of sintra, so driving in when its busy to drop of the luggage, driving Out again, searching for a parking space and then find a way to get Back to the Hotel for one night was an absolute hassle.
Comfy beds, good heating system for colder days, overachiever when it comes to making sure the guests have all the information ;-)

GreeceThe location is perfect to stay really close to the centre of Sintra. But keep in mind that if you want to order a taxi to ask to drop off next to the national museum of Sintra. It was kind of complex to arrive if you just open the maps. The room was warm but I would prefer a heating system different from the air conditioning. For the bathroom it was okay but I felt a little bit of cold.
