How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.

Verified reviewThe location and the spirit of the property: it is a historical building with a nice "old", museum-like smell and atmosphere.
The loud-crackling floor; almost no place to store the clothes/items/baggage (only one small niche); wobbly table and nightstands. No sound isolation: the door is thin and installed quite freely - we heard almost every word people said in their rooms and on the floor + crackling floors are everythere (not only in our room). Only one towel for 9 days (our host provided us with more upon request), dusty bed covers.

Verified reviewGreat place to stay if you want to be as close as possible to the beginner slopes (Nosal) to learn skiing/snowboarding. Super fair price for what they offer (large room, 1 double bed and 1 single bed in the same room with private bathroom) but maybe it was a last minute offer. Access to a kitchen and a nice common area for resting/playing games. In addition, Greg's hospitality was delightful. We asked him for suggestions on where to go snowboarding for beginners (never been on a snowboard or skis) and although he admitted that Nosal was probably the best option for our case (and it was true) he still gave us a couple of names of ski resorts that we could never have found on our own. I would definitely recommend and will probably return in the future :)

Verified reviewVery traditional, comfortable, clean, warm accommodation. A beautiful zakopane house. Lots of different rooms to choose from. Spacious communal areas including kitchen and games room and sitting room with open fire. A communal toilet on every floor, Porch to put your wet boots, coats in and secure area for Skis etc. Only 5 mins Walking distance of Nosal slopes and restaurants etc. Bus stop going into town right outside was very useful, buses in zakopane are very easy to use and navigate. The house was in a peaceful area backing onto fields, including a public one which was ideal for tobogganing. We had the top floor which was perfect for a family with our own cooking facilities and Spacious bathroom .The beds were very comfy and the whole building had a cosy and safe feel to it, very welcoming after being out on the slopes all day. The hosts Greg and Monika are really friendly and happy to share local information about ski slopes, bus times, hikes etc. The last set of stairs to the top apartment are quite steep so go careful, not a problem even after a day's skiing but just to bear in mind for anyone with mobility difficulties. We had a fantastic weeks skiing and exploring here over the New Year. There is so much to do in Zakopane.

Verified review20 min walking distance from Kuznice. Recommended if you want to isolate from the city center and just enjoy the park. Be aware that while you'll have views to the mountain from your rooms, you won't see the majestic peaks, just a foresty hill. But you get peace and silence instead. The peaks are best seen from the city center, which is more crowded and noisy. There is no staff around but they left a detailed map of the park and a dossier with local info which came very handy. Room was great. Very comfy beds.
There were either huge or tiny pots in the kitchen. Some basics (salt, paper towel roll or cloth towel) were missing some of the days. Very creaky floor. Thin walls, you can hear people in the dining room from the second floor. It took me two days to learn how to fit the key in the door lock. The balconies are shared with the next door neighbours.

My younger granddoughter was hostes and prictice hotel duties which she is studing at school. It looks like she did not pass exam well. If comes to price it was not as bad. Making reservation on the best OTA adds to your price. Also it will coast less if you come with companion and share expences. Hope to see you again in the future.

Verified reviewThe house is localised in a very convenient area for tourists who are in Zakopane to trek, not to party. The place is quiet and cosy. In the garden there are two barracks, one with a table tennis and one as a playground for kids. In the building there is also a mini pool table. That's very nice.
I'm not a customer with high expectasions. And I appreciate the advantages. But I can't value the place if there is not a basic thing - regular replacement of bedding, carpets or aged pipes - what means maintaining acceptable hygiene for guests. Carpets that have not been replaced for decades have so many fungal spores in them that they are simply harmful to health. And even more do have pillows!! The fabric flooring (carpet glued to the floor) is everywhere and due to its age it has the odour of thousands dirty socks. The pillow also stinks, of dust, age and sweat, despite the pillowcase. The bathroom was so tiny that it was difficult to use a toilet or to wash a face and teeth. In the toilet there was damaged, wet, moldy pipes. EDIT: To my opinion in Google the host replied "you could open the window and not smell the carpet". Also, he accused me of occupying the wrong room - when the room number was told me by the owner's wife during a telephone conversation and the staff took me to the room. And finally, he veiledly wished me to contract food poisoning. Really. :D :D Check it on Google. That's below any standards. Little poor catholic. Pity and shame. I'm changing the rating from 2 to 1.
You've changed not only rating but you removed and changed wording in Google review. Wording which were abusive to our guest. I'm glad I do not share your standards, nor religion. 1. You made reservation on Booking.com in room number 8 for 1-2 people. You have no reason to ask for room number. You had confirmation from Booking. Additionally, I personally sent to your account on Booking.com (hope you cannot remove it) instructions how to check in, room number, code to main door and so on. We never made any deal of it all though we had problems with relocating the guests from Booking.com (family of 3) who had reservation made in room number 6, which required moving them to another house. Never word of apology from you. 2. Instead, in your original, long page review on google you went on about our guest's smelly feet. It ticks me off since most of our lovely guests coming from Booking.com not homeless. You are sending guests to see my comments on Google but you made changes to it - wording and made half shorter.
