Read more– opens a dialog boxEach review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

PhilippinesThe staff took too long to check us in. There was no one else checking in that time, but it took her 30 mins to validate the online booking. Her attention was scattered (eg answering the phone, talking to her friend, etc) and talks to a lot of people while I stood there waiting for her to get back to me just to ask me repeating questions.
The place was ok.

PhilippinesA little noisy since the rooms were made of wood or light materials. Footsteps from the 2nd floor or even in the hallway can be heard. Also, somebody opened our door which has been locked. Good thing is that the 2nd chainlock was hooked.
Location was good. Staffs were nice. There is a cozy coffee shop at the lobby which is open 24/7.

So clean, homey ambiance, accommodating staff, great cafe food. Location is convenient.

PhilippinesWhat I didn't like about is first their customer service. I called at night to ask if we can check-in early in the morning since we wanted to maximize our time and stay in baguio. This is our "extended" stay in baguio that is why we are in rush and I expect someone from the numbers they gave me to respond. Sadly, I only get response I think around 9 or 10am in the morning. But, this can be improved. I suggest providing customers a working contact number and make sure to add your staffs shift alongside with that. So, the customers will know which one to call when needed. Another thing that I do not like about this is their window. We cannot close it, we tried our best on closing it but we really cannot close it. That is why mosquitos are everywhere while we are sleeping. Lastly, their towels are dirty. I don't know if they check it before giving it to us. Luckily when I ask the staffs to give us another towel and a blanket, the towel is not dirty anymore.
What I like the most about this property is that it was very near to burnham park and other restaurants like Canto. I also like that they have a 24/7 coffee shop since me and my siblings got to bond together at night.

PhilippinesOne room out of the three we booked did not have a TV and the A/C was broken. Mind you, the room had a small window and it was hot inside so they needed the AC. Also no TV, but the listing says it has.
The location is so near Burnham Park. Definitely a good place if you just plan to walk to Session.

PhilippinesInstead of the original Queen sized bed in the photos, they swapped it out with two twins. One room out of the three we booked did not have a TV and the A/C was broken. Mind you, the room had a small window and it was hot inside so they needed the AC. If I would give an honest review, I would say that the only problem the inn had is their customers. As I have mentioned, they have a cafe that is operating 24 hours, which is great, however, the noise coming from their customers is uncontrollable. It was already two (2) in the morning and people outside our room were still playing sunka right outside our door. The place is a hotspot for students who leech off their free WIFI and I even saw a gamer-streamer. What really annoyed us is this customer that they had whose laugh carried throughout the first and second floor. We heard it in two (out of the three) rooms we booked. I tried messaging them on their FB and IG pages, calling their landline to make a complain but no one was answering and same goes for the mobile number posted on their website. So I had to personally get out of bed and went to their staff to ask them to tell their customers to keep it down. It started at 2 in the morning until 5 in the morning and we (4 of us) did not have a good sleep.
The great thing about this place is the location. It is, like I mentioned, so near to Burnham, you can walk from here to the park, to Harrison Road, Session Road, and SM. It’s also near a lot of restaurants like Canto, Chimichanga, and Spade. They have nice firm beds, a shower and water heater, and a room with a bathtub, which is one of the rooms we booked. The inn provided fresh blankets and pillows, clean sheets and the room has a TV and A/C. They did accommodate our request to change rooms since the one we like was not occupied and was lower in rate than what we originally booked

PhilippinesNo privacy for the guest, like most of the cafe customers is all over the place and everytime you will have to open the door there will be a cafe customer looking at us. They occupied both 1st and 2nd floor which was very uncomfortable and inconvenient: because my partner was sleeping in the morning, and there’s so much noise from the people outside our room talking loudly and giggling. At night, my partner couldn’t even work outside the room because the cafe customers occupied all spaces/tables and chair even the sofa.
We are expecting 2bed, and 1 futon but they only provided 1 queen bed with extra foam for the floor. We’re not informed until our day 3 of staying at the Inn. FYI we asked them out of curiosity because we paid the full amount but how come we only have 1 bed? The heater was not even working during first and second day. We demanded them to fix it because it’s too cold when taking the shower in the morning. They were able to fix it on day 3. Really ridiculous.

PhilippinesThe bathroom needs thorough cleaning. Water and acid marks are all over the faucets, the grout needs scrubbing and it would be nice if they provide a rug to step on in the bathroom. The key is also a bit twisted, they don't provide spare keys when our key got locked inside although they did say they're going to change the locks but it still good to have a spare.

PhilippinesThe hotel service left a lot to be desired. Checking in was especially inconvenient (though the hotel let us check out at a later hour to compensate). There was also a lot of noise, especially in the room downstairs, as there was some renovation being done.
The place itself is great. The heritage home turned into a boutique hotel is beautiful, rustic, and charming. The cafe/restaurant served great food. It is also conveniently located right in the heart of the city. Another bonus is the fact that it is pet friendly

PhilippinesThe noise from the coffee shop customers were too much even late at night, despite having a sign for the quiet time which were not enforced by the staff. The house is quite old and the bathroom facilities were not clean. What was annoying was the smell of the food from the cooking in the ground until the late hours.
