Broken draw in kitchen. Carpet was a little ripped under table. One of the elements on oven didn't work. Wardrobe in a room was broken. Couch wasn't in good condition either.

Loved the view. It was amazing. We liked the room too a part from the broken stuff but all in all, we would come back again. The staff lady was very nice too.

Very noisey with other guests making a lot of noise until after 2am, right next door to us. Staff not friendly, no interaction at all. Felt like we were not welcome. No replacement tea towel provided, no salt and pepper provided (a first for us - have stayed at hundreds of motels in NZ) no tissues either. Fridge froze everything despite turning it down and ruined some of our food. No SKY or access to any on demand channels.

There were some spiders inside because they leave the windows open to ventilate the room. They should put up mosquito netting. Everything else is fine.

Lovely setting by lake rotorua. Enjoyed a soak in the spa looking over to the lake. Staff very friendly and helpful.

Broken tired playground, trampoline and generally the grounds, gardens and pool area need a lot of TLC. Heaps of potential to be an amazing place, which I would encourage the owners to carry out. Staff were rather transactional - I would suggest a bit of effort to exchange some conversation.

Beautiful location and setting next to the lake with plenty of green space to go for a walk or kids to play. Clean rooms and good working kitchen easy to self cater. Stayed at lake end room with three young kids, enough space and was a good location. Given location, price, setting, and clean state of rooms and bedding I would be happy to stay again.

This place has unrealised potential. The location by the lake was lovely, the interior was clean but light bulbs needing replacing and light switches fixed. The lawns weren't mowed and there were weeds everywhere. So sad to see it so run down.

The facilities were very basic and outdated. The property has potential to be very lovely, but it looks like little work has been done to it in a long while. The bbq wasn’t cleaned, the sink wouldn’t drain properly, and the property looked old and tired. The staff weren’t particularly friendly but bluntly answered the questions I asked. Also, not the property’s fault but you do need to be prepared for the trout flies that come at night time. They managed to come into the bathroom even with all the windows shut. Overall it is fine, but there are probably better places to stay.

The location was great, easy driving distance to the city and right on the lakefront.

Lacking some essential items in one of our booked cabins. When we asked for the item we were told no but we argued for toaster and finally got a dirty one from a back room. Couldn’t not get tv to work in same cabin and also fan didn’t work in the other. Bed was not very comfy and the outside grounds could do with some upkeep. Just a little tired and run down looking.

The pool is nice but needs a regular clean. The playground needs a fix up also. The grounds have great potential.

I thought there was a dedicated laundry to the room, but it was shared. The condition of the laundry room was not good, and the washer was ancient and dirty. So we were not able to get caught up on our laundry. There was no cooktop, only an electric fry pan.
