New ZealandThe rooms did need Abit more upgrades repaint, curtains needed a good clean, replace the bathtub as stated that we were given one( not much of a tub so leave it out on the site.
The Receptionist Lady was lovely, quick run through of the entire place and room. Pool was nice spa was good too, overall good price for the service provided. Very helpful if needing extra things.

New ZealandStayed on the top floor Stairs need upgrading/ maintainence furniture - tired and needs repair, sofas and table chairs need tightening I was cautious sitting on them. Heaters - not used, but in need of update, rust at wheel bases and some with no wheels. Electric blanket on single beds didn’t work. Floor in bathroom in front of shower - water-damaged and soft flooring, I nearly twisted my ankle when my foot sank in the floor.
The room is well-equipped with all the essentials for a comfortable stay. Too cold for the pool - water looked clean Hot Spa - enjoyed this very much, clean. Beds/ rooms were all clean and well presented.

It's clean on the surface, but it's actually very dirty ❌️ The parking is far away from the room and it was difficult for an older and bigger person like me to get everything in my room ❌️ Everything is old and dated and can do with a bit of a spruce up ❌️ The sofa bed in the living room kept collapsing and the other chair is incredibly uncomfortable ❌️ There is no Sky TV channels at all ❌️ It's never quiet. Never. People partying, then later arguing. Kids running up and down in front of your window screaming, then later crying ❌️ No additional blankets or towels ❌️ Was only provided three teeny tiny pottles of milk for 3 days ❌️ I have to mention again that it's dirty
Some good points: ✔️ Prime location, near the Paihia seafront where all the action is ✔️ Little bit away from the strip, so less traffic ✔️ Friendly and responsive staff ✔️ Nice enclosed pool area ✔️ Warm spa ✔️ Lovely seaview from certain areas ✔️ Fairly well stocked kitchen in terms of cutlery and crockery ✔️ Well priced ✔️ Very good, free wifi ✔️ The most incredibly comfortable bed ever! I guess if you are going to pay less, you have to make certain accommodations and lower expectations. My stay was 50/50. Not incredibly great or incredibly bad. I don't think I'll be back though. The noise, dirt, and uncomfortable furniture are deal breakers for me.

New ZealandI was initially disappointed because I had specifically booked a room with 3 beds only to find out that one of those beds (the sofa bed in the lounge) had an additional charge attached to have made up. This felt misleading. The facilities were dated and there were a lot of marks on floors and walls. It didn't feel especially clean. The kitchen had no tea towels and very limited utensils. For the price I suppose it was good value for money but I did end up paying more to move my family into a bigger room with three actual beds for the second night. The rooms were cold with very basic heating (the heaters were pretty banged up column heaters with wheels falling off them)
The location and views were great. The kids loved the games room. There were DVDs and a DVD player to borrow free of charge which was great because there was no sky tv available. The host was helpful to a point. The price was cheap. I can appreciate that the owners have only recently taken over and so are only just getting used to running a motel. They would have inherited a lot of the problems and are doing their best to get things sorted.

Room was below cleanliness and had damaged item e.g sofa bed , hole in wall, food left in microwave from last guests, front door rattled when wind blew, cobwebs on walls in bathroom, toilet and bedroom ,oil fin heater was filled with dust and may have been a fire hazard

No spare towels given and rooms weren’t serviced as the information book stated . Advertised hot tub . One night was too full with other guests . Second night was emptied . 3rd night didn’t bother .

New ZealandRoom 2, the 2 sofa beds need replacing, we stayed here 2yrs ago and they were there then, very hard and uncomfortable, lumpy with springs coming through, better to sit on the floor, wouldn't recommend sleeping on them at all. Also new owners. Shower was very weak, poor pressure. Dining furniture was grubby and 1 small oil heater in lounge which didn't heat very well, although they had electric blankets on the beds it was still very cold when waking up. Also window latches in the room were broken, hard to shut causing cold air to come through. Spa pool had very dirty water in ut and smelt. Could also do with a carpet wash. Small improvements would make this room alot better.
