Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. The room itself was generously sized – there is a living room area and a bedroom. And the very nice owners deliver a delightful breakfast every morning! Perfect!

Beautiful, large room. Very clean and comfortable bed. Excellent, tasty breakfast sourced from local market and bakery, brought to your door every morning . Also fridge and tea making facilities outside bedroom. Lovely, friendly, helpful hosts. Excellent location. Walking distance to everywhere.

The history of the property was interesting and we appreciated the owners explaining about it. The location was close to everything and was perfect. We were warmly welcomed and all our questions and requests were answered promptly. The breakfast was really delicious, I very much appreciated the efforts of providing me with gluten free options.

The room beautifully decorated and furnished in a wonderful historic building. Fred gave us a brief history which was very interesting. The property is in a lovely street in the centre and was on the whole very quiet, considering this. The breakfast served in our room was plentiful, well presented and tasty. If the six cities and towns we visited whilst in Netherlands, Leiden was our favourite. It is beautiful.

The location of the property was absolutely perfect, very close to town centre but very quiet and comfortable. We were on the ground floor room and it was great since one of our party has some mobility issues. I feel like I could write a full page just on the breakfast that was provided each morning. For two of the mornings, we had an early start so Fred delivered bread and meat and cheeses that we could eat before we left. On the days we were fortunate enough to have some time, there was enough food to feed a family of five. We were able to make sandwiches for lunch. We were blessed with incredible weather and we were able to experience King’s Day in the town. If we got tired, we were able to easily walk back to the room and have a rest before continuing on our day. There are any number of fantastic restaurants within a few minutes walking. Fred and Marion were very gracious hosts and helped out with any issues we had at all. I would recommend this BnB and these hosts for anytime you are fortunate after to visit this beautiful small city.

CanadaI was travelling with my adult daughter who has symptomatic celiac disease and other food allergies and intolerances, so finding a place who would take great care with food preparation was crucial. Fred was amazing at sourcing and preparing an amazing safe breakfast each day. We are early to bed and early to rise people and this quiet street was perfect. We stayed in the newly finished suite that was large and comfortable with a beautiful mix of new and antique aesthetic and character. They have done an outstanding job on the design. We absolutely loved it!

GermanyIf I could, I would give more than 10 stars - this place is just a dream, setting new standards for B&Bs around the world! Extremely friendly and helpful hosts, super nice and clean flat with everything you need (including a modern and large bathroom, comfy bed, stable wifi) in a historic and lovingly renovated building, perfect location (right in the city center, numerous sights and restaurants nearby, yet quiet at night) and a breakfast so lovingly prepared that you'll wish you'd booked a longer stay! :) I can't recommend this B&B enough. Go there and enjoy!

We had a wonderful week at Het Waterhof. It has a lovely “home away from home” feel in a great, quiet location. Leiden is a beautiful city with many places to explore and it is easy to get around. There are many excellent restaurants very close by and the breakfasts are fabulous with yummy fresh treats from the nearby bakery and other delights offering many choices. Fred is a wonderful host who provides recommendations and interesting information about Leiden and the history of this unique property. Highly recommend to other travellers.

The decor is sensitive to the history of the building, with modern facilities. Exceptional breakfast! Perfect location that makes you feel apart of the fabric of life in Leiden.
