This is the second time we stayed at this property in two weeks! We came back as it was so nice! The whole place including accommodation is even nicer than the pictures show! It’s very quiet and tranquil. WiFi was good in the room and around the pool! We had consistent check up messages from the team each day which made us feel even more welcome. We stayed in the two bedroom penthouse which was big and very well equipped with home facilities and plenty of aircon! Local shops and places to eat were only a short 10-15min walk from the property. The construction work nearby did not disturb us at all throughout our stay. We will be back! Thank you

Dislike is a big world, but more towels and glass ware would be nice. Not for those who want to be in the buzz of the pueblo , but fantastic for a family.

The setting of the apartment, pool and its gardens were exceptional and very peaceful. We often had the pool and padel court to ourselves. The roof top plunge pool was a very pleasant surprise, in particular it’s view out over the jungle. It has a great location for Tulum and as a base for exploring the local areas beaches, cenotes and Mayan sites. A huge supermarket is only a 5 min drive and ia 15min walk into Tulum to enjoy the street food, bars and restaurants. The hosts were very attentive by WhatsApp.

Really good value for money. The accommodation is great. A bit of construction going on around the place but nothing that disturbed. Speedy WiFi. Felt Safe. Excellent with the plunge pool on the Roof Terrace.

Maybe the location was not the best if you don’t have a car. But the guards are very helpfull to call a taxi when needed.

Penthouse bedroom wifi does not work up there and bugs. :(but then again we are in the jungle… slept in the downstairs bedroom while my brother took the sofa. i recommend but just beware, for next time a plain 2 bedroom without the penthouse will do just fine

The washing machine is a two in one dryer but the dryer isn't the best, so we just eventually air dried our clothes. The pool in the upstairs room patio needs to be cleaned every other day with the net. So just ask the concierge and they will send the mateniance guy and he will clean it. The cabanas need to be cleaned daily. Some had bird poop and ants crawling on them if you go to the pool towards the evening like 5pm. In the morning they are cleaned. So just take pictures and send it to the concierge to have it cleaned. They don’t give small hand towels so you have to bring your own our purchase some at the grocery store. Wifi is not the best. My connection drops going from upstairs to downstairs. They have three connection choices, one works better than the others but it was still slow for me. Bedroom upstairs has a roof that is technically opening to outside. So i saw a lizard one night running across the top of the bedroom wall. There is a little hole for it to come in and out of. But i didn't see it any other night which was great and i was there for 7 nights They have smart TV but you have to log into your own accounts.

This place is absolutely beautiful on the inside. It has an elevator and a guard at the complex front entrance who you can ask to grab a taxi for you. It is located in a great space. The birds are beautiful. The pool is warm, the paddle courts are great, and the gym has a lot of equipment. Overall this place felt like home away from home and i was comfortable. The decor is exactly like the pictures. They give Tupperware dishes to store your meals, and great dishes to make food.

It needs a new bed due to it being very hard and squeaky mattress. TV needs more local mexican sport channels. Couldn't watch my soccer finals since it didn't have it.

Location is perfect, right bang in the middle between the beach and central, renting a car recommended though. Pools lovely and quiet. On a private complex with 24 hour security

There are still construction going on next door and right next to the swimming pool where workers tend to go about their day and occasionally stare when you’re resting/sun bathing poolside.

Spacious, fully equipped and tastefully decorated. Convenient parking. Security is tight. If you are looking to be detached from the hustle-bustle of nightlife, this is it. Lush greeneries all around.

The kitchen was well equipped, e.g., 2 coffee makers, a blender, and a washing machine. The only thing missing was a dishwasher.

Good layout, beautiful decoration, and spacious appartement with a large terrace with a dining table. Parking directly in front of the door in a gated community. Charming outdoor pool with covered sitting area, showers & restrooms, next to a gym and tennis courts. Staff was extremely helpful and kind.

It’s a bit out of the way so I recommend a hire car - they are really cheap compared to taxis.

We chose the three bed duplex for our stay in April 2025 and wow, it didn’t disappoint. I was sceptical it would actually be 2500 square foot (about twice the size of my London house!) but the measurements were correct. - it’s massive! My daughters both had a separate bathroom and a balcony each with their huge bedrooms. These were off the ample lounge/kitchen/utility and then it was upstairs past a third balcony to our ‘penthouse with balcony and rooftop pool, the photos don’t really do it justice. The unlimited filtered water tap was a bonus and there was all sorts of kitchen gadgets tho perhaps lacking a few bowls/knives. It’s in the middle of the jungle and all you can really see is trees. We loved the very large pool and well equipped Life Fitness equipped gym. Stephanie and the concierge team communicated brilliantly.

It was great! My only critique is that it would be nice if they had blackout curtains. They only had sheer curtains which let in a lot of light. Also, the upstairs bedroom had a very loud roof when it was windy

Be prepared for daytime noise from several buildings under construction. There is also a nearby resort that occasionally played very loud music in the evening. Two large beach towels are provided with the apartment but no tea towels, face cloths or hand towels. You might want to bring your own.

This is not a resort; it is an apartment in a gated community of condos. The apartment, building and grounds are safe, clean and beautifully maintained. The one bedroom apartment with balcony is comfortable and mostly well equipped, perfect for two people. The large communal pool and surrounding area provide a lovely spot to lounge and relax; we were frequently the only ones making use of it. Within walking distance (5-15 minutes) there are some good restaurants and excellent coffee shops. For groceries Fresh Market sells some basic supplies but for proper grocery shopping “Chedruai” mall has everything you could need. It is a 30 minute walk so be prepared to pay $250MXN for a taxi. (Be sure to negotiate the price before you get into the car). There are no Lumino staff on site but communicating with our concierge was simple and quick (thank-you Stephanie).

Noise around the pool: The construction around the pool as apartments are built. The leaf blower guy wandering around for hours blowing leaves around while you’re trying to relax. Around and around all day. Like a chainsaw and petrol fumes. Why? The music from the pool bar of the neighbours complex.

Well designed, luxury feel. This is a gated development with 2 apartment blocks built. It looks like about 20 will be built. As it’s only partially built we had sole use of the amazing pool and gym. The apartment was fantastic. Paddle courts and racquets a bonus. Good comms and nice staff.

The penthouse is a modern, spacious apartment , fully equipped kitchen, comfortable beds and 2 terraces and 2 bathrooms. Enjoying the morning coffee while watching and listening to tens of different bird species was our highlight 👍 A common swimming pool is a nice bonus.
