I like the back yard with amazing ocean view. The breakfast was plenty but missing some sort of bread/toast and fresh fruit. The host is super friendly and welcoming.

The walls are thin so we could hear the guest staying in the yellow room very clearly though they were talking in a normal voice. I did not realize when I booked that it was a shared bathroom in the hallway. We were a little disappointed at having to but luckily we were the only guests the 2nd night. The cold water wasn't running to the bathroom while there. Kathy had a handyman trying to fix it, but it made the showers scolding hot. We never got a nice shower but she was in the process of getting it fixed. The overhead fan only worked when the lights are month; a prior guest apparently broken the pull cord for the light switch. The fan needs to be replaced. Luckily it wasn't hot; we just sleeping to the white noise and wanted to drown out the voices In the room next door. The mattress on the bed is pretty old & lumpy. Mexico isn't really known for comfortable mattresses though, so my expectations were low. Kathy had a down feather topper on it which helped a bit. Also, we didn't know a small dog and 2 cats live there when booking (maybe I didn't read closely enough?). Luckily I love animals, so it did not bother me at all but I could see how future guests with allergies or aversions may want to know. They're mostly downstairs, not where the guests stay, and are very well behaved, sweet animals. Also would have been nice to have the exterior furniture hosed off/clean and more useable. The photo showed a hammock and I was looking forward laying in the hammock and reading, but it has been removed, and there were no exterior cushions to sit on outside and the hot tub overlooking the ocean was out of order. I feel like the backyard space is a major selling point of this house that was underutilized. Also be aware that there are LOTS of stairs. I do not advise guesting here who cannot utilize stairs easily, in many cases without a handrail.

The location within Rosarito is awesome! Just south of the downtown crazy party scene, north of Las Gaviotas, near Popotla Fishing village, K38 surf, & Puerto Nuevo lobster village. Las Rocas resort is very close. There's a convenience mart and Ollie's yummy pizzeria very close. The neighborhood is gated so I felt safe parking. The home is huge, an '80s mini mansion split level. Dual Masters that the hosts stay in, both up a separate staircase on the other wing of the house. Guests stay on the opposite side so you have lots of privacy. The peach room was spacious and decently comfortable. It's difficult to find a king bed in Mexico, most accommodations have Queens/doubles. Also enjoyed having partial views of the ocean from our room, the Peach room, which is superior to the yellow room as its bigger, on the end so only 1 shared wall, has the view, and a sink in the room. They're also was an electric fireplace which was great for ambience but we didn't need it for heat since it was warm enough out. I liked the balcony, to leave open at night and kind of hear the ocean, though it is shared with the yellow room. Breakfast was a bonus. Kathy made eggs & sausage one morning and oatmeal w/fruit and all the accoutrements the next morning, with hot coffee, OJ and yogurt available. We also really enjoyed drinking our coffee in the backyard overlooking the ocean & surf every morning. There's a trail next to the house leadimg down to the rocky beach that my partner surfed from. Kathy & Ellie were remarkable hosts. Friendly, super knowledgeable, and engaging, but also gave us privacy when we needed it.

Hot water was inconsistent. That is the big one. A bit far from central Rosareto and no Beach withing walking distance. I think the photos were bit misleading.

The restroom was a shared restroom. Thanfully nobody was staying in the room next store so we had the restroom all to ourselves. The water temperature in the shower kept switching from hot to cold. To cold from hot. Ended my shower with cold water.

Location was perfect. Felt safe as this is a gated community. Kathleen was a wonderful host. The room was clean. The view of the beach was amazing.

The Lighting around the residence can be improved. Evening arrivals, especially in the first night of one's stay, can be difficult.

I liked the remote location from the main road which promoted a quiet environment. The facilities were clean and well organized. The morning meals were prompt and always warm. The staff was available to make the stay friendly and to answer any lingering questions.

Breakfast was a microwaved tamale ugh! There are so many places to eat close by don't bother with breakfast. Road noise was loud, but everything is right off the main road. Not the value I expected.

Location was close to everything I wanted to see and do, nice view of the ocean.

Owner didn't know I had reservation, breakfast was not included as she stated it was served at 9am, 9.20am there was nothing I had to go out to find a place to eat. There is a dos and cat in the house I didn't see disclosed anywhere and I'm allergic. There was no water to drink or bottle water in the room

Room was dark, up steep stairway, no English TV, not comfortable. Spent all day outside.. Beach is down very steep rocky road, not accessible. Toilet was dirty, yard with weeds and cat poop. No privacy as owner sits in living rm all day which guest must go by to get outside. “restaurant” is small sandwich shop, no meals. Breakfast was not buffet as stated, overcooked frozen waffles. Room right off busy Highway…loud traffic during night and starting at 6 am! I left 2 days early and would not recommend.

The place really needs a deep clean. Cat.food and water bowl are on food prep surfaces, dog pooped on couch , wasn't clean at all for hours and the next day it was still visible where the dog pooped, it wasn't clean well.

The host got up every morning to cook for my wife and I made us feel right at home. The property had a nice breeze coming from the ocean made it feel really nice especially at night. My wife and I coming from Dallas Texas where it is real hot right now made it feel like fall.

Some of the other guests weren't as respectful with being quiet, and came back arguing and slamming things at night. No fault of Kathleen's or her house.

The home was very clean, secure with a coded gate, and peaceful. We had an amazing time on the patio on the beach, and the room was just as described. Kathleen had breakfast for us and the other guests right on time every morning, and was incredibly nice and helpful with advice and recommendations!

The shower was a little hit & miss with the hot water but not terrible

The best feature was the private beachfront. I loved being able to have my coffee overlooking the sea & cliffs. Kathy was so amazing & helpful. The breakfast was top tier! Close to everything & very secure.
