It lacked amenities (e.g. hair dryer). Breakfast was super basic, considering the price of the hotel.

the room was very spacious and in front of the sea. Very nice staff.

This hotel is ultra basic. The rooms have almost no furnishing; no TV, no art, no toiletries including hand soap, a single towel and a single roll of toilet paper. The doors do not have latches or dead bolts, nor are they numbered, so someone tried to get into our room one night thinking it was there. Also, a lot of the lights were constantly flickering so we had to leave them off.

Very good locations, friendly front desk staff, and rooms with air conditioning and balconies facing the sea.

No hot water, no door to the toilet so someone in bed can see you, no blackout shades, they don't take credit cards, no glasses in room, no ice provided got guests unless you buy a drink with ice. No water in room. An extended family manages this place.

Large and air conditioned rooms. Really good breakfast. And perfect location on beach.

Maybe bottle water in the room and very few staff could be better trained, but mostly nice!

The hotel is very well located also close to Playa del Amor; spacious, clean, ‘ocean view’, nice pool, food and beverages services, attentive staff.

Not having a fridge in the room was tough given how hot it was (drinks would be hot by the time we got them back to the room). The location means a 20 minute walk into town, but much closer to Playa del Amor… knowing what we know now we’d probably stay closer in

Gorgeous costal calm design with amazing view right on the water (loved falling asleep to the sound of crashing waves). Staff was friendly and relaxed, but always helpful if we needed anything!

I had the smallest room in the hotel (the rooms are not all made equal), so my experience may not be applicable to all rooms. But I found that the room was extremely basic and small considering the high price.

The location is perfect, the view is amazing. The architecture is beautiful, it has a nice pool. And the staff were very friendly. There seems to be an unspoken rule that this hotel is for posh, gay, male couples, so I didn't quite fit in lol. But I really enjoyed the vibe!

the restaurant wasn’t operating for most of our trip and there were no hours listed. also be advised that the hotel is about a 15 min walk from the downtown strip so if you need dinner you likely have to walk that long. the distance from downtown does ensure it is very quiet and peaceful.

the property itself is gorgeous and very well maintained, every little hallway and corner was beautiful to look at. our room was on the first floor and had a door that opened right onto the deck with a view of the ocean, so even just taking a rest felt luxurious. the people who run the hotel, Tino and Estrella, were so friendly and helpful, and the whole staff were exceptional.

The initial bank transfer to reserve the room was somewhat confusing and cumbersome. Also, there was no hot water, which wasn’t much of an issue as the warm weather made each shower quite inviting.

The hotel is directly on the beach. We fell asleep and woke to the sound of the ocean. The room was immaculate. The view from our first floor room looked out onto the deck and beach.

The property offered me an inclusive breakfast, however, on the final day I was simply told there was no breakfast that day. This didn't impact my enjoyment, but it was odd...

The property offered everything I wanted: ocean views, beach club (with elevated deck to avoid sitting in sand), beautiful pool, spacious room, and proximity to central Zipolite & Playa del Amor. Service was friendly and gracious. Room was very clean.

No amenities: no mini refrigerator no television, no glasses or hot water in bathroom, no morning coffee offered in room or common area, had to ask for housekeeping for one change of sheets in the seven nights we were there, sheets and towels were stiff needing a hot dryer, no handrails in stair wells. We were the only guests, hotel should have been closed, as it was under renovation for upcoming season

Location and view. Air conditioning in room was excellent, the saving grace of our seven night experience

This hotel does not have hot water. It's not that it wasn't working or wasn't very hot, it just didn't exist at all. A refrigerator would be nice. There is zero decoration or artwork in the rooms. No drinking cups are provided. It is really a bare bones type of accommodation. Be aware that there is no elevator. It's quite far from the part of town where most of the bars are restaurants are located.

The view from the room was great and the a/c worked well.

Would have been great to have had the patio bar open more frequently. Stronger coffee and being able to order food or snacks at lunchtime would be great as well.

Hotel is situated in the quieter end of Zipolite beach with a dedicated patio / sun tanning area. Our room on the second floor was large, clean, and comfortable (AC helped) and came with an inspiring view of the sea. Bed was large with crisp sheets. Shower, although with no hot water, was large with a constant supply of water (which can be a problem in Mexico). Breakfast was tasty. Hotel pool was a good size and most often empty. Staff at this family-run hotel were very friendly and helpful. Would definitely return to this hotel again.

The window did not lock, on the first floor, so we changed rooms. There was no air conditioning. The ceiling fan was so wobbly we were afraid it was going to fall off the ceiling…plus it was absolutely filthy with dirt and dust. There was only one outlet in the room, plus one in the bathroom. The toilet didn’t flush for the first day. There was no hot water, only cold…so cold showers we had to have.

The location, as it was on the beach. Also, the breakfast was good.

The hotel is nice looking with most rooms having a great view. Our room was small with no view with little storage. The bed nearest the window had ants. The bathroom is tiny and the ceiling fan made us a little nervous. The wifi was very weak in the room when the door was closed. This was not an inexpensive accommodation.

Location is very good. It is far enough from the loud music from orher places. The bed farthest from window was comfortable and although there is no a/c, it was not too hot at night with window open and fan on high. The white noise from ocean is pleasant for sleeping. The beach loungers are very comfortable.
