The owners are so so wonderful and accommodating. They have great recommendations and want you to have the best stay ever. The pool is clean and clear, the rooms have everything you need for a stay short or long. When we come back to Tulum, we know where we will be staying.

The room was enormous and very gorgeous, the breakfast good but best of all were the owners themselves. The owners were so so so sweet and they helped with literally everything you could think of! I’ll be back in Mexico in a bit and it would be an absolute pleasure to stay here again.

Absolutely nothing!

We absolutely loved our stay! The place was perfect in every way. It’s a family-run business and the hosts were simply amazing—so warm, welcoming, and incredibly responsive. They helped us immediately with anything we needed. The room was spacious, clean, and cleaned daily. We especially enjoyed the pool and the beautiful rooftop terrace—definitely a highlight! Breakfast each morning was delicious and the perfect way to start the day. Free drinking water is another big plus! We liked it so much that we extended our stay by two more nights. Highly recommended—would come back in a heartbeat!

Casa Kobaab is truly a hidden gem right in the middle of busy Tulum. Despite the central location, it feels like a peaceful little oasis. You can easily rent bikes or even a quad to explore the area, which is super convenient and fun! The rooms are beautifully decorated, spacious, and spotless. Every detail has been thoughtfully taken care of. The breakfast is absolutely delicious — a perfect way to start your day. What made our stay extra special were the owners, Ramón and Roxanne. They are the kindest, warmest people we’ve ever met, and they made us feel completely at home. We can’t recommend Casa Kobaab enough — it’s a place you’ll want to return to, just like we will!

The building is in the middle of the 'jungle ', so expect some animals to crawl around. There is no infrastructure yet - bad roads,no street lights.

It is a modern building, the room is like a nice hotel room. In a new developing area , many new buildings are around in different stages of construction. For us, it was a good location for staying for 1 night before flying from Cancún. But you need transportation if you are staying for longer. We had a good breakfast on the roof terrace.

The only real less than ideal point was the Wi-Fi. As you move through the building they use normal extenders which makes the experience a bit clunky as you need to change from one extender to the other. I’ve suggested they install a mesh network instead which would eliminate the problem and they were very receptive about the feedback and promised to look at improving it. I must stress this isn’t a make or break point. Just something small to improve.

It feels like a luxury boutique with a lot of privacy. The aesthetic of the place is lovely and Roxy and Ramon are incredible, very attentive, welcoming and make you feel like family. Roxy’s breakfast was great, freshly prepared with local, organic products. If you value quality over quantity (in terms of options) you will definitely be satisfied.

Both the hotel and the managers, are absolutely excellent! This place truly feels like an oasis of comfort and warm hospitality. The rooms are spacious, well-equipped, and spotlessly clean. The location is peaceful, yet just a 15-minute walk to the restaurant street - no need for a car or taxi. The beach is about 15 minutes away by bike (available for rent) or car, and the access road is relatively good by Tulum standards. But what really sets this hotel apart is the outstanding hospitality and helpfulness of the managers. They go above and beyond to make your stay enjoyable. It’s simply a fantastic place to be!

The room is wonderful furnished, bed is super comfortable , everything is nice and clean . The owners Roxy and Ramon are both great , every morning they’ve prepared a great breakfast with organic fresh fruit, eggs , vegetables, meat and an outstanding coffee.since the property is in a new neighborhood and the street in Tulum aren’t in a great shape, they provide mountain bike bicycles and they give us the best information for enjoy Tulum . We love staying there and I hope will be back .❤️

It was just amazing! Eco-design and minimalism, super stylish. Property was built recently - everything is nice and clean. Also the couple running this family business is very lovely and friendly people! They made us feel we arrived to our new Mexican family, not just to the hotel. We were very excited and happy to stay here for 5 nights. Also they upgraded our room for free due to last-moment cancellation.

The only thing i didnt like was how remote the property was as you feel like your in the middle of the jungle however this was a minute and irrelevant issue as the property host Roxana was lovely really genuine and informative and took me to the local groceries store complimentary which was very heartfelt however please dont let the remoteness of this property put you off because it would be at your loss not to experience this true gem in the jungle

A little salt water in the shower, and without a car, it's not convenient to get to the beach, but you can rent a bicycle here.

Very nice and responsive owners, the apartment looks cozy and stylish. You can cook in the apartment, and they also offer homemade fresh breakfast that I really like. There is an open small pool in the closed yard where you can rest.

The floors in the room were dusty. Unpleasant feeling when step on them barefoot.. They use strong chemicals to clean rooms. I opened the windows and kept them open for 6-7 hours and the smell was still inside the room. The towels are cheap quality, made from polyester… the breakfast was not served. Even the host saw me in the morning hanging on the top roof where the breakfast area is…

The room and bathroom were spacious. There is a refrigerator in the room. It is located in a quiet area.

The only thing about here the way to get there. The road very bad shape to use your car. It's really bumpy. You should be real carefull when you use your car about holes. Especially when rainy wheather its getting worse.

First of all Roxana best part our experience. She welcomed us like it is our home. Whenever we need something she helped us quickly as soon as possible. You can ask her about good food, beach or drinks ı you can count on her. Hotel has clean sheets, towel, bathroom and furniture. You can park your car and you don't need worry about it. They serve good breakfast also. Thanks for everything.
