GermanyStaff was very overworked and took very long to deliver breakfast. The pool is not really for use, it seemed more like an eyecatcher to us, as it hadn't been cleaned from insects. The spa and hamam are kind of expensive at ca. 40 dollars per person, little information was provided on this even after asking.
The terrace views are nice for breakfast or dinner, pick up from the airport worked well - I recommend pickup, since the Riad is not that easy to find and a bit tucked away from the main action. Communication beforehand worked well.

Good breakfast. Nice owners. Staff pleasant and largely prompt and attentive. Slightly faded glory of magnificent wealthy house. Views good, but impaired by construction below. Not too noisy in early Jan. Warm enough in winter. Lovely terrace. Likely lovely in spring and summer too.

United StatesThis was the biggest scam of a hotel I’ve ever stayed at. They are charging a rate akin to a 5 star hotel and cannot even provide basic amenities. It took 3 rooms to find one with an AC that worked, the WIFI barely functioned, and even after moving rooms 3 times there was no hot water. There are several cheap hotels around this one and for $50 a night I would’ve put up with the barely functioning necessities but at almost $200 a night this is completely unacceptable. Also they charge for bottled water in a country where the tap is undrinkable. How dare they at the rates they are charging per night. Finally, the staff was completely unwilling to help or create accommodations to remedy the situation and we were the only people in the hotel.

United StatesMain issue: You are ultimately paying for the location. This property is listed as a 5 star but the room we stayed in (The royal suit) was not kept up well. It lacked the attention to details and upkeep you would expect from a 5 star: Tile on floors lifted off when walking barefoot, bedside tables were cheap wood that were not solid at all and had dirty cloth coverings on them. Both TV remotes were damaged and we had no instructions on how to use them since they were on satellite. Bathroom in our room was on another floor which wasn't ideal but these are old homes. Shower was interesting but also not maintained as the holder was broken. Light fixture in the staircase to the bathroom was also had broken stain glass....but worked. Silly things like a loose door handle, etc. Minor staff issues - lack of information: how to get help with the luggage when arriving (we dragged our bags up numerous stairs cases), needed to ask for wifi info, breakfast time, etc. When we checked out, they were awesome to bring us breakfast early and assist with bags Overall I think this property could be much better and improved guest experiences but they need some room maintenance and pay attention to the details (possibly new furniture, extra cleaning, etc). I would rate the main guest areas a 5 star but rooms a 3 star. Again, you are paying for location.
Staff was friendly - Saad was amazing and very consciencsous about us as guest. The location and food were good as well. The first floor areas (reception, dining areas, pool, etc) were very well done and upkeep was good. Staff serviced us tea and cookies upon arrival. Room service for breakfast was overflowing with food.

GermanyThe hotel hosted a loud private party and told uns about it when we went to bed. The hotel manger lady told us the music would be turned of at 11:30pm which didn‘t happen. We couldn‘t get any rest or sleep and had to tell the hotel twice that the music and the Party guests were too loud after 12:00pm. They didn‘t care about the hotel guests at all and didn‘t even apologize. The room is not noise isolated, you here every spoken word in the big hall next to your room. For that price and the treatment absolutely unacceptable. I want my money back. The next day instead of apologizing the hotel manger treated us badly. The Hotel Manager Lady was very unrespectful and unfriendly- worst experience in a hotel ever - can‘t recommend it. Also can‘t recommend the Hotel Restaurant. There we were also treated badly, because only my husband wanted to eat and I wanted a drink only. They just put the food for my husband on the table and then ignored us for the rest of the evening. Not a nice treatment. It‘s better to get food in the medina, there everybody is very welcoming and friendly. I would have liked to give a better review on this riad, because I was really looking forward for this stay but we didn‘t have a great experience with this hotel.

The welcome we received by Khalil Benamour, the owner, was unparalleled and incredible. It is like going back to the days where personal service existed and you were not just a number. I highly recommend this hotel, if only for the warm welcome. Also the restaurant is a must.

Slovakiawell from the moment I stepped in I felt unwelcome and ignored.I had high expectations based on photos and reviews but I was very unpleasantly surprised. I triple checked if I booked suite and not some musty hole. the terrace is falling apart..The music and the singing was till 23.30-and followed talking till 1.30, understand that it is the way of life-but you pay to sleep and rest-I had nothing.we were given kitchen rolls as toilet paper! the area was also not nice, disturbing non-guides waiting literally behind the corner and believe me it was far from other tourists..
the architecture of Riad was beautiful.. but it’s falling apart..

Absolutely everything! This place is truly a gem! This is the best accommodation in all Morocco! The riad is so beautiful exactly what it looks like in the photos, very well decorated, the food and the views at the restaurant were a very pleasant surprise for us. We had the best breakfast here, and they offer food off the menu, and everything was delicious! The staff were also very accommodating all throughout our stay, they were warm and not cold like most of the others in other hotels. Thank you Riad Arabesque! 🥰
