United KingdomAmazing hotel, we really enjoyed our stay here! The staff were so accommodating and friendly, able to help organise all trips and make suggestions. The pool area was beautiful although we only used it one afternoon due to the inclement weather in Kandy. The dining and open reception area was very relaxing, quiet and nicely decorated. Breakfast was lovely, fruit, toast and eggs. We dined there in the evening a couple of times and the food again was very good (although you have to let them know what you want to order in the morning). Our bedrooms were great, very comfy beds with mosquitoes nets, and they were cleaned daily. The hotel is outside of Kandy but easy to find tuktuks to get you home and the hotel provide tuk tuks into town foc. All in all, we loved this place and would definitely recommend!!

The views are just stunning. Perched up high on the hill, you can see up and down the river, and at tree top height, you get to see the beautiful birds of SL. The hotel is immaculate and the staff achieve the relatively rare feat of being available and super helpful without being too present and obsequious. It was formerly a home, now run by the owner as a hotel and it really felt like we were staying at a friends house. The eternity pool is beautifully integrated into the aesthestics of the house. We ate twice in the hotel as the food was so good. They run a free tuk tuk to the centre of Kandy which is also useful.

AustraliaThe Villa was located in the hills just out of the centre of town, so it was out of the hustle and bustle. The restaurant viewed into the valley and was the perfect location to dine. With helpful staff and beautiful rooms it was a fabulous place to stay.

The hotel is amazing! Great location with beautiful view, nice and quiet at the same time close to the city center. The staff was very attentative and I had a great experience when the hotel manager arranged for a hike in the nearby hills with incredible scenery. He also took me to the local markets and helped me shop for local ingrediencies and ayurvedic medicine. The dinner at the hotel was really good, best curries I had in all my travels. I would highly recommend a stay in this unique hotel.

AustraliaThis isn’t a reflection on the quality of the property or the team — which were both excellent — but more a personal note for future travellers like me. I only realised shortly before arriving that the property is foreign-owned. I usually try to support locally owned accommodation to ensure tourism income stays within the community. That said, the villa is locally staffed, and the team were absolutely lovely and well looked after.
Villa Rosa is a beautiful property with stunning river views, tucked away from the chaos of downtown Kandy. The peaceful setting was exactly what I needed. The pool was the perfect temperature and a great spot to relax. Getting around was easy using Uber tuk-tuks. The staff were genuinely warm and helpful — always available, even though I visited during the low season. Breakfast and dinner at the property were excellent, with the Sri Lankan breakfast being a real highlight. It was a calm, comfortable base for my time in Kandy.

I travelled here with my elderly Mum. The staff were incredible and looked after us both so so well! The place is stunning and the pool such a beauty. We sat on our terrace and watched the wildlife for hours. Cannot fault this place.

United KingdomOnly down side was the cost which was quite a bit more than we paid on other locations…it’s a steep drive up but fine if with local driver. You can’t really walk anywhere from here, but you wouldn’t want to. Min 2 nights stay, and as far as aware no family rooms.
The location high up out of the hustle of the busy city, and the calming atmosphere was all part of the charm of this beautiful villa. The infinity pool was a draw for the children, although was cool & overcast our 2 days there mid April so I did not go in, and the monkeys they came to play around the waters edge added excitement to the trip. The food options were reasonably priced based on location and very tasty. The stall exceptionally warming. I really enjoyed the yoga studio below the pool open aired where I did my own practice. The villa also has a spa option with outside therapist which we did not try but looked beautiful. The owner German and he was extremely welcoming and helpful.

United KingdomWe would have appreciated information about the villa when we arrived . Only on the second day did we realise from the website that a tuk tuk was available to go into the city and that the villa also had a library and sitting area upstairs for guests .

Staff were wonderful, kind and professional and is made our stay memorable. Views from breakfast and dinner areas stunning. The hotel is about 10/15 mins tuk tuk ride from town but this wasn’t a problem for us as we only stayed two nights and after visiting the sights of Kandy we were happy to have dinner in the hotel. Food was made to order and was very good. All in all a very enjoyable stay.
