The cleaning product used before we arrived was a very strong smell and got into our clothes

The restaurant/dining area needed to be cleaned and prepared for breakfast, and some ventilation/aircon is needed. Other than that, I would happily stay here again and encourage other travellers to book this place.

The room was very spacious and clean with a small fridge as well as a kettle which was useful. The beds were the most comfortable we slept on throughout our months travel around Sri Lanka. The hotel is within walking distance to the main beach.

The entrance is not good. The rooms are big but the AC is not of adequate capacity. The room is provided with a seating space but without any AC or fan making it inconvenient to use for the desired purpose. There is no lift in the property, which is another inconvenience for the tourists. Maintenance of the rooms, toilets, restaurant is not up to the mark.

The property is centrally located, not far from the beach.

They could have mentioned there was a surcharge for using a credit card, also not sure the exchange rate was that favorable.

Just a little too close to the road but didn’t bother us

On the main strip and 3 minute walk to beach. Right beside the liquor store and right across from the grocery store. Was a very busy strew but rooms r sound proof.

Many negative things to say about this experience that I can‘t tell everything in a comment : - Dirty bedsheets arriving at the hotel first night - Dirt all over the place in the bedroom and bathroom with many insects - Horrible music every motioning and night from a street vendor EVERYDAY NO EXCEPTION - Warm water only when good weather - Broken Part of the shower - Bad experience of the laundry and 4 tshirts were fully irreversibly damaged and hotel did not take responsibility for this - No English skill from almost everybody in the hotel so impossible to communicate - Light entering the room window with no blinds so you can’t sleep

Sometimes you win, sometimes you lose and this was a draw for us. The actual room was a great size and a fab bed. However, and this is our fault a little as we booked here about 3 or 4 days before arrival after changing to save a few quid - the picture shows the accommodation as having an open space underneath, but another picture shows a shop, and this is what is there and it's an off licence. This off licence itself isn't an issue but they have a bloke wailing in a Bluetooth speaker for about 1.5 hours every night. The accommodation is only 10m from the busy road, and we mean busy, so that's our fault but be warned. All rooms are first floor and above - no lift. The balcony is 3m X 1m and is basically a small conservatory that's been added In front of the old folding doors. If you don't mind being enclosed then fine, but if you sit in it then you have to have the door of it open for air so you don't boil but then you have the road noise to deal with. If you like that sort of thing then you are in heaven. Getting the room to be cleaned was like pushing water uphill. The 3 young lads who are supposed to be staff were 'handbrake on a canoe' types. Lovely lads and I know we shouldn't expect everyone to speak English but this was difficult - we gave up. We had a leaking shower which we told them about on day one but they did nothing about so water was all in bathroom and of course you trapse it everywhere else. Bins weren't emptied, we had to take all rubbish down ourselves and ask for toilet roll and change of towels. Room size was fab, location is about 5 min walk to beach and 1 minute for supermarket and bank and fab bakery.

It was not clean, when we went to bed the sheets smelled dirty hair and sweat, a lot of stains on the sheets. They didnt change the sheets from the guests before. We called for new sheets and two boys arrived, one of them high as a building. We got one new Sheet, with stains…

Wifi didnt work to me , but it could have been some momentary outage , there were some small ants on the floor but didnt mind it and breakfast was good , but its not buffet , but its just a minor things and overall stay was fantastic !!

I stayed in many hotels across the Asia already and this was definitely one of the best I have ever been . The room is huge , incredibly clean and smells so nice , I was really amazed !! Its so close to the beach and all the restaurants etc. The owner/ manager is very nice and friendly and all the staff around too. I definitely reccommend this hotel , best value for money !!

1. The rooms could be cleaned everyday. Even we told them to clean the 2nd day but i guess they forgot 2. Language problem, the staff were not all very comfortable with English. But very courteous and nice at heart. Will love to visit again.

The property exceeded our expectations. From outside it looked like a regular hotel on main road. But the rooms were spacious, quiet and staff were courteous. The facilities and cleanliness exceeded our expectations. Superb location right next to Mirissa beach and opposite a nice cute bakery, supermarket and lovely cafes. Will remember this place as one of the best stays in srilanka.

The air conditioning didn't cool properly due to its placement. Also, I found stains on towels and pillow covers initially, but the staff quickly replaced them upon request.

The staff were incredibly friendly and made me feel so welcome. The breakfast was delicious with a great variety of options. One suggestion would be to add milk powder sachets to the tea and coffee amenities in the rooms. Overall experience was great.

Balcony was very very small....just fitting two chairs horizontally....can't even stretch your legs. Also the balcony had a glass covering and door!! So it's an entrance technically and not a balcony.

For the price paid, excellent room with sound proofing and good amenities. Perfect location if you want be right in the thick of the action of Mirissa beach. Friendly staff, and good food!

Extremely helpful staff and spacious rooms. Staff catered to our special food requirements and helped us all along. They also allowed us to stay an extra 2 hrs after checkout time when the kids wanted to rest after a hectic morning activity.
