Disappointed as the description on Booking. Com didn't really match reality. No kettle, hair dryer or microwave, etc in the room as in the listing. Communal kitchen is a better description. We had to ask for clean sheets and towels. It was adequate but not up to the expectation for the price we paid for nearly 2 weeks. WiFi wasn't any good at all. Better to buy a local sim

Host met meet me at night 5AM once I arrived from the airport. The room was clean, 5 mins to ocean. Host allowed to make a check out at 2AM next day with no additional charge. I recommend this place.

I’m really surprised that I did not like the place. I guess I was not expecting that there would not be anyone around in the evening/night time. I stayed for two days - and the internet only worked for two hours during that time. As a solo traveller, these two things made me feel, well not unsafe, but uncomfortable. Compared to the other hotels I stayed in while being in Sri Lanka, this was the most expensive one.

The building itself seemed nice, and the garden too. The breakfast was delicious.

Spotlessly clean and spacious rooms. Lovely quiet location. Great for bird watching in the day and fireflies at night but still only 5 minutes walk to the beach. Lovely, friendly staff who really do go out of their way to make your stay comfortable. Only cold water shower but it wasn’t an issue for us as it was a perfect cool down from the heat. Will definitely come back!

if you want to clean the room, you have to ask for it (to change towels and all this stuff). water in the bathroom didn’t go away itself, so in the morning it stank

Neil is really a great host. he helped with everything needed: transfer from the airport, SIM cards, laundry. we once ordered a local dinner with shrimps and fish, he and his wife made really tasty meal for us. highly recommended! the villa’s location is great too, it just takes 3 mins to walk to the ocean, and the beach is superb. the rooms are good too with very good bed and window view

Unfortunately we had no hot water during our 16 night stay despite notifying Neil of the problem. He advised that the water is heated by solar panel but the temperature outside was over 30 every day and still cold/tepid water. A boiler upgrade is definitely needed. We had no toilet roll when we arrived and when mentioned to Neil I was handed one. We ended up buying our own for the duration of the holiday. You have to request clean towels and bedding as they are only changed once a week if not. Once requested Neil kindly obliged so was not an issue if you made him aware. The rooms are swept a couple of times a week but the bathroom was not cleaned at all during our stay! WIFI is very intermittent and you could not rely on it. It only worked well if you were sitting in the dining area of the garden and next to the router. Neil had to keep resetting it. A few minor adjustments, i.e. addressing the hot water and WIFI issues, ensuring toilet rolls are available in the room, cleaning the rooms on a more frequent basis and changing towels and bedding regularly could make this one of the best Villas in Hikkaduwa as it has many positive aspects.

Great location very close to the beach, shops and restaurants in Hikkaduwa. The rooms and bathroom were large and airy with good air conditioning and fan. Comfortable beds. We had the whole top floor of the Villa which had fantastic views and space to sit on the terrace, Delicious breakfast always freshly cooked each morning with herbs picked from the garden. Beautiful garden. The host, Neil, collected us from the airport on time and his family were waiting to greet us with tea and cake when we arrived and beautiful flowers as a welcoming gift. Neil is very friendly and accommodating. He speaks very good English and is always on hand to help if you need assistance. Nothing is ever too much trouble and he assisted us with our scooters and Sir Lankan SIM cards when we encountered problems.

I don't recommend it to people who work while traveling. The internet was limited. We were in the middle of a zoom meeting and the data ran out. Then she said that the internet was only for WhatsApp and social media. We had to pay extra to have internet to work
