Excellent location, perfect view on the beach, terrace i great for evening. Good value for money. Two employees was very nice, and the boss was so kind to arrange transportation to train station.

everything was perfect.

The room was on the third floor and the view was perfect. The bathroom really clean and the minibar perfect. We stayed 3 nights and really enjoyed our stay. The beach was verry clean and at night perfect for walking and eating in different restaurants.

Not a problem, just something to note is that the plug sockets by the bed are the Sri Lankan type (three round holes), one ‘English style’ on the other side of the room.

A very nice little place run by super nice people. This is a no frills place but we were pleasantly surprised by the room and bathroom, and everything was very clean and tidy. The bed was comfortable and has a full mosquito net . The balcony looks out onto the beach and there are reserved sunbeds for the guests. There is a dive shop right next door if you want to go diving. Breakfast was included and was lovely. Excellent value for money.

The only minor drawback was the low water pressure in the shower, and we felt the room could use a bit more storage for clothes. However, these were small issues in an otherwise enjoyable stay, and we would definitely book again!

The hotel’s location was fantastic—right on the beach yet peacefully removed from the busy restaurant areas along the beach. A great bonus was having a dive center (sea Horse) next door. Breakfast was simple but satisfying, with a selection of fruit, toast, and eggs, all enjoyed with a beautiful beachfront view. The hotel’s free reserved sunbeds were a fantastic perk, allowing us to relax without the hassle of rushing to secure a spot.

The room was quite small.

This is a tiny hotel with just three rooms each with a balcony over the beach. The best views are the two higher rooms. The staff are really pleasant and welcoming. The breakfast is good, especially the bread. Plenty of eating options nearby on the beach.

Room needs updating. One wall needs painting where they've had a leak from toilet. As for noise from next door, if you keep the aircon on then it will ensure you sleep well.

Owners were very helpful, breakfast was great. Location was right on the beach.

Room could be renovated/modernised. The staff speaks poor English, sometimes it may be challenging to communicate without Sinhala knowledge. Blackouts may occur.

Wonderful seaview from the balcony. The property has reserved sunbeds for each guest. Fine Sri Lankan breakfast. Minibar in room (which is not typical for same category rooms.)

Loud music from nearby restaurants and discos can be an issue at night, especially during the weekend.

Bad WiFi. No free bottle of water in the room. They have a full mini bar with no prices advertised. Be warned, the sea is rough here in May, they should tell people on check in. I’m a strong swimmer but struggled to get out of the water when a large wave knocked me over. There was a really noisy bar next door played loud music late into the night

This place is all about the balcony and the views. The bed was ok, there was no tv as advertised, the WiFi was bad in the bedroom , with no WiFi on the balcony on the third floor. The sun beds were nice.

The only small negative was the unnecessary and mouldy shower curtain.

There are only 3 rooms in this small guesthouse right on busy Unawatuna beach. Each has a direct sea view and the balconies are great for watching all the activities in the sea and on the beach. Breakfast is generous with nice bread and a fruit cocktail as well as eggs. We asked for a kettle and a brand new one was provided. The staff were keen to please. There are 6 allocated sunbeds with umbrellas on the beach for Little Villa guests, which was much appreciated.

What we didn't enjoy was the nighttime noise from the beach clubs, particularly on weekends, lasting until 4-5 in the morning

The location is excellent, featuring a beautiful balcony with a sea view, conveniently situated near restaurants!

One night was very noisy with a beach party until past 3AM. (Weekend). We bought ear plugs and this helped when it was noisy on another evening. The loud music was not under the control of the owner and it kind of goes with the territory. The room was a little small but the bed was big and had mosquito nets. The room fan could do with an upgrade.

The location. Maybe the best view of all the places on the beach. Very convenient for walking out of your room and into the sea in your swimming gear. Great balcony. A/C worked well. The security was very good as the owner or a member of staff was always present and your keys are kept at reception when you go out.
