The rooms are beautiful and very clean, but the real highlight is the lovely host, who served an absolute feast for breakfast! Highly recommended!

Lovely stay! We loved how clean the place was, we were allowed to check in early too. Lisboa did our laundry for us the same which was great. She also made a fabulous traditional style Sri Lankan breakfast for us which set us up for the day! Would highly recommend staying here

We stayed here for one night in mid July. It is located perfectly to explore Kandy. Our room was large, immaculately clean and with very modern facilities including the ensuite. Pushpa and her daughter who looked after us were amazing hosts, they couldn't do more to make us comfortable. There is a modern communal kitchen, dining where we had a lovely breakfast. Would definitely recommend as a base for Kandy.

Anna and her Sri Lankan partner rent out a couple of large, fully ensuite rooms in their comfortable modern apartment overlooking the lake in Kandy. The welcome was lovely - coffee and biscuits - and the room clean, spacious and comfortable with a small balcony. They offered either Sri Lankan or English breakfast - I chose Sri Lankan, and it was the best I've ever had. Milk rice, roti, fruit, and a superb potato and coconut curry. I was checking out today, but left my bag (I had an evening train), and when I returned Anna insisted on making me another coffee.

The only downsides were the extra fee for paying by card and the fact that the hotel was a bit tricky to find, as Google Maps got it wrong. A helpful tip: it’s located in the building opposite the Swiss Hotel. Despite this minor inconvenience, I’d highly recommend this hotel for its comfort, hospitality, and beautiful setting!

I had a fantastic experience at this hotel, thanks to the exceptionally caring and welcoming staff. A highlight of my stay was getting the chance to meet one of the owners and have a great conversation—it truly made the experience feel more personal. The room was spotless, well-equipped, and had a really comfortable bed, ensuring a restful night. I also loved the balcony, which was a great spot to relax. The location was another plus—right next to the lake and just a pleasant 30-minute walk from the main sights.

It was a little difficult to find.

The property was in a great location. Walking distance to town. Room was very nice with a balcony with a view of hotels pool next door. Breakfast came with the room and was excellent. Staff was very attentive.

Anna Asia was the best stay we had in Sri Lanka. We received free pick up and drop off to Kandy railway Station, Breakfast and Laundry was also complimentary which we were very grateful for. Pushpa Anty cooks very well and made us very tasty breakfast and tea. She also did our laundry and had it all folded for us by the next afternoon. Kapila was our tuk-tuk driver. We also booked him to drive us to the major tourists sites. I do recommend that you do have an idea of the places you would like to go and Kapila will work with you. He also took us to local shops where we were able to buy specific things we were looking for. If you do plan on going to Sacred Tooth Temple which is very close by, I advise against going to the 6:30pm ceremony as it gets very crowded and you won't see anything. It is better to go very early in the day. Kandy Dance Show was great, so do let Kapila know and he will be able to get you tickets. If you are staying in Kandy, I highly recommend Anna Asia Villa. You won't find this level of quality and service at this price anywhere else.

Very well furnished and maintained appartment! Super location for visiting Kandy. Hosts made us feel very welcome, Pushba cooked an exceptional breakfast, we have travelled a lot around sri lanka and never had anything like this. Kapil helped with transport which was great. We liked everything, the bed was a little hard, but that is not uncommon during our travels.

We enjoyed our stay at Anna Asia Villa, but the most special part was Pushpa, she fed and fussed over us so much. The room was very clean, and the accommodation very good value, within easy walking distance to the city.

Breakfast was possibly the best in Sri Lanka. Certainly the best breakfast we have experienced with freshly cooked national dishes lots of choice and big on portions. We were full all day. The apartment was clinically clean. Hosts were very helpful in suggesting outings, our washing was done and we were offered lifts to and from the station.

A fabulous place to stay - very comfortable and welcoming. Everything is spotless and in mint condition. Pusba, the caretaker, is an absolute gem! The hotel has everything you could possibly need and beyond. We had a free pick-up and laundry service, and the driver helped us on the other days as well.

The location is great, easy walking to the Temple of the Tooth for instance but this does mean there is some traffic noise from the road. However, this does not detract from this classy apartment and the great hosts.

The place is incredibly stylish and immaculate. The rooms are spacious and all the facilities are very modern and in good working order. Pushpa and her daughter looked after us very well and made the most amazing Sri Lankan breakfasts, probably the best I have eaten. Kapila was also on hand to help us with travel, driving us out the Botanical gardens and helping us with our onward bus. Truly an amazing place.

Nothing it was amazing

We spent two nights here and had an amazing time in Kandy. The villa is very close to Kandy railway station although the villa arranged transport from Peradeniya. The villa comprises two apartments and a communal kitchen / lounge area with a view overlooking the lake. It is all modern and incredibly well kept and very clean due to Pushpa the housekeeper. Pushpa was really great and there was not enough she could do to make our stay very more welcoming or happy. The breakfasts were so wonderful with a choice of Sri Lanka or English breakfast, both with fresh fruit including the sweetest mango; too much food. We arrived with some washing and appreciated the very quick turnaround. The room was spacious and sparkling clean with aircon, plenty of storage space, and a balcony. An extension ensured there were plenty of power points and the shower area was large with the electric shower having three choices(rain shower, handheld, or foot). The double bed was spacious and very comfortable. Kapila was our driver with his own tuk tuk and picked us up from the railway station and took us on a day tour of the city to see the sites. We really appreciated his knowledge and ability to ensure we had maximum access for me as I have limited mobility. His advice was invaluable in securing tickets to the cultural dance show, seeing the Big Buddha, and gaining access to the Temple of the Sacred Tooth which would have been impossible for me otherwise. Of the four places we have stayed in Sri Lanka, this was the plushest and most welcoming. We have no hesitation recommend this hotel and providing a high rating as we would definitely come back if returning to Sri Lanka.

My stay at Anna Asia villa was absolutely lovely. It is centrally located - close to all major attractions in Kandy. The property itself is meticulously maintained. It is very spacious, sparkling, and designed very aesthetically. Fabulous breakfasts, and customized sightseeing add to the charm. The proprietor, the manager/ chef, and the driver/ guide are very ethical and decent folks. They have been a team for seventeen years and the place reflects their professionalism, integrity and care. Pushpa’s cooking, and attention to all aspects of my stay was superlative and Kapila was a great guide. Thank you all for making my Kandy visit so memorable. I look forward to future visits.
