Consider adjusting the description and price of the the far end sea view room. Although there is a view that room is far warmer than the other once.

Liked the service and location. Staff member on site was very friendly, accomodating and pleasant to deal with. Calm and quiet beautiful location with a nice bench outside to bask in the sea village feel, amongst the locals.

Hotel manager is a very good person. Prooerty neat & clean. In the kitchen purify drinking water is available. Just in front of sea beach. Value for money.

Window was opened when we arrived and room was already full of mosquitos. Should have had a net in the bet.

Good to spend 1 night. Easy to reach from Airport (25min by tuktuk). It is right in the beach and you can walk and see local fishers. Breakfast was great. .

I stayed at Anicia Beach House for both my arrival and departure, and it was the perfect choice due to its close proximity to the airport. The location makes it incredibly convenient for travelers. The host is very friendly and always available to answer any questions, which made my stay even more pleasant. The accommodation itself is basic but absolutely sufficient. Plus, it’s located right on the beach! If you walk further to the right, you’ll find a beautiful stretch of shoreline. For anyone looking for a budget-friendly and well-located stay for arrival or departure, I can definitely recommend Anicia Beach House. Great value for the price!

Would have been nice to have security and fly screens on the windows so they could be left open. Non working A/C.

The Manager Patham was fantastic, very obliging. The property was decent value for money, clean with all the basics..

For the price there's nothing to complain, a good start of the holiday.

Friendly service, you can ask the host anything and he will try to help you in any way he can! It's good for the price! Via the beach you can walk to the central beach. Remember it's almost exactly behind a big church which is a good landmark!

Some things should be renovated and better clean

Right on the beach, a small part of the beach , clean enough for Negombo between the fisherman's area. No crowds, no one disturbs you . At the night a lot of movements by locals . Stuff is great. Very kind and helpful!

If you pay this price and expecting Hilton or Marriot, something is wrong with you. This little hotel give you value for the money. Not a 5-star hotel.

Kitchen being locked at night and early in the morning was inconvenient. So to the Refrigerator being in the managers room and inaccessible if he wasn't there.

Great spot right in the beach. In the locals part of Negombo. First thing morning swim was amazing Great sunset view too.

Very simple but good for when arriving late at night. Check in at 4am was possible and you are getting a small breakfast as well!

The location was great. In the middle of all the local action. Friendly people that helped with all our questions :) Had fresh coconuts from the local who was cutting them down off the trees outside the property. Thank you for having us.
