Central location. Spacious bright room, private bathroom, swimming pool, charming internal patio. Friendly staff. As per accommodation advertisement, rooms don't have A/C (although they have ceiling fan) and can get pretty hot during day/night. Which anyways it wasn't a problem for me.

The rooms were extremely hot and the van didn't really help to cool it down. There were also tons of mosquitos and no net available

Even though I booked a very basic budget room and my expectations were not high. I think small things like a better fitting wet room door and a bedside table lamp would have been good. That said I would go back there in a heartbeat!!!

The location was ideal for me.Set just off a busy road there was no traffic noise at all. Easy walking distance from the market and Pub Street (which was an overrated experience) Staff were exceptionally pleasant and helpful!

I didn't know how to turn the hot water shower on so had to ask for help, but it was easy to do once the lady showed me. Power went out a couple times, but fixed quickly with no issues.

The staff were very friendly and accommodating, allowing me to check in early after I had a long flight from New Zealand. Awesome location - right in the heart of it all, but also the hotel is down a long driveway therefore away from the street noise. Some great cafe and restaurants on the same street, free wifi, air con in my room was very helpful after being in the heat all day. It is quite basic accommodation but thats all I needed, I definitely enjoyed my stay here.

Some rooms need maintenance and the staff is working on it. The bathroom is very basic but functional.

My room was just next to some workshop or construction site so I asked to change the room and they were very nice and gave me one on the other side of the building. The location is good and the swimming pool was very refreshing.

They only accept cash, the room was not very clean, and it lacked ventilation. It's a very good price-quality deal, but I believe it's mostly for families, not solo travelers.

Location is very good, close to everything. Common areas are nicely decorated. The environment would be nice for a family, as it also has a pool. Also, it's very cheap and you can get a private room! Good price-quality deal.

The bathrooms were cramped and rather dark, and noise from the courtyard does carry up to the rooms.

The staff were friendly and helpful and the facilities were good. The pool was nice, as was the common courtyard area. It was fairly quiet at night and the rooms were clean and comfortable. Smileys is located a short walk from the main part of town, with supermarket and restaurants very close by.

This is no fault of the owners, but just a tip when booking. I had made the mistake of booking a 'fan-only' room as I didn't always use the AC in other places on my travels. I didn't ask to change rooms as I was only there for two nights. Cambodia in January is too hot for a 'fan-only' and the temperature doesn't drop much at night so the heat in the room just keeps on building. There was a door that opened out onto the balcony, which is good for fresh air, but not really for cooling down the room.

The family who run the guesthouse were very welcoming and helpful. They were able to book transport for me to get to Phnom Penh as well. The room facilities were good, and it was comfortable aside from the temperature. The location of the property was excellent. Very central, and easy distance to a lot of popular places.
