Ulu hotel was in a very quiet and safe area. Our river view apartment was very big and comfortable.wachine machine worked fast so we could do laundry easily when we came back late at night. All staff were amazing and helpful with all our requests making our first visit in Tokio much easier. Hotel does all the process for luggage forwarding also.

The place was very clean and comfortable. The bathroom and kitchen were perfect for us.

The neighborhood was quiet and peaceful, but was a bit far from the city center.

If you have a big family - like 4 or more. this place is a good deal for you. as long as you know this is not a hotel. more like an airbnb apartment.

its lobby area is like a first floor of a tiny apartment building. I don't think this should be advertised as a hotel because there is no concierge. there is a desk and one person. they were all very kind and nice (5 stars for the people) but definitely not a hotel front desk. I felt deceived because I specifically searched for 4 star hotel at booking.com. Please know that this is not a hotel. it is more like 8-9 floors of airbnb apartments. there are two beds in living room. two beds in a bedroom. it is essentially one bedroom apartment. living room is really big and has a great view of the river. but the room is super tiny. there is a cleaning service every 3 days. Everything is clean. washer/dryer worked well. the kitchen was nice and equipped. Because it is not a hotel, there is no cafe or restaurant or breakfast options. there is nothing nearby except 7/11 a few blocks away. it is completely dark at night.

Staff was wonderful, and we really liked the free goodies available in the unit & in the lobby. They were super helpful before & after our stay - they received our luggage a day early and helped us store our bags after checkout. They also spoke good English, for certain international travelers who aren't fluent in Japanese.

Very minor detail, but the kitchen was not built for tall people. Anyone above 5'7" or so should be careful walking around the kitchen island and avoid hitting their head on the overhead fixtures & the low ceiling.

We had suite 5A it was riverside with several. Wndows and a balcony. The AC was fabulous as the city was extremely hot and humid the view was spectacular the apartment was very spacious, the washer dryer was very handy and easy to operate. The staff were very nice. I would not hesitate to recommend this property. On entering reception, it feels basic, but it is not. €9 equivalent for a taxi from Tokyo station. Snacks and sparkling wine provided on arrival. There is also a roof terrace on floor 9, but we didn't not have the opportunity to try it.

Nothing ... we loved everything.

Staff was incredibly nice and friendly. They even organized a party for the guests with free food and drinks to view the Sumida river fireworks from the rooftop patio, away from the crowd. That was a memorable evening.

Very nice location along the river, but it's a bit of a walk to the nearest subway station.

Wonderful, large footprint with excellent views, comfy beds and couches. All the facilities met or exceeded our expectations, including lovely touches like free French bubbles, fresh coffee beans, a grinder and a drip set-up. The beds were large and comfortable. The kitchen was fully functional with a large fridge and freezer. Washing machine (and dryer) comes with detergent. The staff were so friendly and attentive, without any formal stiffness of other hotels. Absolutely recommend to families; don't be put off by the location - it's a 5-minute walk to two well-connected stations. There's a lovely riverside walkway that you can access about 100m from the entrance and walk north or south on either side of the river - it's beautiful and very handy for seeing the city beside the Sumida river. We had a lovely experience! The location is excellent—set in a very picturesque area. Public transport is easily accessible, with several stops just a 10-minute walk away, making it convenient to explore the city. One of the highlights was the rooftop view. We were lucky to catch the Sumidagawa fireworks from up there, and the cozy atmosphere made it even more special. A perfect spot to unwind after a day of sightseeing.

We were very pleasantly surprised with the size and comfort of the apartment. It was very spacious, the separate room with twin beds was great to give our son some private space. The kitchen was well equipped and the living space was really comfortable. There is a roof terrace where other tennants were gathering so it was nice and social. The employees were so friendly and helpful.

I honestly don't have any complaints.

Beautiful River View Stay with Rooftop Charm and Wonderful Hospitality We had a fantastic stay at this lovely apartment in Tokyo! The highlight was definitely the stunning river view — it was so peaceful to wake up to and even more magical in the evening. The rooftop access was a wonderful bonus, perfect for relaxing after a day of exploring the city. The apartment was clean, well-equipped, and thoughtfully designed. The staff went above and beyond to make us feel welcome — they were incredibly helpful and always available for anything we needed. We also really appreciated the complimentary drinks and snacks on arrival, such a nice touch after a long journey. Overall, this place felt like a home away from home and made our Tokyo experience even more special. Highly recommended for anyone looking for a unique and comfortable stay with a personal touch.

The view of Tokyo from the River view room was amazing. The room was spacious. The rooftop patio was awesome. Snacks and drinks were a nice touch.

It is not super close to a train station.

The view from our riverside suite was stunning! And the staff were so kind. We really enjoyed our stay.

This property is a little bit of a walk to the bus or train station and there weren’t many food options right next to the building. However there was a 7Eleven just around the corner which was really convenient. We also liked that the area we stayed wasn’t very busy, it was calm and quiet which was great!
