    Everything was perfect!

    The staff were extremely friendly and helpful. The building is very beautiful and authentic, rooms are spacious and comfortable, and the air conditioning was excellent!! Common rooms (showers, toilets, kitchen etc.) were very clean and the atmosphere was relaxing and welcoming. Shops very close by, bus stops as well where you can get to any part of the city. We enjoyed our stay very much!

    Very welcoming and friendly staff, easy communication. House is an old traditional one, so steep steps (but they carried our luggage to our room for check in, much appreciated). Nice neighborhood close to Heian Jingu but a nice bit off the most tourist-crowded areas. We walked around everywhere with no fuss. Great list of suggestions on where to eat/drink, rely on that!

    Our bedroom and the bathrooms were very clean. Staff are really friendly and helpful. Also just a short walk to a few bus stops.

    A unique experience of staying in a 100 year old house. Our futons were very cozy and we had a great night sleep. Since we are both tall people (6ft) we did tend to bump our heads a lot around the doorways and alcoves, but that didn't diminish our experience.

    The important thing is that this is not a luxury hotel. Here you stay in a traditional Japanese style. And we were absolutely thrilled. The staff are exceptionally friendly, helpful and looked after us very well. The price/performance ratio is perfect. The cleanliness is of a very high standard.

    Nothing!

    A charming and well-maintained old guesthouse that was the perfect distance AWAY from the most popular tourist destinations (though you can easily reach them). I really appreciated that this felt like staying in an actual neighborhood of Kyoto. The staff were wonderful - allowing me to leave my bag before check-in so I could head out to explore the area, transferring my bag to my room (unexpected and very kind) and sure to let me know where to find all the heaters if I needed them (it was drafty and a little chilly in certain parts of the house outside my room understandably due to the guesthouse's age and the time of the year- January). Free tea and coffee available as well as a microwave and dishes if you wanted to eat and drink on a budget. Host spoke excellent English. Exactly the kind of experience I was hoping for when I booked - I would HAPPILY stay here again. As an FYI - this is an old house, so walls and floors are not particularly soundproof. Take care to be courteous to other guests, especially in the early morning and late evenings.

    We could only stay one night - wish we would have had more time to enjoy staying there :)

    The house is beautiful and the hosts are really welcoming. They take good care of everything and kitchen, bathroom etc. are cleaned regularly. Of course, this is an old house and cold in winter, but there are heaters and heating blankets everywhere to use. We enjoyed the area a lot - there's lot of less crowded, still interesting things closeby. Many temples, shrines, canals, quiet residential areas and lots of really good food places. Bus connections are also convenient to get to anywhere.

    The staff are so kind. This location is central to so many places in Kyoto, without being too touristy. Compared to other guesthouses, this place is inexpensive but still feel authentic and beautiful.

    Everything was wonderful.

    I loved every second of my stay in Tsukito. It's an incredibly beautiful old machiya (townhouse). The house exudes charm, history and Japan-ness. The front door is lovely and welcoming. The entrance room is large, bright and full of wonderful Japanese antiques. The owner is incredibly welcoming and friendly. She had even pre-warmed my room with two heaters! The interior of the house was typical of an old-style Kyoto machiya. My room was like a museum - packed with beautiful old furniture. It was so relaxing to be there - lots of subtle lighting too. The area is also great - walking distance to dozens of major sights, loads of convenient bus routes, and walking distance to Keihan line subway station. I absolutely must stay here again - for a much longer time.

    It's not that I didn't like it, but there are features that should be considered. It is an old house with creaky floors and barely adopted for receiving guests. The audibility is strong, and since the hostess is a creative and active nature, she has guests and they chat up late. It's fun and interesting, but if you're looking for a quiet getaway, take note!

    This is a real Japanese house in a very interesting area. Many temples and the Kyoto Martial Arts Center are within walking distance. Opposite, across the road there is the Tozando shop. There are many restaurants for different taste and value.
