Read more– opens a dialog boxEach review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

New ZealandThe only thing that was tricky was that our 16 year old was noted down as a baby. Strange as we always have the same settings on our Booking.com account. We were able to sort it all out and we’re happy to pay the difference but it was quite time consuming on our final night 1 of 2) at the house. The staff were wonderful though. Very helpful with organising a local restaurant on our first night and the traditional breakfast on our last morning.
It’s been a dream for many decades to stay in a traditional Japanese house. Denshin-An did not disappoint. The 100 year old details, the gardens, the rituals, we absolutely loved our stay here! Highly recommend the traditional breakfast.

AustraliaNothing - we loved everything.
Everything about the property has been so well considered by the welcoming hosts, making for a wonderful experience. The photos on Booking.com really don't do the property justice - it's just so stunning in real life. Every small detail, down to the lighting and ikebana, was exceptional. Cannot recommend highly enough!

Exceptional experience. Out of all the visits and experiences we had in Japan, this is definitely one of the most memorable - I doubt you can find a more beautiful, typical, traditional Japanese house, as well preserved and with such a garden. Our host Hiro-san was also really nice and always happy to help.

NetherlandsThis was UNBELIEVABLE!!! If you are staying in Kyoto absolutely try to carve out a couple of days (ideally a week) to stay at this beautiful 100+ years old property with a stunning garden - there will be no better way to feel the soul of Kyoto. Peaceful, quiet, extremely authentic - we enjoyed it very much and will be missing watching sunsets sitting on a doorstep with a bottle of plum wine. Many thanks to Yu-san for his hospitality, including greeting us with japanese sweets during check-in and serving us a small tea ceremony at check-out! We would love to be back!

SingaporeIts a beautiful villa with an amazing traditional Japanese garden. The villa means Communicate from the heart, and Yu-san exemplified that with his kind and generous ways, and attentiveness to our requests and ideas for us. We decided to stay in the 2nd day. It was such a pleasure to enjoy and appreciate the calmness and groundedness of the space. Thank you for the wonderful stay and the experience of this warm and very comfortable villa. You have everything in the villa. Well recommended!!

AustraliaThe pricing for a couple could have been lower. Felt it was a little expensive for 2 people :)
Denshin-An stay was one of our best experience in Japan. It felt disconnected from the world and live in a new cultural space, new aura. The villa had everything that you need. It was comfortable and serene. We also loved the locality. We tried finding vegetarian food and found a local old age community canteen. It was amazing! I would definitely recommend staying here!

AustraliaA little on the pricier side, but you do get what you pay for!
An amazing little hidden gem in the outer regions of Kyoto. Location was super nice and calm, very relaxed and local feeling area. Hosts were superb, will go out of his way to assist you with whatever you need and is always just a message away if you need anything, made us tea and took some photos of us. The property was amazing, very traditional, with all the essential commodities. Beds were super comfortable, garden was splendid, me and my mate spend a good 5 hours just sitting there have a chat. The bikes were a super nice touch, was really peaceful going for a ride around the neighborhood

FranceNothing ! Just wish I could have stayed more than 2 nights to fully explore the area.
The kind of place you do not want to tell others about, preserving it as your secret spot, a treasure in a beautiful unspoilt area of Kyoto, far from city noise. A house so beautiful and so perfect in every details you have to pinch yourself to really believe you have it all for yourself. Traditional yet modern, it combines the best of everything. And such a warm welcome, caring attention, from start to finish. This is a gem of a house, can’t wait to be back!
