Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

AustraliaNothing! I guess if you were wanting to spend your time in downtown Tokyo, it was a bit of a trip to get there but that wasn't the focus of our trip, so we didn't care.
Absolutely fantastic gem of a place. It's a great location. So quiet but not far from buses and trains and lots of food options. The park across the road has a great water play and a 20 minute walk away there is a great free zoo. It was so easy to get to Disney from there as well as other outings. The room was huge. I was expecting a regular sized hotel room but this had heaps of space, there was a couch, a dining table, decent kitchenette with full sized fridge, separate bathroom/laundry. It really felt like home. My kids are neuro divergent so I was worried that Tokyo would be overwhelming for them but having this safe haven to come back to really made our trip stress free. I can't recommend this place enough if you want a quiet place in a nice neighborhood.

Perfect stay for a big family - Great location, clean room, nice staff. Check-in & service Arrived ~13:00 (official check-in 15:00) after flights/train/car from Slovenia we were greeted with smiles, kind Japanese words, cold juice, water, and allowed into the room earlier than agreed. Reception triples as a small flower, gift shop and coffee. Staff remained friendly and quick to help. Room layout (very spacious) - Two extra-wide beds + plenty of floor space - Dining table & full kitchenette (utensils, coffee, water, modern appliances) - Large bath-/laundry block with separate toilet - In-room Wi-Fi router (strong signal), first-aid kit, emergency escape box - Beds - Clean linen, sturdy furniture, power & USB on both sides. Mattresses have liquid-proof covers; after one nighttime accident staff replaced everything. - Kitchen / Dining - Spotless, like-new equipment. We only needed groceries; everything else (pots, dishes, detergent, etc.) was supplied. - Bathroom - Fully waterproofed walls & floor, tub + shower wet zone. Built-in room-wide dryer dried towels & laundry in a few hours. - Toilet - Modern Japanese bidet seat, easy to use; located behind its own door for privacy, which was good for our big group of people. - Laundry corner - Washer-dryer, hangers, racks; extra detergent provided (we bought more). No issues across several loads. - House info - Welcome guide with rules and Wi-Fi on arrival. - Neighborhood - Quiet residential street, ~7 min walk to Kasai Station (direct access to central Tokyo). Small playground park opposite the hotel; a small area can be swarmed with mosquitoes after rain.

United StatesOur party stayed in three different units over the course of our time in Tokyo. Room 101 is lovely, though a screen on the window would be nice to let in fresh air and no bugs.
We love everything about the 7 Rooms. It seriously has ruined me for all hotels. So comfortable with the best staff. They really have thought of every little detail. The breakfast is delicious as well as beautiful!

United StatesNothing we really enjoyed our stay.
We loved our stay. The room was simply precious with the decor. I would consider this a bed in breakfast/hotel. It appeared to be family owned. The size of the room was comfortable for a family of 5. We reserved the room with all twin (6 beds total). The host were the kindest ladies ever and spoke great English. We had about a 7 min walk from the train station and you pass a 7 Eleven on the way to and from which was nice. The room was super clean and all amenities are provided to include robes. My niece absolutely loved the lotion, body oil, face cleaner, and hai products provided. She even took a picture to order some. The hotel provided water daily, replaced our towels and took out our trash when requested. They literally thought of everything you would need for your stay. The area is super safe and quiet. And the breakfast is an additional cost but 💯 worth it. Probably the best breakfast we had in Japan. And they will bring it to your room. We made our reservation at booking.com and it was an easy process to check in. The host provide very detailed guides in English on how to use everything and any and everything that is available for use during your stay. And you will love the smell of flowers daily. You will not regret staying here!

United StatesThere isn’t much to dislike. Read the house manual before you come so you aren’t surprised. Some of the cookware is worn but everything is sufficient. Booking said the room we had was big enough for six adults and it was, but we would have preferred more room so we booked a second unit for our return at the end of our trip. The family rooms are configured differently so you may not get exactly what’s pictured.
Beautiful, well-appointed, this small hotel in a residential area is a calm oasis in Tokyo. Amazing how quiet and peaceful it is! The laundry drying room is a trip, but it does take some time so plan accordingly.

United StatesAt first, I thought it might be too far away from downtown, but that turned out to not be an issue.
It was like our own little efficiency apartment. Very clean, in a quiet neighborhood, close to train station and buses. It was also great to have a good breakfast place right in the building.

United StatesThe person who responded to email questions was not very friendly or helpful. Perhaps it was their booking service and not the staff/owners who were very nice. I also didn't like their check-in system which was computer based and didn't work when the local person was standing right there and could have checked me in in a second. Also, the location is unusual, but ended up being nice. 15-20 minutes from central Tokyo, but it is in "suburban" area and 10-15 minute walk from station.
It was a charming quiet place next to a neighborhood park with charming staff. The room is generously sized and well designed with all amenities including washing machine (at least in family room).

United StatesNothing, it was great.
It was super clean and adorable! There were two twin beds pushed together which made for lots of sleeping space. The washer/dryer combo was great and worked fine. The kitchenette included a single burner, sink, fridge, and cookware.

CanadaMy favourite stay in japan (and probably anywhere I've ever stayed)! Rooms were very clean, beautiful decor, and had everything we needed. The hotel is located in a quiet residential neighbourhood and conveniently around the corner from 7-eleven and less than a 10min walk from the subway station. The hotel also has a lovely small cafe (great food and drinks) and flower shop on the main floor. They also offer umbrellas for rent/purchasing, which came in useful as it rained a few days of our stay. The host/staff were so kind and accommodating, and quick to respond to messages. Would definitely stay here again!
