    Guest house was modern, clean and high quality bathroom. Staff were amazing, Maria was so friendly and helpful with local knowledge and helped with anything we needed. Would definitely hope to return here. Location was also excellent.

    Had a great stay in this cool historic building! The room was super clean and the air conditioning worked perfectly – really needed that. Getting around Rome was super easy. Huge thanks to Maria – she was really friendly and welcoming. I'll definitely stay here again next time I'm in Rome!

    Fantastic location, really close to main attractions. Maria our host was so helpful and sent us lots of recommendations. Located on the 5th floor but there is an amazing old fashioned lift set in a fantastic old building and beautiful courtyard area.

    Our hostess, Maria, was lovely, gracious, and most helpful. The guest house was clean and comfortable, housed in a beautiful building from the 1700s. Highly recommended!

    It has everything you need for a city visit. Location is very convenient since you can go anywhere on foot. Bus stop right in front of the building if needed. The building itself is nice and has a very old and cute elevator. Located on the 5th floor, it makes for a quiet night. We could store our suitcase on the last day due to our late flight. Staff is friendly and responsive. Just what we needed.

    This was a secure, clean, comfortable guest house right in the historic centre of Rome, which makes walking to see the city easy. The soundproofing was excellent, you won't hear any street noise from your room. Bottles of cold water were provided in the room fridge, along with access to a kitchenette in the common area. The staff were kind, friendly and helpful, providing advice on location of nearby grocery shops, and transportation.

    I honestly don’t even know where to begin, this place exceeded every single expectation I had. From the moment I arrived, I felt welcomed, relaxed, and completely at home. The location is perfect convenient, beautiful, and peaceful. Whether you’re here to explore or just unwind, it offers the best of both worlds. The property itself? Absolutely stunning. Immaculately clean, beautifully decorated, and thoughtfully designed down to the tiniest detail. The amenities were top-notch, and everything worked perfectly—fast WiFi, hot water, AC, you name it. What truly made my stay unforgettable, though, was the hospitality. The hosts were some of the kindest, most helpful people I’ve ever met. Warm, responsive, and genuinely caring—they went above and beyond to ensure I had a perfect stay. It felt more like staying with friends than just booking a place. If you’re considering booking this place, don’t hesitate. I’ve stayed in many places through Booking.com, and this one ranks right at the top. I’m already planning my return trip!

    I love nearly everything about this place. Location is actually perfect. It's just south of the Pantheon and it's not too close, but not too far either. The air conditioning worked really well which was needed during our stay. The beds were incredibly comfortable.

    The water pressure was a little weak compared to the other places I stayed in Rome or Sorrento. There also isn't a keycard to unlock the door, you have to carry around keys, so that's something to keep in mind. However, there is a night app for the outside door and the door to the Guest House, which helped a lot.

    We loved the location! We go to Rome every year and every year we stay someplace new. This place was one of the best due to its location and tranquility. The staff was also very nice and the bed was comfortable. I liked having the common area with the coffee and fridge.

    The room is a little small for the amount of luggage we had. But it was still OK.

    Xenia Guest House was immaculate clean. Very central location 15 minute walk to most places. There’s a bus terminal and a tram right outside of the building. Maria was an excellent communicator, responding very quickly to every question. She booked my transportation to the hotel even with multiple delays. I can’t say enough great things about this property. The building is breathtakingly beautiful.

    Excellent location. Clean room. Adequate storage in the room and the bathroom. Friendly host.

    Room size - small for 2 people, especially if you stay a few days. If you want to sit down, there is only one chair and the bed. Water pressure is low.
